I didn't realize Astra was all residential and hotel. That is great! I was suspect because I thought a large portion of the first tower was office. So we have a real shot at this, vs. office wouldn't be realistic right now.

I believe they have to go through the permitting process before they break ground, but I may be wrong.

You are correct. The zoning was approved; now they can submit building plans.

I believe it was 1Q 2021 as they were awaiting the approval from the city before submitting their construction docs for building permits. That process should begin now and take 2-3 months.

Not sure of the results on Garfield, but they did submit 2 prelims on Monday.

Also in other developments, Moon Tower (former Meow-Wolf site) has submitted a fire flow test...pretty standard for this early in development and Palm Court and Edith have both submitted misc. permits this week. So we do have movement on quite a few developments.

Sounds like 2021 is going to be another good year for development downtown. We could possibly have Central Station, Astra, Garfield, Palm Court, Edith and the Moon Tower break ground later this year or next year plus the developments going right now. The Atari building won't be built in Downtown but it's still a huge development if it gets built in the Phoenix Metropolitan area. I imagine the city would want that built in time for the Superbowl in 2023. Very exciting times right now.

It all depends on which article one reads. I've read 540' and415' in one and 535' and 385' in another. I believe will know the actual height when the construction documents are filed for permits.

Astra's current proposed height is 532'9" to the top of the penthouse/roof. Add some additional feet for the mechanical screening and you are at about 540' which is why they requested the 540' height limit.

The second tower was 359'4" to the top but I have seen 2 different heights proposed. I suspect this may change from now until it's built as it's the second phase and will be a couple of years before it starts moving.

Saw this sign for an amendment in height allowed on the SWC of Jackson and 1st St. They are seeking up to 285 feet.

This would be Thunderbird Legacy. This hearing should really be for the development of the warehouse district.
