There were a couple plans for programming that lot, the one I think is most likely is two drive throughs on either N/S side. About the worst development option imaginable, but the ship sailed from 7th Ave decades ago.

The lot you mentioned in the assessor site is not fully taken up by Chick-Fil-A. It takes up about 2/3 of it with a still undeveloped pad on the southern portion. Since the lot on 7th is larger than this by 12k, there's definitely room for another pad. Instead of being drawn into an argument on this, I'll just pull a records request on the project. I'd rather get a realistic building with realistic rents that actually will go up instead of a silly pie in the sky. 425' is still ambitious for this site, especially given they have the whole 2.2 acres to go up that high.

The height you guys read were an estimate I came up with due to the proposed floor count from the records request I received. I based it off 39 floors (I think that is right without looking it up) with average floorplate spacing, lobby height, parapet, etc.. But it's not exact and could be a good deal shorter depending on the floorplate size. |
