It's an interesting proposal, but I have one concern that go with all "outdoor" venues.
How to control the issue of "smoking" when you have to protect the rights of "non-smokers".

As a non-smoker, I feel very restricted with my dining options.

As a tower in an of itself, it's too short to be visible to the skyline and will be seen as a gap from greater distances.

On the street level, the retail element will be a welcome amenity that is pretty common with responsible developers.

From the illustration provided, the fascade leaves much to be desired. :shrug:
It looks old and outdated as is.

As someone who has lived off 17th Street for over 5 years now, and in fear of sounding like a NIMBY, the taxi queues, pax loading/unloading, convention center bus pick up serving the half a dozen or so hotels along this stretch make the route almost unnavigable about 75% of the day.

Exactly. I usually opt for 19th due to the hotels. First the Westin on the left and then the Sofitel on the right and then the Latham on the left and then the Warwick on the right. The Hudson will mess up the alternating pattern!

Hotel Palomar now across from the Sofitel already messed up the alternating pattern :)

I forgot about that! Despite driving and walking 17th Street often, I never really thought about the sheer number of hotels on that stretch until Londonee brought it up. It's pretty impressive.

Yeah, Club Quarters is at 17th and Chestnut and Boutique Rittenhouse 1715 are basically on that stretch as well.

We're not preserving a shitty parking garage for a restaurant when said restaurant can easily find another location in Center City.

I agree. Although I never ate at Little Pete's, but it looks like a good place with great food. At least I think...

One thing I've noticed in Center City is that parking is really a hassle, and its expensive too. Although there's been times I go on the weekend and its free. Usually, I park right near Cherry Street. In terms of traffic, I never really noticed it being super bad in that area, and this being on a weekday. But it could just be luck I guess.

What are you talking about? Smoking is banned pretty much everywhere except ones imagination in this city anymore. I know what I'm talking about - I smoke.

Outdoor venues are still covered under the ban so...what do you mean?

Public Hearing Scheduled for Hudson Hotel Zoning

Developers change hotel brand at Little Pete's near Rittenhouse Square

The Lantham closed this week. It's turning into apartments. So one hotel gone and another to replace it on 17th St. I live above the Nordstrom Rack on 17th St and the one thing about the hotels that are annoying are hearing the constant whistling for cabs that pierce through the walls and windows all day. Other than that, the foot traffic at street level at least keeps the city lively around that area.

Well...there are other garages I'd rather see develop first. I'd love to see the one at 16th and Samson across from Rumor fall next. A Hyatt brand hotel there would be GREAT.

That would be disappointing. However, here are two thoughts that are keeping me from getting too worked up over this.

1) This wasn't the most amazing proposal put forth. It wasn't particularly tall. And yes, the current garage is ugly, but it's still lined with active ground floor usage, i.e., it's not a totally wasteful lot in its current form.

2) Even if this does fall through, at least it's obvious that the owner has an interest in redeveloping this garage. Which is more than you can say about many of the other parking lot and garage owners who are all to happy to sit back and take the easy money. The first fall back is find another hotel operator. If that doesn't work, the owner can try apartments, condos, or office. The location is too good for just a garage and fortunately the owner is aware of this.

New Center City Hyatt Is One Approval Away From Construction

Hyatt Centric hotel plan at Little Pete's site to move forward

Changes to the design for the 13-story project since its most recent iterations include the removal of a planned rooftop restaurant, according to the plans.

The hotel would displace a parking structure that currently accommodates Little Pete's on its ground floor.

Pete's owner Pete Koutroubas​ said in an interview that expects to get official notification in October that he has nine months to leave, per terms of his lease.

He said he is looking in the Rittenhouse Square area for a new location, but may not be able to find something affordable.

They are going to make a killing at this location...down the street from the financial district and a couple of blocks from Rittenhouse Square...one of the best locations for a hotel.

And right next to Pizzeria Vetri and right by all the Walnut Street shopping. Really a killer location. I like the Hyatt Centric vibe too. I liked their Miami hotel.

It's too close to 30th station to not be a tower. If they are going to let shits like that that close to the major transportation hub then they should allow more towers outside of center city.
