Brandywine Realty Trust is proposing to build an office project at the northeast corner of Fourth and Colorado streets, a site that is now a parking lot across from Truluck’s restaurant. The project, at 405 Colorado Street, is expected to include structured parking as well as some retail space.

Executives with Brandywine, a national real estate investment trust, said the project is not on a site where height is limited to protect views of the state Capitol. Brandywine closed on the sale of the property in April.

Brandywine has not yet selected an architecture or engineering firm for the project, and there is no timetable as yet for breaking ground.

An office, parking and retail structure is in play at 405 Colorado St., just south of the Frank hot dog restaurant. The company has issued a request for proposals to engineering companies, according to sources. The site is one of the few remaining surface parking lots downtown.

Specific details — including height and design — of the project have not been determined, but the Pennsylvania-based company purchased the property April 9, according to spokesman Brian Dolezal.

who would even want to park on the 14th level of a garage? The amount of time going up the ramp would be ridiculous. This thing looks patently absurd, they need to push some of that parking underground.

14 floors of parking? How the hell does that even make sense? If the actual office tower facade extended all the way to the ground, then it would look okay at least.

It is just a butt ugly design. I doubt it will get built. The renderings are supposedly from the marketing realtor rather than the architecture firm involved. The design speaks to everything that is wrong with placing office park sized office buildings atop huge parking podiums in the heart of downtown. It is a trend that creates all kinds of problems with traffic and needs to be controlled through zoning changes. Unfortunately there is a belief that these buildings must have huge parking ratios in order to attract top tier tenants. I am not sure I believe that to be the case as Austin's downtown office market becomes more driven by non-traditional tenants. That area is already so congested with cars at rush hour. It seems like adding a zillion new parking spaces will just contribute to the traffic nightmare. At the very least they need to submerge half of that garage, but that would blow the budget. This is, after all, just a 200,000 square foot office building.

The renderings are from the developer's (Brandywine) and the architect's (Duda Paine) websites.

I guess I stand corrected with regards to the renders, although I can find nothing about this project on the current Duda Paine website. It is still showing on the link provided above, but that page is not available on their current Duda Paine web site. Maybe they are ashamed of the design? The renders do appear on the Brandywine project page. No matter. It is still horrific design, and I am sincerely hoping it won't get built.

Brandywine Realty Trust plans to build a 25-story office tower at West Fourth and Colorado streets in downtown Austin, a project that promises to once again change the city’s fast-evolving skyline.

The 210,000-square-foot tower, currently being called 405 Colorado, will stand about 366 feet tall. Duda|Paine Architects is designing the building, the same firm that designed the Frost Bank Tower.

The building will include 3,000 square feet of ground-floor retail space and 12 parking levels with about 530 spaces for tenant and public use.

The site plan was approved and released, including the elevations. The height is 355 feet 9 inches to the mechanical screen with 25 floors. The elevations are in file 043.

Or bi-molar. I'm not sure what nickname to give this one - the molar, the fish tank or the old school television set on a stand.

I'm most excited about the public observation deck it'll have, which will make it the first official one in Austin other than hotel ballrooms/hallways. That should be interesting.
