Is Laundered Money Fueling Miami's Condo Boom?
http://www.theatlanticcities.com/hou...ndo-boom/7747/

Quote:

Five years after the South Florida real estate market collapsed, Miami is once again going nuts for condos. Developers are putting up 35 buildings as you read this, and another 83 are waiting in the wings, according to a report in today's Wall Street Journal. The city also ranks third in the nation for permits issued for multi-family developments (New York and San Francisco rank first and second, respectively).

With its million-dollar starting prices and emphasis on pre-construction sales, this boom may feel like déjà vu, but today's Miami developers are demanding that buyers put down at least 50 percent before closing. That's a lot of up-front money, and the Journal says it's coming from "foreign investors who typically pay cash." The story doesn't tell us much more about exactly who all these foreign investors are, which is probably because one of the most persistent yet difficult-to-prove stories about Miami right now is that its condo-building renaissance is fueled by international criminals laundering money.

Miami-based Related Group, with its joint-venture partner GTIS Partners, closed on the $104-million purchase of a four-acre site that includes 444 Brickell Ave. and an office building behind it. .

Related last week unveiled plans for three tall towers, including residential, hotel, office, and retail space, at the prime location where Brickell Avenue meets the Miami River. Related’s chief operating officer Matt Allen said it will take years to develop the project, dubbed One Brickell, which will entail “well over $1 billion’’ in investment.

Complex to be built in phases with the tallest tower on Brickell Ave to come last (the existing office building fronting Brickell Ave has leases with 7-years left on them).

Excerpt from the following article:
http://www.miamitodaynews.com/2014/1...ckell-complex/

Quote:

Existing at the site is a 10-story office building and parking garage. The building’s ground level is home to Capital Grille.

The overall project is to include three new towers, offering hotel and residential units, a centrally located podium atop a new parking structure, about 25,000 square feet of retail uses, and 40,000 square feet of office floor space.

Bernardo Fort-Brescia, founding principal of the architectural firm Arquitectonica, went through a presentation of site plans and renderings for One Brickell.

The three-building complex will form a courtyard, and the towers will have ground floor retail. Restaurants are also planned, as are two swimming pools. Loading is to be in the lower level of the central area.

The tower closest to Brickell, to be constructed in the final phase, is to be home to a five-star hotel with about 250 rooms and apartments on the upper floors.

The hotel lobby will be on the ground floor to activate the street, said Mr. Fort-Brescia, and planned restaurants too.

In addition, the entire frontage along the river is to be lined with “significant restaurants,” he said. By opening up the property along the river, the developer anticipates plenty of activity – “biking, jogging, parents with strollers” – said Mr. Fort-Brescia.

Review board member Fidel Perez had high praise for the development.

“This is a great project for Miami… an icon for the mouth of the river,” said Mr. Perez.

Carlos Rosso also spoke on behalf of The Related Group.

One Brickell will be built in two phases, he said. The two towers furthest from Brickell Avenue will be constructed first and at the same time, beginning in 2015, he said.

Of the residential back towers, one will be condo and one rental, he said.

The third tower will come in phase two. There is no timeline, he said, saying it “depends on the market.” Offices in the existing 10-story building have seven-year leases.

The final tower will probably be the tallest on Brickell and serve as a signature piece on the river, said Mr. Rosso.

Plans for One Brickell are expected to be reviewed in January by the Miami River Commission.

One Brickell’s Riverwalk Update

One Brickell’s Riverwalk, Rental Units, Parking, Density Rights & Other Details
By TNM Staff on February 26, 2015

Arquitectonica has released updated renderings of tweaked plans for One Brickell, the three-tower megaproject planned at 444 Brickell Avenue.

Related Group and GTIS Partners bought the property in 2014 for $104 million, with plans to develop the project in phases.

The developer recently told the Miami River Commission that they would consider opening the river walk as part of the first phase of the project on a temporary, five-foot dock behind the property. A 2-story parking garage with no waterfront setback will remain on the site until the second phase of construction begins.

Eventually, a permanent riverwalk which meets minimum requirements will be built.

Related representatives also said that they will be purchasing 868,399 square feet of additional density rights, for which they are considering several options, including a $15 million public benefits contribution. They are also seeking a 30% reduction in parking requirements due to proximity to public transportation.

A Related rep told the commission that the second tower would be built as rentals – unusual for the developer. The remainder of the project consists of condos, hotel and office space.

Commission To Decide Next Week On Variances For One Brickell

Quote:

Related Group is asking city commissioners to approve several variances needed for the One Brickell project. A vote is scheduled for next week.

The project will eventually include 1,400 residential units, 249 hotel rooms, 24,462 square feet of commercial space, and 41,272 square feet of office space. Three towers will rise 75-stories (674 feet), 55-stories (481 feet), and 80-stories (859 feet) atop an eight story podium with 1,993 parking spaces.

The existing buildings on the site, including the one housing Capital Grille, will be demolished. However Capital Grille will be a tenant in the new project.

GTIS Partners owns a 72% stake in the project. Smaller stakes are controlled by Related Group and Related Companies, as well as the Dezer family.

The requested waivers include:

* A 30% reduction in required parking (proximity to metromover)

* Floorplates of Tower I and Tower II are proposed to be closer together than code allows (58 feet, requirement is 60)

* Floorplate length for Tower III is 10% longer than permitted

* Nine loading berths proposed, instead of ten required

The tower will also not meet the view corridor requirement under Miami 21. Due to the 385-foot length of frontage on the Miami river, Miami 21 requires a combined 96 feet of setback on the east (Brickell Avenue) and west sides of the property. Related is planning 30 feet on the west side, but will encroach 22 feet into the view corridor on Brickell Avenue. Miami’s planning department is still recommending approval, since the encroachment will only occur above the first level.

Related Group’s One Brickell project is now just about shovel-ready after the city’s Planning Department issued a final decision last month approving it, including several waivers from Miami 21 requirements.

Commissioners gave the green light after the developer agreed to certain conditions, including:

If One Brickell is built in phases, Related will repair and restore a 5-foot dock behind the property to serve as a temporary public riverwalk until Phase II commences construction (Related hasn’t committed to opening a temporary riverwalk before construction starts.) Eventually, there will be a full riverwalk connecting to the Miami Circle.

Impact fees and Public Benefits contributions for One Brickell will be used to construct transportation improvements that could improve traffic on the highly-congested Brickell Avenue drawbridge. That could include restoring a northbound lane that was recently removed, smart signage warning motorists of bridge openings and providing alternate routes, Southeast 10 Street cut through beneath Metro-Rail in order to access alternate routes, or other improvements.

As with all projects in Miami, a clearance letter from the FAA will be required prior to the issuance of a construction permit (the FAA is still reviewing the plans.)

Too Big And Intense: One Brickell May Need To Be Redesigned After Neighbor Complains

Quote:

One Brickell’s approval by the city’s Planning Department is being appealed by a neighbor.

A lawyer representing 500 Brickell’s condo association filed the appeal last month. In a letter, he wrote that that the project is “too big and intense” for the property on which it is proposed at 444 Brickell Avenue.

As part of the approval, the Planning Department granted a waiver that would permit two of the towers to be built closer together than it is permitted by the Miami 21 zoning code. That, along with two other waivers, is being challenged by the 500 Brickell association.

The city’s Planning, Zoning and Appeals Board is scheduled to review the appeal at a meeting later this week. If the board grants the appeal, developers Related Group and GTIS Partners could be forced to redesign the project.
Arquitectonica is the project architect. Related Group and Arquitectonica also were the developer and architect at 500 Brickell.

Related to pre-sell 3 Brickell towers as year begins

The Related Group aims to start pre-sales on One Brickell, its three-tower megaproject in the heart of Brickell, at the beginning of next year.

Despite a recent “notice of presumed hazard” sent to the development group by the Federal Aviation Administration regarding the project’s proposed heights, Related’s Condo Division President Carlos Rosso said the project is on track.

“Believe me, we are moving,” Mr. Rosso said.

The notice means the development at 444 Brickell Ave., which would reach 877 feet at its highest point, requires further study by the FAA to determine the potential impact it might have on flights coming in and out of Miami International Airport, according to the FAA.

Building heights should not exceed 467 feet above ground level at that location, the FAA concluded.

“A Notice of Proposed Hazard is not a final determination, it is an interim step after the initial study in which we notify the proponent that we have concerns with the proposed structures,” the FAA said.

The developer has 60 days from when the notice was issued, Aug. 11, to give an additional study the OK. A second study would then be completed within 120 days.

One Brickell’s 1,200 residential units will be completed in phases, Mr. Rosso said. The first phase will include the two back towers and will take about two years to be completed. Within a year after the completion of phase one, the next phase will commence, he said. The existing office building at the location that now houses Capital Grille won’t be demolished until the two back towers are completed, he said.

The highest tower, he said, will be about 80 stories.

A 250-room hotel that will be located in the first tower is in its final branding stages, Mr. Rosso said. There will be about 50,000 square feet of offices in the second tower and 30,000 square feet of restaurant space.

bobdreamz Sep 10, 2015 4:51 PM

^ Glad to see that the Related Group is moving forward with sales despite the devils at the FAA wanting to chop the heights of this project in half! Their is no logic to the FAA when they already approved the One Brickell Citi Centre tower @ 1,040 feet just 3 blocks away.

Two towers will break ground next year: A 75-story, 811-foot hotel and condo tower, along with a 57-story, 619-foot residential tower. Construction will take two years to complete, during which the Capital Grille restaurant currently on the site will remain open.

Following completion of the first two towers, the Capital Grille building will be demolished to make way for the third, 82-story, 859-foot tower.

An appeal of the project’s approval was filed by the 500 Brickell condo association, but Rosso said that Related is wrapping up an agreement with them.

The Coto family of Argentina just launched sales for the Aston Martin Residences, and Hollo’s Florida East Coast Realty, Corigin Real Estate Group and McCourt Global Properties announced Norman Foster would be designing their 660-unit high-rise last month. RELATED GROUP ‘WOULD LOVE TO DO A CESAR PELLI AND REM KOOLHAAS PROJECT’ IN BRICKELL

Quote:

Brickell waterfront property is being eyed by Related Group for a project designed by either Cesar Pelli or Rem Koolhaas, according to a new interview with a company vice president.

Jon Paul Perez, son of company founder Jorge Perez, told Mansion Global in an interview that waterfront areas in Brickell, Miami Beach, Sunny Isles, and Coconut Grove are those that can command the premiums necessary to develop a starchitect-designed project.

Perez said that the best bets for the developer would be waterfront properties and those in Miami’s urban core, catering to buyers who don’t want to commute. Land in both of those categories is scarce, he said.

The company is currently developing several apartment buildings in Wynwood, but hasn’t launched a new condo project in Miami’s urban core for years due to poor economic conditions in Latin America.

Related does own the waterfront One Brickell property at 444 Brickell property, where an Arquitectonica-designed project with three towers was proposed by the developer in 2014 but never built.

In an interview this week with SFBW Magazine, Related founder Jorge Perez said the first building at 444 Brickell would have 500 units and a combination of uses.

Related wants to help develop a densely populated urban core that has no need for cars in the future, Perez said. The future of cities is human-scale buildings near transit that are better for the environment, he added.

The 444 Brickell property is at a key location next to the Brickell Avenue Bridge, and the development will add a continuous riverwalk connecting under the bridge from the Icon Brickell complex towards Brickell City Centre.

In 2014, Related said they was considering building a Cesar Pelli-designed project at 444 Brickell, after purchasing the property a year in late 2013.

THE ONE IS COMING: RELATED GROUP SCHEDULES 444 BRICKELL GROUNDBREAKING FOR 1Q 2021 (A RIVERWALK IS COMING TOO)

Related Group is moving forward with development of the 444 Brickell project.

The developer will break ground on the first of three tower planned for the site in the first of quarter of 2021, they told the Herald.

Construction will take 30 months to complete. City records show the developer has filed for total demolition of a four story office building on the site.

The first tower will have 40 to 45 stories with 500 rental apartments.

The project was named One Brickell in 2015.

The developer filed plans to build three towers at heights of 57 stories, 77 stories, and 82 stories, so the new tower will be shorter than originally planned. The completed three phases were proposed to include 1,400 residential units, 249 hotel units, 41,272 square feet office space, and 24,263 square feet retail space.

One big benefit of Related finally beginning work: the riverwalk would finally connect behind 444 Brickell to the one behind Icon Brickell and the Miami Circle, offering a continuous path along the river.

One of the approval conditions for 444 Brickell imposed by the city in 2015 was that Related would build a temporary baywalk on wooden docks behind the site during phase one, even if the second phase has not yet started. Later, they will build a full riverwalk behind the second phase.

I was hoping they’d lead with the tallest tower first. But at least a prominent vacant tract is being redeveloped.

Does anybody know the height of the first tower at 45 floors so I could update title?

Given the reduction in floors. 57 to 45.
