The new rental buildings at the former Lafayette Theatre site has topped off. Most of the 115 units will be market rate but about 25 will be for low-income families. This section of 7th Avenue between 131st and 132nd Street faces some rather large public housing so has thus been slow to develop in the past. This section of Harlem used to be a major social hub during Renaissance years and was the place to be seen but that is not so much the case today. We would rather have had the iconic theater restored for a cultural center with historic merit but alas that is not the case. Check out our past post for a rendering of what the new building will look like when finished up next year:

Permits Issued for New Building Near The Bindery

The Department of Buildings issued new building permits for 47-28 11th Street, the parcel right next door to The Bindery condo development. (Shown above, the lot before the existing auto garage was demolished.) That means construction is coming soon! The coming development will have seven stories and 21 units. There will be a total of 18,791 square feet of residential space, and just 216 square feet of commercial space.

Seven-Story Building Rises on Pacific Street

Construction has been heating up along Pacific Street in Boerum and Cobble Hill recently, and the latest project is a seven-story apartment building in the works at 210 Pacific between Court Street and Boerum Place. The development will have 10 units spread across 21,274 square feet, according to new building permits approved in April.

Two stories have risen so far, but this schematic we found tacked to the fence doesn’t inspire much confidence in the design. SBLM Architects are designing the building.

NEED FEEDBACK: I've been thinking about doing a NYC Highrise Thread similar to this one and have had multiple requests for one as the current one is kinda outdated and no one really updates it besides me. Let me know if you think I should make one. I will adhere to the strict neatness standards and organization that I do with my Mid Rise-Low Rise thread.

Essentially, I would compile the current NYC Highrise thread (13 Stories or greater) and update it for the year 2014 --> X. Updating it daily. The current thread is mismanaged IMO and even the front page hasn't been updated since 2010? For the nations largest city which produces more high rises than every other city combined in the U.S., this is unacceptable. Let me know what you guys think.

Edit: I decided in the meantime to just stick to the current highrise thread. Too much work to make another one given the 100's of projects and counting.

A waterfront site at 96-98 Degraw Street has just sold for $2,100,000, according to TerraCRG, the agent on the deal. The property between Columbia and Van Brunt streets is 3,500 square feet, and the sale price works out to $326 per buildable square foot.

There are already plans for two three-story single-family homes clocking in at 3,000 square feet each, which were filed and disapproved in October 2012. “Townhouses in the neighborhood are in high demand, with sales in the area achieving well over $1,000 per square foot,” TerraCRG Senior Vice President Melissa DiBella said in a press release.

Municipal Lot 3 (Flushing, Queens) | 100 to 250 Units

Municipal Lot 3 (Flushing, Queens):

http://www.timesledger.com/assets/ph...robinson_i.jpg

Quote:

As developers put the finishing touches on Macedonia Plaza, the city Department of Housing has launched a process to build more affordable housing in downtown Flushing.

Housing has issued a request for proposals to developers interested in transforming Municipal Lot 3 into a complex that would include affordable apartments.

Department officials said they expect 100 to 250 units to be built on the property, which is adjacent to Flushing’s Long Island Rail Road station on 41st Avenue.

Developers’ proposals must have both mixed-income and affordable housing units in order to be considered, the RFP said. Proposals must also have more than 50 percent of units be two-bedroom apartments or at least 40 percent must be family-size units.

But there were no specifications as to how many units must be affordable.

Housing started the public process to redevelop the lot months ago with a series of community meetings.

The city expects the actual construction work will take 18 to 24 months to complete.

This project is a new building in the SoHo Cast Iron Historic District of
New York City. The challenge of this project is two-fold. First,
being one of the rare vacant lots in the district, this project’s site
also sits at the corner of the block. As a result, our proposed design
stems from a careful look at the historic precedent in the neighborhood
of buildings that occupy corner sites that would ultimately be approved
by the Landmarks Preservation Commission. Secondly, due to the city’s
local zoning laws, this building would require a special permit from
City Planning to allow the proposed residential use, even though the
neighborhood has seen heavy waves of gentrification over the last 25
years and residences are now commonplace along with many ultra-luxury.

urcell Architects recently has been concentrating on public housing revitalization design for the New York City Housing Authority.

The project involves 1940-1950 era public housing projects in Brooklyn NY. The buildings and sites were severely damaged by hurricane Sandy and were in need of immediate remediation as well as a long term strategy for future storm protection, general upgrades and revitalization.

Purcell Architects responsibility included extensive surveys and reports, documenting the damage and possible solutions for the future.

Long term issues include building envelope upgrade solutions in the form of cladding options for all the buildings, Entrance lobbies upgrades, reroofing, window replacement, ADA accessibility solutions and site lighting upgrades. Utilities upgrades included heating, cooling, domestic hot water, electrical power and communications solutions for the 21st century.

92-Unit Residence Will Include Our First Housing for Homeless Youth

Quote:

The West Bronx is teeming with affordable housing developments, and today’s is located in the Fordham section, between the Jerome Avenue elevated 4 train and the D on the Grand Concourse, just north of Burnside Avenue. On Monday, permits were filed for a 10-story, 92-unit building at 2065 Walton Avenue.

According to Jericho, 60 percent of the apartments will go to homeless veterans, with the remainder going to homeless youth between the ages of 18 and 25, with “a special focus on LGBT youth.” With 45,390 square feet of residential space, each apartment will average just under 500 square feet.
MHG Architects is the designer; the firm is headed by Michael Gelfand, and has built a number of affordable housing projects in New York. Jericho says they hope to have the project completed by early 2016.

YIMBY has the reveal for 515 West 29th Street (marketed as 515 High Line), which will become one of the High Line’s defining contemporary icons. Soo Chan of SCDA Architects has been tapped to design the 11-story building, and Joseph Beninati of the Bauhouse Group is developing.

The Commercial Observer reported that Bauhouse Group acquired the land for $24.4 million in September of 2013, and has purchased additional air rights this year, with the site’s potential now totaling 43,000 square feet. Financing was also secured in the form of a $35 million construction loan from Doral Bank.

In terms of design, 515 West 29th Street will offer a departure from the more classically-minded structures that have recently gone up along the High Line. While the base of the building will be quite simple, glass will extrude from the upper levels, resulting in a rippling, wave-like effect that will distinguish the project from its surroundings.

Per the developer, completion is expected in the fall of 2015.

The firm last appeared on this site with an eight-story project in the East Village, and today they’re linked to 502 Waverly Avenue in Clinton Hill. Permits for the condo building were filed today, and YIMBY came across the above drawing of the project on the developer’s website. While not quite a full-fledged rendering, it shows a clean, curving glass façade, broken up by white framing and gray spandrel.

The 49-unit building (or 55 units, according to the developer’s site) would rise 78 feet or seven stories, and contain 34 parking spaces and 7,128 square feet of commercial space, per the building permit. The total construction area of the project is 62,719 square feet, or 53,925 square feet on net. The architect of record is listed as New York City-based Gerner Kronick + Valcarcel, who also designed the Brooklyner, the borough’s tallest building, plus a few other rental buildings in Manhattan.

General Development - Pier 57 Redevelopment

Big changes loom for long-awaited Super Pier

Five years after developer Youngwoo won the right to redevelop the Hudson River Park's badly deteriorated Pier 57 at the foot of West 15th Street, a new partner looks likely to step aboard to help get the effort moving.

Quote:

Big changes are looming at Pier 57 on the Hudson River at the foot of West 15th Street. Five years after Youngwoo & Associates first won the right to develop a massive, mixed-use project known as Superpier in the heart of Hudson River Park, it looks like the company will bring in another firm to help bring the project to fruition, Crain's has learned.

RXR Realty is rumored to be interested in stepping aboard and is in negotiations to do so. The size of the stake it or others might ultimately take and level of control they might get in return for transforming the badly deteriorated 560,000 square-foot dock are unclear.

As part of the public-bidding process, Youngwoo also won the rights to a 49-year lease on the pier, and the firm is currently negotiating details of that lease with the Hudson River Park Trust, a government-created public benefit corporation that administers the park of which Pier 57 is a part, according to the agenda of the Trust's board of directors meeting that was held Tuesday evening.

AND

http://www.yimbynews.com/wp-content/...07southern.jpg

Quote:

The Prospect Avenue project is located in Belmont, just a block west of the Bronx Zoo. The seven-story building will, according to the permits, contain 41 units spread over 31,567 square feet of construction area, plus a 1,720-square-foot community facility.

The building on Southern Boulevard is located about a dozen blocks to the south, near the Cross-Bronx Expressway. The project will be slightly denser, with 20,056 square feet in total over eight stories and 27 apartments, plus a 475 square feet of community facility space.

Both projects will fit into their New Law tenement-scale neighborhoods, contributing to the rebuilding of the Bronx. Stagg’s projects tend to be plain red brick buildings with some masonry trim and below-window, through-wall air conditioning units, much like the other projects in the area.
