They've added a couple more renderings to UEB's site. The 5th rendering of X Phoenix sure makes it look like X's top level view towers over Wells Fargo and the Phoenix City Hall towers. I know some developers like to exaggerate their renderings, but most of UEB's renderings are usually on par with what the view will actually be. Wondering if there is any potential the 2nd phase of this could have a taller option?

A full block at 20something floors will be huge on the skyline, Its going to be taller and Wider than Stewart which looks huge.

But I dont think it will tower over Wells fargo

Turns out the phxrising.city dude snagged the building data from DSD.

Yea, I didn't think so. Guess UEB exaggerated, :haha:

So it looks like phase 1 says 239' and phase 2 is 280'. And the site allows up to 540' max.

What a shame. Such prime real estate for a tall building. Its lame they are not building up to the approved height of 540'. That block is massive too so this building looks like a giant prison. Too bad 3 tall slender buildings couldn't go here. The Phoenix X is a Weird design overall in my opinion. This thing might look best as phase 1 only.

The block to the west has been remodeled already that’s where wenlick market and the Abby are, the south is at&t which isn’t going anywhere to the east is the bankruptcy court, also not going anywhere and to the north is sun devil auto which I think could be turned into a good spot like they did with sip in Arcadia

The block west still has an existing surface lot on the eastern portion where a slender residential tower would look great. If built, that + The Abbey remodel + Welnick would be an amazing block of restored buildings in an area that could use the stimulus.

The AT&T building has so much space surrounding it; I wish there was some kind of incentive for them - and buildings like Dodge Theater - to wrap at least portions with small-scale retail / retail + office / residential walkups. The bankruptcy court is another eyesore, but the parking lot could theoretically be redeveloped into, at least, a mixed use parking garage.

The Sun Devil Auto building and the one adjacent to Crescent Ballroom have such great potential for adaptive reuse, with food/bars/retail inside, and patios/food trucks outside. If X Phoenix, despite the god-awful superblock design, contributes an active streetfront along WVB, it would be great to finally see something started in this area to build off Crescent, Welnick, and The VB.

I'm not really a big fan of this project. It's just more land and less air being taken up for precious Downtown space. It removes the alley and creates a super-massive block which is one of Downtown Phoenix's biggest issues. Blocks should not be this large in a Downtown.

These will be some of the most coveted apartments in PHX. I was more concerned with the vacant lot than the prospect of a beautiful $231m project. Excited to watch this one go vertical :cheers:

I dont think anyone denies that, But I also wish it was taller and less wide.

However I disagree that our blocks in the center of downtown are unusually big. They are quite normal at least right around the core.

I don't really care how big the block is so long as long as the overall street interaction is good--entrances or breathable spaces no more than every 50'. X has a fair amount of office and retail--the bigger fear is that it sits vacant.

Couldn't agree more. Lets think about the success of the project, I would rather have less height and more downtown space filled if the project is going to thrive and lease up quickly rather than waiting another cycle until phoenix will allow height above 400'. If this project succeeds, phoenix will garner a ton more interest from high rise developers thus increasing density of downtown. I'd love to see a 500' proposal come through, but at this location this is about as good as it gets. Height is more likely near the stadiums and along central.

Relax fellow forumers. I am not complaining about the density or the vibrancy that X will bring and I never said I would rather not see it built over a vacant lot. I'm merely not thrilled with what I consider is a bland boxy design and I would have like to have seen the alleyway or a pedestrian walkway be integrated in some way to break it up a bit. Anyway, this is a 2-phase build and there's always the chance we will get stuck with only phase 1 and end up with only half a box. :D

I put this squarely on the City government. There are plenty of offices being built in Scottsdale, Chandler, Tempe, even Mesa is getting a brand new 1.5 million sqft project.

The city has not done a good job of getting offices downtown. that is on the city, the Metro has plenty of office draw.

There is plenty of office space absorption, the city needs to focus on getting those downtown. They've done great getting housing and food/entertainment downtown but now they need to push for some of this office growth.

Tbqh, I blame the west valley--it's so easy once you get used to it! ;)

Phoenix is no longer central to the workers that companies want to hire nor has it ever been really close to the executives that will hire them. I suppose when Central Phoenix starts to gentrify further and the schools improve, that will change.

Well I've learned that the first phase is basically the I shaped section of the rendering:

This leaves me wondering if phase 1 is at 290'ish mark? If so, then the second phase will be a little taller as it has an additional floor which would put it a tick over 300', but still nowhere near enough for a 410' crane.

I thought this was also a little more than housing, no? I know it's like "community living" or whatever, but will the ground floor have a few restaurants open to the public? I really hope so. I'm not so against the superblock if they put in a few restaurants. This also should help The Van Buren, State 48 Brewing and that new pizza place and bar that just went it survive!

The first phase as I posted would be facing South. So I sure hope the 2nd phase doesn't bust as that's the phase that would front Van Buren.

I am ok if this project is single phased for now or the developer revisits phase 2 later. I like it for what it is, but it's too much of a stub on an important piece of dirt that is growing in importance with Downtown's mid-west side.

For example, downtown is strangely running out of parcels big enough to build a decent, large floorplate office building if the submarket ever picks back up and the half block may as well be left over for that.

That's the City of Phoenix North webcam (https://www.phoenix.gov/citycam). Not sure when UEB...er, I mean Katara, will put up an X construction cam. Also of wierd note, Katara has removed Kenect from there projects page (or forgot to put it on there?).
