^Within 5 km there’s also St Paul’s, CMU, Assiniboine Forest (largest urban forest in Canada btw), Outlet Mall, and commercial strips on Corydon and Grant. Not quite walking distance but definitely within a 15 minute bike ride and the bike infrastructure is decent (especially for Winnipeg standards).

Not to mention that the Rose line will go through Grant and will have a guaranteed stop at CMU while providing 5 minute headways for frequent service. Once you get on Grant then there’s tons of amenities that one can access quite easily. Because the proposed Rose line reaches all the way to Transcona via Downtown one can commute pretty far to their workplace.

Not to detract from the conversation about NIMBYism but using the rose line to promote this area is like promoting Winnipeg as a place that will have a free flowing Perimeter Highway. We'll all be dead before that happens.

You’re probably right about the dedicated infrastructure, but the actual bus service being 5 minute headways during rush hour will happen by the end of the decade.

It's great to see that Fort Richmond is absolutely booming rn. This is an amazing infill location because it has every single amenity you could possibly need in the Fort Richmond Plaza and surrounding commercial strips. Not to mention it is across the street from the Blue Line.

I mean personally, I'd rather live next to a grocery store, gym, restaurants, etc. than in between a big manitoba housing complex and a gas station.

The residents are not using logic they have 160 parking lots for 158 units or approx 1 stall/unit. Just because they aren’t abiding by the heinous parking minimums of 1.5 stalls/unit doesn’t mean there is enough parking. That’s 1970s logic. Why is it so hard to understand that that people who don’t need parking simply will not even have a car. With the way gas prices are heading it’s not logical to think that car ownership rates will remain the same. Also, it’s quite a privileged pov considering adding more parking will increase the rent of these units and thereby worsen affordability for this specific project.

Simply put, what if the justification to even have 1 stall/unit when you can walk literally everywhere? Sobey’s is across the street, Gill’s Grocers is available for South Asians, and for kids Fort Richmond Collegiate, Acadia, Dalhousie, and Bairdmore are all within 10 minute walking distance from the site. Then there are 2 gyms, 4 banks, and atleast 50+ restaurants within the commercial strip. Btw all these strips have tons of parking. I’ve never once seen the Sobey’s parking lot full.

It’s our own residents that really set this city back years with their lack of critical thinking. I really hope council doesn’t give in (like they usually do) to these NIMBYs.

I am not forgetting that I just wish that empty lot could be developed as the one across the street by esso is also next door to 2 gas stations and a manitoba housing project but is now becoming a massive development

give it time. It's not like the moment a big development happens in one area, all the available lots around it will suddenly pop up multi-floor buildings as well. Basically any lot on Pembina is a good candidate for high density builds.

I think the sign on the site between Shell and MB Housing says for lease as well, so I can imagine most multi-family building developers want to own the lot rather than lease indefinitely.

That is a formidably-scaled project. Putting it on a side street is basically asking for a fight with the neighbours... I would imagine the developer is anticipating this and has prepared accordingly.

Yup. It will be interesting to see if the project is approved as is or if there will be some changes or not. Fort Richmond is such an interesting neighbourhood, you have all this density going in, mostly because of the U of M and the growth of Waverley West. But it is all happening right on top of suburbia at the edge of doughnut Winnipeg.

^Awesome news it’ll be a great addition to the area and is another example of the hidden density and middle housing already nearby. Being walking distance to the Superstore and commercial strip on Grant & Kenaston doesn’t hurt either.

^ it's probably for a geotechnical investigation.

Means that things are progressing - but doesn't mean it's a go.

Especially considering the developer.
