Great shots, thank you!
Poor JHC, completely blocked out by Vista in your 3rd photo. I assume that one was snapped along Solidarity Drive/Adler? |

Glass looked gorgeous on this yesterday from Congress. Does anyone know if the glass on OC and 110 Wacker is the same quality?
|
I mentioned in the OPO thread last year than Enwave had bored a chilled water pipe from their plant in Wacker under the river to the Post Office. Now that same line is being extended to BMO Tower. The current roadwork in the Canal underpass is for this purpose. Good news for sustainability! Hopefully we can see more expansion of this system in West Loop... if they were smart they would invest in a district system for Fulton Market, either steam or chilled water.

I was driving south bound on the kennedy this morning and was surprised to see how big this tower already is - as seen from Armitage Ave area all the way to the Ohio Exit ramp

I really like the details on this tower. But as a whole, it would have looked amazing with one more setback.

BMO Tower 51 vs. 50 Stories
Why do news report sites list the number of BMO Tower floors as 50? Isn't it more accurately 51 stories after the April 2020 design change got board approval?
|
The tower has 51 floors, but 51 is all mechanical and elevator machine rooms. 50 is the last occupied floor.
As far as additional setbacks, this tower is unique from the stepping of UBS and the original form proposed for 110 N. Wacker in that there is one last 30' setback (center bay only on the north side) before the penthouse for a terrace on floor 49. But regarding what you are actually getting at -- one more setback and additional height -- there was a brief period after the residential addition was axed from the top of the Headhouse that the developer was considering relocating the residential component to the top of the office tower with additional setbacks and another 25 or so floors. That apparently didn't get much traction with the alderman. It also wasn't great for the efficiency of the office tower. |
Great shot of BMO and the Old Post Office!

This building gets top marks
|
Ah yes, I do see them now. Thanks BCP.
I would love to see them atop the elevator penthouse too! Would be a unique touch, then again, I'm no architect. |

^ scrumptious

This may be a stretch, but it just struck me that the building echos the bank's name/logo. Coincidence or intentional?
|
No need to reserve judgement this time. I love it

Any diagrams on the lower levels and how they interact with CUS, OPO and any potential pedway to Clinton blue line?
|
Quote:
If/When the pedway to the Blue Line is built, they will revise this corner so that you go down a half-flight to the pedway instead of up a half-flight to the street. This is from the PD filing, it appears to be accurate to what they are building: https://i.imgur.com/3q6kBhr.jpg https://i.imgur.com/i9kvtof.jpg |

Very nice set. It's all in the details, and this building has great looking glass.
|
The park on the east side of the site is bad urban planning imo. It's raised from the street.
It will of course be nice when you're up there. But not a nice view for people walking down the street every day. |

Do we have renders of the south face because i'm seeing some interesting curves going on?

But the need for parking, dock, and pedway entrances and a large level space for park programming combined with the slope across the site resulted in the raised platform. In addition as rivernorthlurker noted, it was desirable to provide a barrier between the bus station and the park both for noise and fumes. That said, many efforts were made to make the park and podium as welcoming from the street as possible. Along Van Buren the park slopes down to grade, be visually open to the street, and include 3 paths to enter the park. The wall along Clinton is held as low as possible, including a section in the middle that will slope down close to the sidewalk with terraced greenery offering a glimpse into the park. There are landscaped entrances into the park at both corners and the wall will have the same folded design as the curtainwall to make for a more interesting pedestrian experience. I would compare it to walking outside Millennium Park along Monroe and Columbus at the SE corner. |
