I wonder if their development at Van Buren/5th will be a catalyst for development up Grand? This could be the project we need to get that Western portion of Downtown/Grande moving.

But Toll Borthers claims both should be under construction next year and finsihed by 2020. so we'll see. |
On the topic of anticipated construction, I was snooping around and went to the CCBG architects website and found a rendering of McKinley Court (NE corner of 3rd Ave and McKinley), not sure if we've seen any yet. Website says construction anticipated before end of 2018. There are open permits for this site as well. Fingers crossed we see something soon!

^ Jeez, that price per acre sounds like a fire sale.
Midrise residential will be alright, altho nothing special. I thought that market was tapped out in any event. |

Are they tearing down the apartment building on 3rd Avenue? I thought this was only for the vacant land.
|
Yes, the existing McKinley Court is on its way out.

McKinley Court is 5 stories on the NEC of 3rd Ave and McKinley, demolishing the old apartment complex by the same name.
Aspirant is 17 stories on the NEC of 3rd Ave and Fillmore just includes the former ASU parking lot and neither of the apartment complexes to the north. |
Central Station
Unfortunately the message board favorite Davis proposal did not win the Central Station RFP. The City recommended awarding to "Electric Red Ventures, LLC, an Arizona limited liability company and wholly owned affiliate of Medistar Corporation."
https://www.phoenix.gov/financesite/...%20-%20CST.pdf Interested but apprehensive to see what they proposed. Medistar's website shows them mostly having done suburban-style medical offices. And I don't think they've done any work in Arizona. However, they do have a two-tower project under construction in the Houston Medical Center. Thread is here: http://forum.skyscraperpage.com/showthread.php?t=210663. If we got something like that it would be cool. |

What the heck is wrong with Phoenix? This really needs to be a signature development. Any of those renderings are just so-so. They would be OK for a 300' run of the mill development, but this RFP demands better than this. I bet we see another dismal proposal similar to SmithGroup's...just not oval shaped. I'll reserve my judgement further, but I'm not going to hold my breath on this one. Edit: I wonder if Davis went back to the table with their original proposal with just a few minor changes? It will be interesting to see what was proposed from all three developers. |
