Hyde Park is getting the best architecture in the city right now. Hands down

Caissons completed and tower crane base in place for 1600 E. 53rd.

The Regenstein Library expansion—that glass dome—is jaw dropping.

The truth is, nothing noteworthy that’s not a highrise is being built in Chicago outside of Hyde Park

^Well that's totally false, just on the South Side alone theres the Chinatown Library, several JGMA designed institutional buildings, at least one or two Ronan Buildings, and a Studio Gang boathouse. And that's literally just rattling off what comes to the top of my mind for the side of the city with the least private construction going on...

I like Solstice for the most part, but I don't understand the praise it receives here. The east/west sides of the building are atrocious, and overall it's a pretty clunky design. It's a neat concept with mediocre execution

I'd agree, but at this point I'm withholding judgement since all the cladding isn't up. You can clearly see it on the front view where all those white bits are just building wrap, but there also seem to be huge stretches of rawness on the East and West facade. My problem is with the North facade, which is mostly bland nothingness.

This Solstice living room is drool worthy. Crazy to think how long this one was in the pipeline in one form or another, but thrilled it finally got through.

Went down to Jackson Park yesterday evening and while driving back, I noticed how big of an impact that the apartment tower on 53rd will have. The skyline for Hyde Park is starting to get some bulk to it

Both University of Chicago projects, the dorm complex and the tower are under construction.

I also can't believe these are rentals and not condos. Does unique design generally allow for higher rental prices or a premium in ownership pricing?

That's awesome, I lived in the Piccadilly for a year and it sucked that the ballroom was closed off.

I'm sure this has a lot to do with Hyde Park basically being a college town. I think there's a unique, reliable need for luxury rentals here.

I’m all for some more dorms on campus and some rentals along the main commercial corridor (53rd st). But otherwise I’d prefer to see the existing building stock fulfill peoples’ housing needs.

Hyde Park and Woodlawn have some of the most beautiful housing stock in the city, IMO.

Also, I don’t know what it is about Hyde Park but almost nothing from a multiunit standpoint ever goes on sale in this hood. Too bad, because I would love to own something here.

Definitely agree on the housing there. I think a lot of multiunit there gets snatched up by larger 'apartment rental companies'. At least that was the experience of a friend who got an offer on their historic 7 unit within a week of putting it up for sale.

But back to Solstice, I think the same forces that make new luxury rental towers possible in Champaign are the same forces behind Solstice's sails. (and the new apartments on 53rd for that matter)

53rd St. is great, but slightly too far from campus. I mean, the walk isn't objectively long by any standard - but it's always takes a little longer than you thought it would. To the point where it's annoying. And as a former lazy international student, that can make all the difference.
