MELBOURNE | Swanston Central | 237 M / 777 FT | 72 FLOORS

We've known (on OzScrapers!) about big plans for the CUB Site at the top end of Swanston St for about a year now, but just today it was announced that Tower 4 will be 302M AHD or 281M to roof plus architectural features. Likely to be mixed use: Floorplates to Level 50 are over 2000sqm, and from there to 66 are 1250sqm. At least 130,000sqm in the whole building which would be one of the country's biggest.

No detailed renders as yet, but we do have this block diagram to illustrate it's mass.

This was a part of the master plan render & the heights on it are now out of date in light of today's info.

A bit about the site:

Carlton & United Breweries closed down the operations on the site in the late 80s/early 90s and it's been derelict ever since. Adjacent RMIT University has owned it for over a decade and sold it to Grocon (Eureka, Rialto, 120 Collins, 101 Collins) 2 years ago. They held an archi competition and have split the site up (see map above).

Also from the master plan, a Grand Arch-like (La Defense) building which is supposed to be the other bookend to Swanston St (the other being the Shrine of Remembrance which was built back in the 20s) and straddle the plaza which is a continuation of Swanston st.

Construction's scheduled for the end of the year(!) for the big one, so detailed renders are not far away!

Will keep this thread updated as the main tower has its renders released.

Wow, that's funky. I like it.

This tower-conglomerate looks just like it´s taken from Half Life 2. :haha:

Indeed...funky.

Down_Under_the_El Mar 25, 2008 3:22 PM

Very cool! I especially like the second arch-like building, it would be very interesting to see in person. Melbourne looks awesome

He also included the 200m ZEN to the left of this main tower and 190m Barton Tower.

I really hope it looks like this lol!

The cladding gives misleading indications about the floor count.

insignificant reply

:runaway: I hate box tops ...but this I like. It reminds me of the shortest straw draw (visual)coming out of a fist. Sorry if that is a bad description. Any how no worries.

It think someone was tripping when they came up with that lighting scene!

Innovative and original. I like.

The slender elements give it great vertical lines and I like the massing. The base is...funky. A very interesting contrast to the more clean lines of the upper portion of the tower.

Alltoghether I give it a

Don't jump to too many conclusions, we haven't seen any final renders yet! Note that in the large image in my last post, there's no entries or moreover, a podium (which are almost a given in Melbourne) depicted - these were renders used for the whole master plan which was approved by the state Planning Minister not long ago.

This tower is sweet!!!! If this gets built, I believe Melbourne will have passed up Sydney for the best skyline in Australia. :bowtie:

This might need to get moved to the Supertall proposals, new renders - which nearly everyone on SSC is estimating is well over 300m - more likely 330m.

renders from Grocon (developer)/DCM (architect), originally posted by Shumway on SSC

the light beacon is what will push it over 300m.

Hoodrat Aug 26, 2008 4:24 AM

Wow!

Absolutely love it!

Fabb Aug 30, 2008 5:49 PM

The view from the memorial will be stunning.
