This isn't anything new apparently, but I just came across it...There's a clinical inpatient tower in the early phases at the UofM Medical Center campus...
Some info:
-Architect: HOK
-Contractor (preconstruction): Barton Malow
-Beds: ~264
-Procedural Suites: ~23
...and it is the U of M so there's a pretty good chance of it happening and possibly in the near future. Keep in mind that this is just a study, no renderings as of yet

This one has cleared another hurdle. It's probably the project NIMBYs have fought the hardest, which is funny since this isn't really anyone's "backyard." I'm not one to believe that NIMBYs never have a point are or never right about anything. But boy, the opposition to this one is particularly ridiculous.

Ann Arbor council votes 6-4 to OK agreements with high-rise developer

The mayor is trying to move this along, as a new council is seated in November and will be dominated by decidedly anti-development or at least developer-skeptic. To get the development agreement out fo the way would be a big deal, as then all the new council could do is fight over the site plan and such. The funny thing is that the causes of the very tight housing market in the city is the city's lack of review of the it's very tight height and density limits. They could solve a lot of this for the next few years not even by expanding downtown, but simply increasing the height limit and FAR restrictions in the area already zoned downtown.

Plans move ahead for solar-powered, mixed-income Ann Arbor community

County commissioners will give a final vote on the purchase agreements at their Oct. 3 meeting. Then the site plans would go through the city's approval process.

Ann Arbor OKs 171 apartments to replace entire neighborhood block

The mayor in Ann Arbor is mostly a ceremonial position, and his allies on council were wiped on Tuesday. I'm not exactly sure where this is in the approval process, but if it has to go back before council for anything, it will run into some serious trouble. If folks thought that the city council micro-managed projects to death before, they ain't seen nothing yet.

Also, I heard rumblings that allegedly the air rights for 417 & 419 E. Liberty St. have been leased to someone who wants to build a highrise nearby (if I'm recalling how air rights leasing works)...dunno anymore then that but it wouldn't surprise me... that's some valuable land. Landmark Properties did say a while back that they were eyeing a student housing development in Ann Arbor in the next 5 years, maybe they're moving forward with that, or maybe Spark is looking to expand...

This will wipe out a small handful of properties - mostly detached dwellings of 1 or 2 units, by the looks of it, along with a single-story commercial building with 2 storefronts. Quite the upgrade, and it will really extend the density of the street towards UofM's central campus.

Agree. I was in that camera shop in that 1 story building earlier this week. I wouldn’t consider anything heritage-worthy along that stretch so I’m personally OK with the demos. That whole area can be Ann Arbor’s “highrise district”.

Glen hotel development

Ann Arbor is becoming quite the little city. I looked up home prices recently and they're almost on par with Portland, which isn't really surprising except for the fact that it's in the Midwest. Is there any indication that the proposed developments might soften prices, or are these targeting a different demographic?

The Glen site has got to be cursed. Developers have been trying to build something on the site since 2005. The land was cleared for a second proposed project way back in 2007. The current hotel proposal is, like, two years old almost.

My favorite of these is the tower behind the Michigan Theater. The Standard, on the other hand, could use a little work.

New $120M building being proposed for University of Michigan College of Pharmacy

Redico breaks ground on 167-unit multifamily project at prime Ann Arbor site

High-rise developer buys property from Michigan Theater for $3M

Bloomfield Hills-based Cerca Trova LLC purchased a 0.24-acre property at 514 E. Washington St. from the Michigan Theater Foundation for about $3 million on June 19, developer Howard Frehsee of Cerca Trova said.

City records list the sale price as $2.9 million. Frehsee said that’s because his company already paid $100,000 for some site cleanup, so he considers it a $3 million deal that “took place in two bites.”

The property includes an old car dealership building that in recent years has housed a camera shop and tattoo parlor, as well as bathrooms and office/storage space for the theater.

Part of the Michigan Theater, 603 E. Liberty St., extends into the back of the Washington Street building, which the nonprofit theater foundation acquired in 1997.

Cerca Trova, along with Chicago developer CA Ventures, is proposing a mixed-use high-rise to replace the old commercial building and a row of four rental houses behind the theater.

Cerca Trova previously acquired the rental houses from separate owners for more than $4 million.

The high-rise development plans include 241 apartments, including 19 dedicated affordable housing units for low-income tenants, plus 6,000 square feet of commercial space.

U-M to build new $920 million hospital on Ann Arbor campus

9-story hotel proposed on Firestone site in downtown Ann Arbor

Several apartment high-rises have risen around the one-story building at 402 E. Huron St. in recent years.

...And of course a Library Lot update; the city has appointed a 'City Task Force' to attempt to come up with a (real) idea... anyway we all know how it's gonna probably end up going. But I did find it funny when they released their 17 conceptual sketches 6 of which look to suggest constructing a building(s) around or on a part of the lot the wasn't designed for vertical expansion (that has to be more expensive, right?). While 10 proposals actually involve building something on top of the structure were intended (not all as tall, but still, better than a park I would think). One actually proposes razing part of the library and putting a tower that looks slightly taller than the Core Spaces development in its spot, which made me LMFAO. Only one looks like its just a park. So it seems like they realize that not using the space as intended is a massive waste, makes 0 sense and is a loss for the local economy. Anyway there's a public feedback session of the concepts on January 15th, we'll see how that goes :rolleyes:

-MMED Inpatient Tower has no activity on location; still a park.
-If all goes right the New College of Pharmacy building should be underway by the second quarter.
-Landmark Properties development at the old DTE office building on south main (The Standard) should get underway later this summer.

The Michigan Union reopens in Ann Arbor

Great break down of developments completed, underway and proposed. Not included is additional 12 story building being constructed at U of M hospital. If all future high rises in this piece are a go, A2 could have as many as 10 new 100+ft buildings.

I'm happy to hear about the approval, but of course AA's NIMBY problem persists. Why vote in favor of the development if you're not actually for it?

German Chemical Company Plans to Build a $51M Headquarters Near Ann Arbor

A2's Healthy Streets Program that started this Spring is extending into November with additional temporary bike lanes, pedestrian-only zones, and road closures -

This summer Ann Arbor implemented a series of pilot projects called the Healthy Streets Program. Areas of downtown were closed off for walking and other streets blocked off lanes to be used as bikeways. After receiving feedback on the program and in partnership with the Ann Arbor Downtown Development Authority's (DDA) People Friendly Streets project, additional adjustments were made in August to create more temporary bike lanes, walking space, and road closures. The second wave of the pilot will last until Nov. 10, as the city and DDA continue to receive feedback from the public via an online survey...
