It's an interesting proposal, but I have one concern that go with all "outdoor" venues.
How to control the issue of "smoking" when you have to protect the rights of "non-smokers". As a non-smoker, I feel very restricted with my dining options. As a tower in an of itself, it's too short to be visible to the skyline and will be seen as a gap from greater distances. On the street level, the retail element will be a welcome amenity that is pretty common with responsible developers. From the illustration provided, the fascade leaves much to be desired. :shrug: It looks old and outdated as is. |
As someone who has lived off 17th Street for over 5 years now, and in fear of sounding like a NIMBY, the taxi queues, pax loading/unloading, convention center bus pick up serving the half a dozen or so hotels along this stretch make the route almost unnavigable about 75% of the day.

One thing I've noticed in Center City is that parking is really a hassle, and its expensive too. Although there's been times I go on the weekend and its free. Usually, I park right near Cherry Street. In terms of traffic, I never really noticed it being super bad in that area, and this being on a weekday. But it could just be luck I guess. |

That would be disappointing. However, here are two thoughts that are keeping me from getting too worked up over this.
1) This wasn't the most amazing proposal put forth. It wasn't particularly tall. And yes, the current garage is ugly, but it's still lined with active ground floor usage, i.e., it's not a totally wasteful lot in its current form. 2) Even if this does fall through, at least it's obvious that the owner has an interest in redeveloping this garage. Which is more than you can say about many of the other parking lot and garage owners who are all to happy to sit back and take the easy money. The first fall back is find another hotel operator. If that doesn't work, the owner can try apartments, condos, or office. The location is too good for just a garage and fortunately the owner is aware of this. |

They are going to make a killing at this location...down the street from the financial district and a couple of blocks from Rittenhouse Square...one of the best locations for a hotel.
