-developer is a greenhorn / very young -South Side location is remote, not ideal to get top rents -the size of the project makes it even more difficult to finance But, y'know, sometimes people get lucky on very big bets! Gotta have people who think big. And while I'm steelmanning this guy, he's probably desperately hoping that the Bears select the Michael Reese site for a new stadium. That would add a lot of buzz to this area and help make investors feel more comfortable. Hell, those investors might include the McCaskeys themselves, they've made it clear they need a lot of surrounding development as a pay-for on the stadium. It would also probably come with a new Metra station, maybe a busway, etc. |

Certainly puts the bronze into Bronzeville.
If this things gets financed, it might be VE'ed into something classy. I kind of dig it as is due to the massing, location, and how it meets the street. |

This is incredibly ugly. Hopefully it is heavily redesigned as it goes through the approval process, assuming this is even a real proposal to begin with.

While I'm not the biggest fan of the design, seeing this level of investment, and the actual prospect of a substantial new highrise this far South is insanely great to see. |
Wow, this really would be something indeed.
Still seems kinda far-fetched to me, but if the developer can pull it off, this would be only the 3rd 500+ footer ever built in Chicago outside of the central area, and it'd be the tallest of the three at 560' (the other two are on the north lakefront: 531' Park Place Tower and 513' 5415 N Sheridan). |

Looking at the exterior/facade coloring, I think they took the Bronze from 'Bronzeville' a little too literally.

I think it's a neat design, pretty wide tower but it breaks up the horizontality with the silo-like massing. It'd instantly be the star of the view from 31st St beach.
I don't think it's gonna happen, at least not at this scale, but the fact that it's being seriously pursued is good news. We might see some solid midrises & highrises develop out of this |
Another example of the broader Chicago style of many skyscrapers built in Chicago. Somewhat of a contrast to many of the narrower skyscrapers being built in Manhattan lately. If this tower is actually built in Bronzeville it surely would become iconic.

I mean, no matter what you think of this design, I'm certain that the design will be massively value engineered if/when it is built.
I myself find the design interesting, but perhaps "overdone" or "trying too hard". Which I think the value engineering could actually help out with. I do hope they keep the bronze color of the towers though |

Cool window facade detail at street level especially. They're going to have to get really creative with window cleaning with that towers roof and the "flex" buildings deep curves.
No way this will be the final design, lol...if built. |
