Did the zoning app list architect? Onni has a history of working with Pappageorge Haymes and HPA for it's resi projects in Chicago.
|
Looks like Goettsch is the architect.

This is amazing. Between this, the casino, and Halsted Pointe, the skyline is going to make a major move away from the Lakeshore.

Superb. The Chicago Ave boom continues, pushing to Ogden. With the towers on Ogden/Fulton also planned (600'+), the urban core is emphatically jumping the river. Also an Onni project, so it will probably get built fast. Onni - the JDL of Canada :)

Am I correct in assuming this development goes by the name of Waterway Residential from the PD #1399 doc?
. . . |
Also it looks like there are only 5 discrete buildings, while that 11 storey building is actually part of the 56 storey building T-1A on the PD. . . unless I'm missing something. . .

Between this, Halsted Pointe, and what Shapack is proposing we're talking about 6500 units proposed right there. Plus the Bally's Casino hotel. I think this is 10+ high rises (many of which are 400-600 feet) proposed for this area now..
|
^ Bally's PD allows for 6000 units, so combined with all the other proposals that's 12,500 units in an area that's roughly 80 acres!

With an average occupancy of 1.5 residents/unit, that would translate to a population density of 150,000 ppsm! |
Crain's spotted the PD application too. Not much in the way of info we didn't already know:

This is right next to Goose Island, awesome news if all these towers get built.
Onni gets shit done. |
I hope we can get a rendering soon

^You're thinking of Halsted Pointe maybe.
This is a different proposal. It's sandwiched between Goose Island and the Bally's site along Chicago Ave. It seems the North Branch will be the next frontier. This area could be a beehive of activity in a year or two but It'll take a decade + to get all this built. |

All of Chicago’s river had numerous sites with potential. This is only the start |

Damn that's some nice density! Would be absolutely thrilling to see the canyonization of the north branch of the river continue northward.
|
Excellent work!

Presentation given on Oct 3rd at The River Ecology and Governance Task Force Development Review Working Group (mouthful). The development will be called Halsted Landing. Will be built in 3 phases, with phase 1 encompassing the northern subarea, along the river.

Thanks. . . updated thread title. . . look at page 20 of the doc. . . massing diagram including the Bally's Casino and the Halsted Point project. . . man that's going to be an interesting area when complete. . .
. . . and traffic is going to be murder! . . . |

Halsted Landing is on this month's Plan Commission agenda: https://www.chicago.gov/city/en/depts/dc.../March_2024_Plan_Commission_Hearing.html
|
Just the smaller tower?
|
No, the entire development

Was there a slight height cut or was the 690+ foot building another phase?
That's okay though it'll still be a cool complex. |
Quote:
|
You are correct, the max height for this development was originally 600 ft.
|
Development of the North Branch is very exciting for the city.
|
Project deferred.

It's just deferred from this month's agenda, I don't think the project is cancelled

I should have been more clear butI was rushing. Went to a meeting in LakeView about the Belmont project and it's the same zoning attorney. It was the developers decision and I believe it'll be on April or May's agenda. |
I've heard that Onni have said that they are committed to starting (maybe finishing) Halsted Point before they kick off 700 West.

Halsted Landing is now on this month's agenda: https://www.chicago.gov/city/en/depts/dc.../April_2024_Plan_Commission_Hearing.html

Finally some good news.

Nice! I know it's by Goettsch, but I'm picking up some bKL vibes too.
