Arizona State University is moving its Thunderbird School of Global Management from Glendale to its downtown Phoenix campus.

A new building housing the school, to cost between $40 million and $50 million, will be between First and Second streets, just north of Polk, next to the recently built Sandra Day O'Connor College of Law.

Construction of the new building is expected to be finished by January 2021. It will include space for classrooms, meetings, enclave and office space and will include two levels for executive education. It also will have a rooftop function space.

Man, I was hoping for a student residential high-rise on that corner! At least this closes that block up. :tup:

The Phoenix City Council will again consider an apartment development proposal on Seventh Street that has pitted a national real estate developer against a vocal group of opposing neighbors.

Atlanta-based Wood Partners wants to develop a luxury apartment complex called Alta Marlette on 3.9 acres. The project is on Seventh Street north of Bethany Home Road in north central Phoenix.

Wood — which has developed other properties in the Phoenix market — wants to build 245 units at Alta Marlette.

Opposing neighbors want a smaller development with 170 units.

The two sides battled before the Phoenix City Council last month and were told to see if they could work out a compromise.

They haven’t and the development’s fate goes back before Phoenix councilors Wednesday.

“We’re going to have to leave it to the council,” said Stephen Earl, a land-use and zoning attorney representing Wood. Earl said Wood originally wanted to build 293 units at the project and then came down to 255 and then 245 as it tried to appease neighbors and gain city approval.

He said developers can’t make the project work financially below 245.

Neighbors opposing the size and density of apartment development worry about traffic and pedestrian safety on Seventh Street, a busy commuter route.

“The developer has ignored the very strong directive they received from the city council to compromise and lower the density,” said Mary Crozier, president of the North Central Phoenix Homeowners Association. “We haven’t heard anything about an update.”

Opponents of the project were vocal at the last Phoenix City Council meeting last month and hope to turn out again tomorrow.

Earl said he knows some council members favor the project but others don’t.

Phoenix has seen a wave of new apartments in recent years including in its downtown and north central areas.

I took a jaunt around downtown last night and saw a few things:

1. Native American Connections project and Mystery project(off 6th ave and Roosevelt ) have both been cleared and fenced for about a month but I haven't seen any progress. Anyone know anything?

2. North of the link the Lot between Milk Bar and that small apartment building next to Roosevelt point on the east side of the street had a tractor with dirt moving. Anyone know what that is??


Other than that whats going on with Central Park APTS. They said it would start by fall 2017. Fall is over in 9 days :uhh:

At 6th and Van Buren about a month ago they tore down an industrial building and old house and cleared the lot to dirt, now its fenced like its waiting for construction to begin. I was wondering if anyone knows what it is.

Ah, understood. You wrote 6th and Roosevelt and I couldn't picture anything for the life of me.

The old house at 319 n 6th avenue was purchased by a holding group. There have been rumors of an apartment development but I take them with a grain of salt. They're a group of California investors who have a long history of assemblage, they may sell off a permitted assemblage to a developer but it's more along the lines of Lafferty - nothing will ever happen under their ownership.

The building at 821 N 2nd Street is currently being renovated into a bar and the building at 813 N 1st Street is not far behind headed toward the same fate.

706 N 7th Street is being pulled apart, also. That crappy little building had some feeling of history and could have been a successful four-plex if someone renovated it, unfortunately it will be torn down by the Board of Regents.

Do you know what is going on at the empty lot ~813 n 3rd? that's where I saw a tractor last night pushing dirt. 706 n 7th there was an article some months back that the entire block had been consolidated by UofA if I remember correctly? Im okay with that UofA has built nice looking buildings downtown.

There haven't been any permits given to that assemblage of three parcels (811-817 N 3rd Street) since 1997 when they demo'd whatever was there.

So, my guess at this point is nothing is going on.

It may have been sold so recently that it hasn't recorded yet, so if that's the case then perhaps someone is developing it. The current ownership traces back to the Doxa developer albeit held under a separate LLC.

Jason Asher (Sanctuary, UnderTow) is opening up a new themed bar there as well. In 2018 you're going to see the entire neighborhood go batty, there are no fewer than a half-dozen bars opening.
