As someone who has been involved in probably in the hundreds of permits take the valuations with a grain of salt. Permit costs rise along with construction costs. Many times the valuation is labor only or materials only, or some times it's a made up number. We do this to make the permit cost less.

I did a quick review of the permits just to get into how damn big this project is.

The mass grading and drainage permit was for 813 acres and 2,950,390 cubic yards of soil. If I'm reading this correctly that's about 9,800 of the largest rail cars if all of it was hauled off site, or around 100 full length trains at the least. According to the CES (commercial environmentally sensitive) permit, 449 trees will be taken to nurseries, 2,356 will remain on site, and 4,476 will be sent to the chipper.

This project is so complicated that it needs temporary works that need their own very expensive permitting. One of which I've found, a paint shed, is valued at $550,000. A stockpile permit is over $300,000, another $750,000. Imagine paying that much money to store just over 1% of total dirt moved on site in the latter case.

I'm reading random things come in at $40, $50 million easy.

A separate gas plant, for Linde Gas, a publicly traded company, is mentioned, I don't know how big the operation is going to be but I don't believe they've ever been reported as a supplier. The piping is estimated at $33 million alone.

The framing costs alone for FAB 1 are estimated at $113 million, the foundation costs $159 million--skyscrapers downtown don't get that much total cost, let alone for core and shell. A core and shell for the wastewater tunnel is $32 million. A truck building's foundation and an electrical building are both valued at $15 million. The water building's foundation is $62 million.

Hundreds of millions are in the permits alone to say nothing of what's left. It's just wild to get an insight of what's going on when all we see is just big cranes and a semi-built steel skeleton.

City North Multifamy

Finally some vertical development at City North! Noticed the work last week and now an article to talk about it and it includes a render which looks pretty nice.

Always appreciate the pictures. The Aspire area pictures look really nice to me. As those empty lots fill out that place is going to be very nice. Also even though Moon Tower is only a handful of floors, along with the container development, 3rd Street looks so much more dense. I’m holding off judgement of Derby until it’s done, but it looks extremely bland. Adeline street level looks really nice, still not sure how I feel about the facade of the tower.

ASU/Mayo Biotech Corridor

Currently dubbed Discovery Oasis, this biotechnology corridor has been a long time coming.

Adeline looks like a high-end big city building. I like it quite a bit.

Interesting - IIRC in an article talking about how we landed TSMC and the impacts of doing so - among the 140 Taiwanese companies looking at PHX/AZ for expansion were non-semiconductor businesses - notably biotech companies. Will be interesting to see just how quickly they move and who shows up. This is a massive win for the region if it takes off like they envision it.

Noticed the plaza around the former Chase Tower is fenced off. Did a little checking and there is an interior demo permit that was issued on 12/20 and a couple of facility permits issued today.

Not sure what's planned yet, but I will keep sleuthing around. May just be some remodeling for the lobby. :shrug:

I'm really interested in the process of demoing that interior. I'd imagine some remediation has to happen first and then a lot of very careful processes to remove the inside of the building.

There's an interior design company listed on one of those permits but they don't have much of an online presence so I couldn't really find much.

I had to do some business over at 3rd and Clarendon this morning and ended up taking some time to look around. They built quite the pavilion around Clarendon and 1st Avenue with these massive shade structures. Does anyone know if this is something more than just a corporate office smoking area?

And that apartment building at Central and IS is massive!

I think they are just updating the area to appeal to more retail now with apartments all opening up around the area.

I think its been slow as they haven't, as far as I know, attracted any new tenants into the office space.

^That's a great angle. There are 19 buildings in that shot taller than the ballpark. When I left in 2002, there were only 10. Not bad...

Looks like Google Maps 3d is back to the more up to date Satellite and 3d buildings.

Google earth still appears to be reverted.

EDIT: This must have JUST updated now earth is back up to date. And by up to date I mean about 9months old.

Also,

I noticed that the big empty lot with the Pie in the sky 4 building development at Indian School Park appears to have been recently cleared of most brush and plants.

Any idea if some portion of this plan is going to be built?
