Project will have a LEED Gold and WELL Certification. With LEED Gold, the Project will emphasize
the preservation of planetary resources, focusing on the connections to the urban location, energy
efficiency systems design, reduced water consumption and waste, and lower overall operating costs.
With the WELL Certification, the Project will reinforce the Luxury Hospitality Brand standards of
providing world-class services and amenities, all while providing an environment that enhances the
health, well-being and productivity of residents, guests and employees. The targeted opening date is
Q3 2025.

The developer is called Morris – Marriott Development. Could Austin finally see a true 5 star hotel under the Marriott brand, such as Ritz-Carlton or St. Regis?

^^^Is Tower II still 704'. In that first rendering, it sure looks taller than 704' - considering the building immediately adjacent (Tower I) is 594' tall.


EDIT: Maybe I aught to read the press release. It's 64-stories and (approximately) 802' tall!!! AND, SOM is designing it! Oh, it's planned to have a "signature roof-top restaurant."

That was an excellent find. So if I understand it correctly, Travis #1 may not be affected. But Travis #2 which has always been Phase #2 with a hotel, has morphed into a more significant project.

Yes. It seems that way. Plus, I don't think M2 Partners is apart of Tower I - are they?

Design is expected to be complete in April 2022 with a delivery date in 3Q2025.

One of the partners' name is Marriott (Angela). I'm mot sure if she's affiliated with the hotel chain.

Well that's another holy shit moment. Not only not dead, suddenly soon to be the third largest tower in the city. And with a luxury hotel component to boot. I don't have any special intel, but would totally believe a Ritz Carlton. Kind of stunning to think that Rainey will one day soon be the home of a five star . . . but knowing what else is going up in the neighborhood, it's like we're just starting to see Rainey of the future slowly being revealed, tower by tower.

I've been digging arund trying to find a rendering of the supertall so that we can superimpose the two . . . but nothing so far that has a similar view. One thing's for sure, there's no mistaking the fact that M2 is trying to build the slightly smaller sister of the Waller Creek tower.

EDIT: Skidmore Owings and Merrill does a lot of hospitality, but hard to tell if they skew towards any specific brand from their website. It's all mostly luxury, that's for sure.

These will look great next to the supertall, and help prevent 98 Red River from looking so lonely.

I thought this was a redesign of the 1000 footer but its a completely different tower Rainey is going to look insane. I'll miss the craftsman homes/bars but I'll get over it

They are not. Beginning to think this is a completely separate development. No mention of Tower #1 and nothing comes up for “The Travis M2 Partners”.

Yeah, I think the Travis Project will turn into just the original Phase I tower, and this will be a separate development. But they are both using the same address - 80 Red River - for now.

If this + 98 RR get built I think we jump up to being one of the most distinct, futuristic skylines in the United States. I can't think of another city in the US whose skyline would be as characterized by this many 21st century towers.

Both this and 98 RR will have that floating top segment effect too.
