Damn. That is some surprisingly good Vinoly. Referential to the city and new all at once.
It could use a single spire on top to pull it all together. Something a little brawnier than Trump would be perfect.

Either that or something that would put it right in the 1800' range...

Wonderful, almost exactly what I expected based on the teaser leaked on their website and the massing model provided here. Is the park side simply a shear vertical wall? I love how all the massing is pushed to the street on both Roosevelt and Indiana. Makes a lot of sense too because of the obvious preference for south facing exposures in our climate.

The developer is going to make a shit ton of money on this if it is condo because the Southern units will have terraces and sun and the northern units will have park and city views. Nearly all the units will have lake views of some sort except the Western ones which will have nice city views.

What a design!

That's the part I have to keep remembering. This is just for the "middle" lot and the prime Roosevelt/Michigan corner is still TBA (I wonder if they'll even talk about those plans at all tonight).

Overall, looks pretty good so far. And good job on the Sketchup from a long time ago.

^Ha, that has me scratching my head as well. BVic please clarify! You likely meant shorter twin to Sears, but the greedy kid in me is imagining a 1,300' "twin" to this one, with identical proportions, anchoring the other half of this Michigan/Roosevelt corner.

Very nice. I'm not really sure it needs a spire actually. I was going to say it would be nice if it were more like 950 to 1,000 feet, but then I when I learned where it would be on the skyline, I realized it would be a spire. This should be a neat one to watch.

You know, the design actually reminds me of the old residential midrises along Central Park and in Midtown with all the setbacks.

EDIT: Well, now it REALLY looks like some of the old buildings along Central Park. haha Man, this is great. What a sweet development.

PS: It's hilarious how everyone is ignoring the sick ass SCB design for a 48 STORY TOWER AT 1300 S MICHIGAN that was also released during this meeting over in the Boom Rundown (yes we can call it that now). Feels like 2006 bros.

Phase 1 is the building at Indiana and Roosevelt. Phase 2 is the building at Michigan and Roosevelt. Phase 3 is to build up to 100 townhouses surrounding a new public park at 13th and Indiana.

They said that this is all covered under the existing PD, however they need design approval because they are moving units around between the 3 building sites. I am pretty sure that they said that Phase 1 has received the design approval.

~690 parking spaces, BTW - and nobody was happy with that amount.
