It's ironic that a lof of people prefer it that way, with a lot of people complaining about the "new" Coney Island. But it couldn't just be left to rot away. The area holds too much significance to the city.

The former Child's Restaurant is not only a part of Coney Island history, it's also a city landmark. The once-grand building had its heyday back in the 1920s. It's been vacant for a long time but sources tell NY1 the city is in talks to turn the Spanish Colonial Revival structure into an entertainment complex. "I think it would be incredible if the Child's building was re-opened as an entertainment venue," says Coney Island historian and author Charles Denson. "It's one of the gems of Coney Island. The arches in front have the most beautiful terracotta. It's all nautical themed."

Sources say its centerpiece will be a new concert venue. Borough President Marty Markowitz has long dreamed of building an amphitheater to hold his annual outdoor summer concert series by the sea. Sources tell NY1 Markowitz has raised about $50 million for an enclosed concert facility but that money will now be used for this project. Sources say the lot west of the building will also be developed as part of the complex.

Rumors have also circulated that Markowitz wants to move the new amphitheater into the landmarked Childs Restaurant building on the Coney Island Boardwalk between W. 21st and W. 22nd streets.

The story is the same for long-timers like the disco-era El Dorado bumper cars and Totonno's pizza and little guys like the Lola Staar boutique on the boardwalk and the Coney Island History Project nestled under it.

In part, optimism for the coming season is also based simply on momentum. Since a contentious redevelopment in 2009, attendance at the amusement park has set new records each summer, peaking at more than 1 million visitors last year, a 50% increase over the 2011 season.

Unlike harder hit areas, much of the most critical infrastructure, most notably the boardwalk, emerged from the storm virtually unscathed. Ironically, it was the businesses closest to the ocean that fared the best. Following a storm in 1989, the Army Corps raised the beach by 10 feet. That protected businesses along the boardwalk from the surge that ravaged so many other coastal areas, including Sea Gate, the neighboring community to the west.

At Tom's Restaurant on the boardwalk, Jimmy Kokotas is eagerly awaiting his first summer there. So are many new shops and eateries drawn to Coney by the new Luna Park, which opened in May 2010. Meanwhile, an Applebee's and Johnny Rockets are on their way to Surf Avenue.

Tom's, which was virtually unscathed, became an impromptu headquarters throughout the recovery, hosting meetings for city officials and business leaders, National Guardsmen and volunteers. Even Mayor Michael Bloomberg came through three weeks after the storm.

City Hall, too, has been busy at Coney. One of the marquee features of a 2009 rezoning was Steeplechase Plaza, a grand new piazza at the foot of the old Parachute Jump that is slated to be home to a restored B&B Carousell, the last of Coney's vintage carousels. While the city's Economic Development Corp. had to extend working hours on the project to allow for clean-up and repairs to damaged equipment, the plaza will still open as planned on Memorial Day.

The Parks Department, meanwhile, has been scouring the boardwalk to secure any loose boards and benches and repairing damaged bathrooms. On the beach, the sand is piled in great mounds after workers spent weeks sifting it for debris. Just like the amusement rides, the beaches themselves will be cleaner than they probably have been in a century.

Yeah, they got a badly damaged during Hurricane Sandy. They washed away from the park. We all know that I saw the pictures. I wasn't aware of it. Hopefully, they will continued to recovery right after Hurricane Sandy.

One thing about Coney, the amusement area didn't get hit as hard as other areas, the boardwalk didn't get washed away, etc. There was a lot of damage done to other businesses due to the flooding, but the amusements got off very well compared to other areas, like the Rockaways and the Jersey shore.

"The energy is just incredible," said Diana Carlin, owner of the tiny Lola Star boutique next to Nathan's on the boardwalk. She said she was not expecting such a large turnout and had been selling out of much of her merchandise. Especially popular was Sandy-themed gear, including a red-and-white T-shirt that read "Keep Calm and Coney On," and a new design depicting a mermaid holding back a tidal wave from smashing into the rides.

Sharon Johns was wandering the famed boardwalk with her husband and son. A teacher from Little Rock, Ark. on spring break, Ms. Johns had come to New York to visit her husband, who works for FEMA. They had a lot of work to do, and they still have a lot of work to do, so I'm surprised they're open," Ms. Johns said of all the Coney operators. "It's definitely impressive. And the hot dogs are amazing."

The boardwalk was nearly full, not only with revelers but also the usual crowd of joggers and dog walkers and Russian immigrants wandering by from nearby Brighton Beach. Almost everyone had a small purple "W" Sharpied onto their hands, a sign they had taken their free ride on the Wonder Wheel. Many visitors carried with them palm fronds—having come straight from church.

Dead end on Coney plaza

Councilman Domenic Recchia Jr. (D-Brooklyn) says he convinced the city’s Department of Transportation last week to pull its project to replace the street with a plaza of tables, chairs and potted plants on the southern end of Stillwell Avenue shortly before it was to be presented to Community Board 13.

“Right now, spending [city funds] to fix Coney Island’s beaches, parks, playgrounds and school yards [following Hurricane Sandy] is much more important,” said Recchia, who contacted DOT after The Post first reported of the agency’s plan two weeks ago.

Although city officials say DOT is “evaluating” options to someday advance the project, sources said it wouldn’t be during the Bloomberg administration. Pedestrian-plaza-friendly Mayor Bloomberg is term-limited and leaving office at year’s end.

The proposed plaza — which would strip the neighborhood of 15 coveted metered parking spaces — would run for a block between the Boardwalk and Bowery. The dead-end street is currently flanked by the Scream Zone amusement park, go-kart tracks, a beach bar and a 110-foot-high Boardwalk Flyer thrill ride.

While some local leaders like Valerio Ferrari, president of Zamperla USA, which runs the adjacent amusements, support the plaza, others like CB13 Vice Chairman Stephen “Butch” Moran say it “stinks” because it would take up parking spaces and potentially back additional traffic onto Surf Avenue.

Round-the-clock construction of three new public restrooms and lifeguard stations near the Coney Island boardwalk are keeping local residents up all night. Neighbors charge that construction has been going on at all hours of the night for more than a - sometimes as late as 3am.

“It’s this constant banging deep into the ground. It’s like a boom sound,” said Marian Rosenfarb, 79, who lives a block away from the beach. “With this noise I don’t know if I’ll reach 80.” Rosenfarb says the vibrations from the construction causes her building to shake. the noise is impossible to drown out, she added. I put on the TV and the radio and I still hear it,” Rosenfarb said. “I try to sleep at night but I can’t. Who can sleep with this?”

Three new buildings are being constructed along the boardwalk, at West 2nd St, Brighton 2nd St. and New Brighton St. The modern modular structures - which are also being added in Queens and Staten Island - will replace old lifeguard stations and public bathrooms that were destroyed during Hurricane Sandy.

All three stations will be wheel chair accessible, designed with green features like solar power and skylights, and constructed above flood levels.

Pile driving into the sand is expected to last until next week and the new structures should be completed by the start of beach season. “Work is going on 24 hours a day in order to finish the project as quickly as possible,” said spokeswoman Meghan Lalor. “While we acknowledge that this may present an inconvenience, we ask for the community's patience while this important restoration work is being done.”

Pat Singer of the Brighton Beach Neighborhood Association said neighbors have been calling her office to complain about the noise. “They shouldn’t be doing that at 3 in the morning. That’s ridiculous,” said Singer. “I understand that they want to get the beach up and ready but people need to sleep. There should be a comprpomise.”

Next on the List for Coney Island: A New Theater

A deal has been reached to give the revived Coney Island amusement area a new 5,000-seat music hall and theater, partly on the vacant site of a well-known terra cotta landmark, Brooklyn officials said on Wednesday.

The borough’s president, Marty Markowitz, has long struggled to build a permanent amphitheater to house a summer concert series that he has sponsored since he became a state senator 35 years ago. The concerts — which have featured lineups including Aretha Franklin, the B-52’s and the Beach Boys — have been held at three different outdoor sites over the years, and sometimes rained out. Mr. Markowitz’s last proposal, for a $64 million theater with a retractable roof in Asser Levy Park, closer to Brighton Beach, ran into strong opposition from two synagogues and other roadblocks.

But on Thursday, in his final State of the Borough address, Mr. Markowitz will announce that borough and city officials and a private developer, iStar Financial, have agreed to build a year-round theater, top officials in the borough president’s office said.

If built, the theater would occupy part of a building on the Boardwalk that once housed a branch of the Childs Restaurant chain and is protected by city landmark designation. The theater would also occupy an adjoining lot that has been used as an unauthorized community garden. The concerts would be run by a nonprofit operator. The theater could be used for year-round events, including graduations. There are also discussions about designing the theater so that hundreds of additional people can watch from an adjacent lawn when the weather is warm and dry.

The developer is planning to revive the 90-year-old Childs building as a restaurant, retaining the palatial facade, which is famed for its terra cotta seashell ornamentation, wide-mouthed smiling fish and Neptunes. Part of the building’s western wall would be breached to create the backstage area for the theater.

The Brooklyn officials said it could be at least two years before the theater opens.

Zamperla has done an excellent job of bringing life back to Coney Island amusements. People forget that a few years ago, there were virtually no amusements left after the
closing of Astroland (Deno's Wonder Wheel park remained open). The city's plan to create "parkland" for a permanent outdoor amusement zone is a key to ensuring amusements
will remain open at Coney forever. Eventually it will all be consolidated into a single entity, but here's a look at the outdoor zones Zamperla will have activated this summer...

City extends Coney Island lease agreement

“[Zamperla USA] invested a lot of money after suffering damages from Sandy, so it’s fair to give them more time to recoup their money considering they hired so many people from the neighborhood,” said the area’s city councilman, Domenic Recchia Jr., today.

A City Council subcommittee today backed the plan, which was pitched by the city’s Economic Development Corp. The full council is expected to ratify the extension at a later date, sources said. The move will extend the 10-year lease given to Zamperla in 2010 through 2027.

The Italian-based company has opened Luna Park, Scream Zone and many other new attractions on the 6.2 acres of city-owned beachfront land since taking over.

Through the extension, the city will continue to collect $100,000 annually from Zamperla in base rent but will see an increase in its cut of the gross receipts over the added seven years, sources said. The city already collects several hundred thousand dollars annually in gross receipts through Zamperla.

I am glad to see a lease extension. Even though it is a privately run park it is very different because it is not Disney or Coca Cola or some other huge conglomerate pushing advertising in your face every few seconds.

The original Zamperla lease for 10 years was supposed to be replaced by another 30-year lease. I fully expect Zamperla to get that lease also. They are slowly but surely getting a firm hold on the outdoor amusement district. They took over the Cyclone, and will also run Steeplechase Plaza (including the parachute jump lighting) when it opens later this year. The City's plan is to eventually have the outdoor amusement area operating as a single entity.
