Well damn I guess the future Goodwill at 3rd Ave and Van Buren is official. Would’ve been such a cool restaurant concept.

Goodwill is a scheister "non-profit". It also sucks they're going to take over what could be a cool space. It's going to look terrible compared to what it could be, and maybe still can be in a few years (hopefully the Goodwill isn't successful there).

Seems insane that goodwill would waste money on this when they could just fill any other random retail spot nearby.

Hey well at least it has the potential to become something better down the line.

Floor count and total height? Also, any mention of a grocer going in the retail space? At some point, it was rumored to be a Whole Foods but not sure if this was ever confirmed?

Whole Foods stores are typically 25k-50k sq ft. Unless it would be the only tenant, it seems unlikely. Trader Joe's or Aldi would fit better.

Phoenix looks to northern, southern outlying areas for future economic growth

It will be interesting to see if the Laveen area really gets to 100K jobs as they continue to push this Technology corridor along the 202.

Christine Mackay, the economic development director for the city of Phoenix, said at the Business Journal's Phoenix Growth Summit panel event on Aug. 17 that she has never seen economic activity levels in Phoenix reach its current frenetic pace. About 160 people attended the sold-out event, sponsored by Salt River Project.

"It's a crazy time to be in Phoenix," Mackay said. "Phoenix is the 'it girl' right now. We're going to grab as much as we can while we can. We're going to sleep later."

Since Taiwan Semiconductor Manufacturing Co. announced its plans to invest $40 billion for a huge computer chip production facility being built in north Phoenix, Mackay said about 40 semiconductor sector companies are either already on the ground in the Valley or are considering opening here to support the chipmaker and other companies wanting to be part of that momentum.

Before the Covid-19 pandemic, she said about 2% of the city's business pipeline was international — now it's 30%. And that pipeline includes companies from across the globe, not just Taiwan.

"This is about advanced manufacturing, this is about innovation, this is about game-changing technology that are happening all over Phoenix," Mackay said.

In the next decade, the city expects to see the Biscuit Flats area in north Phoenix, where TSMC is located, as well as the South Mountain corridor along the Loop 202, to explode with new jobs, companies and development.

In total, Mackay said the north Phoenix corridor is expected to see 80,000 jobs and the Loop 202 corridor in the Laveen village area to see about 100,000 jobs.

Downtown Phoenix recovering from pandemic
Downtown Phoenix is also hurtling back from the Covid-19 pandemic. Recent data shows that activity in the city's downtown area was 72% recovered since before the pandemic in the second quarter of this year.

While the office market has struggled since the pandemic, the growth of residential in downtown has helped offset the decrease in activity for restaurants and retailers. Some office buildings are also in the process of being converted into mixed-use projects, which will help lower downtown's 26% vacancy rate.

I travel out to Laveen on occasion and the amount of development that has occurred since the Loop 202 expansion opening is nothing short of amazing. One hundred thousand may sound a little optimistic, but it wouldn't surprise me to see something close to around 60,000 to 70,000.

Waiting for the day RezDevil's "Laveen Beach" becomes reality ;)

I kind of feel bad for the long time locals. They tried their hardest to keep the rural feel of the area with the horse properties and acer lot homes. As Phoenix began to incorporate the area the town pretty much lost. They once had a pipe dream of turning Dobbins road into a sort of walkable town center. I noticed a new branch of MidFirst bank coming soon in the ground floor of the Alta Lofts at Fillmore and Fourth Street. To my knowledge, this corner space has been vacant since the building was constructed over a decade ago. It looks big enough to be a full-fledged branch and not just a videoconferencing center like the Bank of America facility across the street at the Arizona Center. It's not as exciting as a new restaurant or bar, but it is productive use of ground floor space and eyes on the street, so I'll still consider it good news.

Good! with the amount of apartments built and on the way over the last couple of years hopefully some of this retail gets filled in with generic stuff to a degree. There are going to be enough people for it to have demand. Yoga studios, Coffee Shops, Corner stores, Urgent cares, small gyms, Mail Service stores and other misc shops and services.

TSMC Mixed Use Development

TSMC brings some mixed-use development to the North Gateway Village. Located on the SW corner of Dove Valley and the newly approved 29th Ave intersection - will go some luxury apartments + retail and restaurants. Looks like some great brands/food options to bring to the area.

Is Norterra/Desert Ridge the last parts of Phoenix that can support new homes and major development?

No - there is still land around Anthem - west of I-17 to Lake Pleasant/Peoria and north of Anthem along 17, this is in the Rio Vista Village. Plenty of area in North Gateway Village - out along Sonoran Desert Parkway to Tatum and north of Norterra. Granted some of that is preserve, but some of it is private land that is planned for single family homes as well. And a ton of state land north of Pinnacle Peak between Cave Creek and Scottsdale Rd up to Jomax/Dynamite.
