As seen in post #776, there's still a lot of low rises or 4-6 story range structures that need the wrecking ball. A lot of potential or parcels that are ripe for towers. (North of the pits)

AllianceBernstein eyeing The Spiral for Manhattan move

The company previously considered 2 Manhattan West, the RealDeal reported in May, where it could have anchored the next office tower. It also looked Downtown at Brookfield Place, sources said.

It is also keeping an eye on its current headquarters at 1345 Sixth Ave., where, according to CoStar, it leases 854,705 square feet that expires in 2024 but does not occupy all that space. Owner Fisher Bros. is also planning a revamping of this older building.

AllianceBernstein’s City requirement is for 200,000 to 250,000 square feet.

All the buildings are rolling out the red carpet for large tenants but still must cover their costs.

To date, Bjarke Ingels-designed 2.8 million-square-foot tower at 66 Hudson Blvd., known as The Spiral for its dramatic, swirling terraces, sits on the north side of West 34th Street. So far, Pfizer has signed for 800,000 square feet on the seventh through 21st floors of the 65-story tower, which will rise to 1,031 feet.

The Foster + Partners-designed 58-story 50 Hudson Yards is expected to be finished in 2022. This Related, Oxford Properties and Mitsui Fudosan-owned 2.9 million-square-foot tower sits directly across W. 34th Street with an entrance on W. 33rd.

One sticky issue is that a competitor, BlackRock, has already committed to 846,990 square feet on the lower block of floors, but one source dismissed that as a ‘non-issue.’ The 21st floor is a building Sky Lobby and amenity center that includes massage stations.

As of now, foundation work is expected to be finished in the coming weeks before the structure begins ascending vertically above street level. The Spiral will extend the skyline of the Hudson Yards district to the north, and form a new section of tall buildings against the rigid grid of Manhattan. Pfizer is currently the largest future tenant, having signed for 800,000 square feet of space. The project is expected to cost around $3.7 billion.

Completion of The Spiral is expected sometime in 2022.

In other cities, they pound 150 stakes into swamp sludge and attach skyscrapers to the top of these skinny poles. In New York we attach buildings to the rocky crust of the earth.

The Spiral may have gotten a crane up first, but as of now, 50 Hudson still has the early lead. It will be fun to see this "race" to the top. Wager amongst yourselves.

Its u/c. Both the Spiral and 50 Hudson in the aerials. Either that, or those yellow vest loiterers are getting paid union rates for standing in a pit when its -8 F outside.

CTBUH lists them both as u/c.
