This is kinda cool. Can see what One Boreum on this parcel may lead to: Looks like 450-500 ft or so.

O... along with other DoBro developments. If its not apparent, DoBro has been smoking crack for the last couple of years, and a lot of work was done! Dobro is high 24/7.

It's a toss-up as to what was worse: Brooklyn Law, an incubator for personal injury and landlord-tenant scheisters, or that horrible building.

Avery Hall lands $165M construction loan for DoBro condo tower

The identity of the lender was not revealed, but it was described as a foreign pension fund. The floating-rate financing has a term of three years with two, one-year extension options.

A representative for Avery Hall did not immediately respond to a request for comment on the financing, which was arranged by Chris Peck at HFF. Peck declined to comment.

Avery Hall, founded by principals Brian Ezra and Avi Fisher, filed plans in May to construct a 21-story, 250-foot tower on a triangular plot of land along Boerum Place between Fulton and Livingston streets.

One Boerum Place Nears 21-Story Parapet In Downtown Brooklyn

Photos by architectural photographer Tectonic show the progress of the rising superstructure, which recently surpassed the final southern setback. A slight cantilevering section on the eastern profile can be spotted in the first photo. Topping out should likely occur within the next several weeks with less than five floors left to build.

The first portion of the curtain wall is being installed on the lower floors of the main western elevation and the backside facing east. Crews are using large cinder blocks to form the edges of each window frame. This area of the envelope has smaller and narrower windows than the rest of the exterior. There is also some scaffolding and draped plastic sheets hanging off the southern edge of the lower stories, most likely to protect construction crews working on the perimeter through the winter months.

One Boerum Place will yield nearly 22,000 square feet of ground-floor retail space and 183,000 square feet of residential area spread across 122 units. Homes will be available in one-, two-, and three-bedroom configurations. Amenities include a two-story fitness center, swimming pool, sauna, an entertainment lounge, a children’s playroom, a 24/7 doorman and concierge service, a parking garage, a storage room, and a landscaped rooftop deck with an outdoor kitchen and seating.

One Boerum Place is expected to be completed sometime within the first quarter of 2021.

This is a good location for families, as zoned to (arguably) the highest performing public elementary in Brooklyn. Also right by the fancy new Whittle School, and established private schools like Brooklyn Friends, St. Anns, Packer Collegiate, AltSchool.

I bet you the larger units sell well.

It's pretty jaw-dropping that there's a freaking SURFACE LOT in the absolute heart of Downtown Brooklyn (the one between Joralemon and Adams St.).

That's gotta be a city-owned lot, right?
