Incredibly topped out in 6 months.

This is madness. This is JDL!

Thats great that 868 has the underground parking! Hopefully the podium floors are filled with active uses too.

thegoatman Nov 9, 2022 12:46 AM

Would love to see underground parking (or even better, low/no parking) normalized in this city, especially in/near downtown. River North is littered with ugly parking podiums. Good for JDL.

Isn’t the problem keeping the water out?

KWillChicago Nov 9, 2022 10:58 AM

After 868 Wells, anybody know which tower will be next on the agenda?

Engineers figured out how to do that a long time ago and they've gotten pretty good at it. We're storing cars down there not sensitive paper documents anyways so an ounce of water infiltration isnt that big of a deal. I think the real motivation is the cost of excavation versus the savings of going the podium route.

BrinChi Nov 9, 2022 3:32 PM

^ ... and correct me if I'm wrong, but I don't think Chicago's water table is particularly high unless you're east of JBDLSD

thegoatman Nov 9, 2022 4:14 PM

the water excuse is bullshit, developers here just love being cheap.

Guessing 909 N. Franklin...

205 W. Oak & 312 W. Walton are projected to start in 2024, but we'll see what next year brings.

Well, it is more expensive, that's a fact. I'd like more underground parking too or at least garages lined with linear active space.

Not just cost but time. If you have to dig down before you can go up, that adds months (or years) to the timeline. Time is money and risk - if the rental market is good now, you don't want to be delivering new apartments 30 months from now when there could be a recession.

This is partly why Chicago engineers developed the top-down construction method, so you can build vertically at the same time you're digging down. Of course, that approach adds up-front cost with expensive secant walls etc, and works best on large sites.

For North Union it looks like there was a package deal - they moved at lightning speed on 920 which has a parking podium, and they will deliver those units relatively soon. While that's going on, they can build 868 with underground parking using the cheaper but slower bottom-up method. That way they stagger the delivery of new apartments which hedges the risk nicely - there probably won't be recessionary conditions for both building deliveries, so at least one of the two towers will start off with strong financial returns.

Does anyone know why parking is above ground on the north building and underground on the south one? Doesn't make sense to me.

Could be utility relocation issues.

BrinChi Feb 8, 2023 6:26 PM

My guess is they wanted to get the first building to market ASAP. Then it becomes ok for the next building to have the extra construction time required for underground parking.

I had a friend in from out of town last weekend and took him to the signature lounge. We had a west facing window table. Great view of this whole site. I apologize for the quality, I need to replace my phone.

Nice,

Now that the first building is almost done hopefully the others can start soon .

When is the target date of completion for this whole project? Didn't see it on the first page.

Randomguy34 Mar 26, 2023 11:19 PM

2026 is the new target completion, it's on the North Union website

Thanks,

It'd be awesome to see two 600 footers in the area by then, hopefully there are no delays.

Randomguy34 Mar 27, 2023 7:02 PM

North Union is only 8 acres with existing infrastructure in place. Bronzeville Lakefront is 100 acres and they need to completely install new infrastructure (streets, electrical grid, plumbing, etc). That's even larger than the 78 or Lincoln Yards.

These are looking great and have gone up SO fast.

The whole stretch of Wells has seen a lot of change in the last 5 years, it's wild.

Edit: street.
