East Austin Developments
As I live across the street from this site I'm happy to post its progress. Thanks for finding Urbanizer
2400 East 6th (just west of Pedernales and south of Hidalgo) was recently rezoned to 'CS-V' and is slated to have 208 homes plus ground floor retail. http://tcr.com/new_development/alexan-east-6th/. According to a Trammell Crow rep I contacted they look to break ground within the next 60 days. The current plan is to allow pedestrian and bike access to the western side of the property (next to the Cap Metro line) between 6th and Hidalgo which is huge! The grid in this area is amazing and I'm happy that TRC had the foresight to include this important connection. Here's an early rendering: http://i1373.photobucket.com/albums/ag388/GregorioAustin/alexane6thlong_zpscsubihar.png And here is the site as seen from my balcony: http://i1373.photobucket.com/albums/ag388/GregorioAustin/e%206th_zpsgb1ikcn7.jpg The project includes the western half of this property. If you look carefully at the above photo and can make out the long wall with the ~20' wide overhead door, this building and it's neighbor to the east (one building but the roof makes it look like two) will remain and is still zoned 'LI' I believe. . |
TBH, at this point I think we need a catchall East Side VMU thread, just like we have for S. Lamar and North Burnet rather than creating standalone threads which after a few posts don't receive any attention at all.
|
Also, although I had already added the project to the map, I've added this thread to the project descrip.

An Eastside thread would get rather busy what with Plaza Saltillo, 12th st CVS development, Eastside Village, 7EAST, etc.
By the way, I went to a neighborhood meeting to discuss the 12th St CVS project and the developer was there to show off some very nice renderings of what was in store. Looks like the large grocery store on the ground floor will likely be an HEB and there will be two residential towers above it. |

http://forum.skyscraperpage.com/showpost.php?p=6856487&postcount=1342 This project had 600 units which is a lot even for such a large site. Putting them in two towers would seem to increase the chance for approval since it would shorten the project. How tall do you estimate the two towers were in the renderings? |
They want to build 200 ft tall and the CVC from 11th st is unaffected (so is that credit union). Here's a crappy pic I managed to snap at the meeting:

Wow. That's pretty damned tall.

As previously suggested, I think the name of this thread should be changed to "East Austin Projects" or something similar. There are a lot of projects happening east of I-35 worth discussing, and a thread based on only one of them will go to the bottom of the compost pile. Here's an aerial from about a month ago showing Eastside Village. But I don't recall what the huge project on the right is called:

I'm all for a catch all East side thread. As a long time East side resident there are many projects I have been watching but are not worthy of their own threads. It would be nice to have a place to post photos and updates.
|
Agreed that 78702/east side needs a thread of its own.
Eastside Village has been moving very quickly. If I remember this was the old Arnold Oil site and will probably be a long line of industrial to residential transformations. Austin Restore has a sign up that they are moving. I was thinking it was to somewhere in South Austin but can't recall. The proposed 65 room hotel on C. Chavez was shot down by the planning commission despite the fact that it was zoned for this use and the developer was not asking for any variances. Speakers against the project did not like the restaurant/bar component; increases to number of cars on C. Chavez; and the "Rainey-ization" of this corridor. |

I believe they are moving into the old Chuck E. Cheese location on Ben White. |

There's an interesting little subdivision going in at Webberville and Pleasant Valley next door to ACC. Looks like it's going to be pretty dense, although for some reason they are being marketed as "Modern Farm Homes." It doest seem like there would be much room to plant crops in the ten feet or so between the units, but whatever.

I really like the three story design. Three bedroom homes start at about $400K.
EDIT: The farm names comes from the proximity to two urban farms. |

It's happening!! I've stared for five yrs at this big-ole white wall--happy to see it get recycled http://i1373.photobucket.com/albums/ag38...D-4BBB-8C6F-4B4C5ACE85CB_zpsnwx9rg6a.jpg |
Very cool - that'll be another great addition to the area.
|
Has there been any talk at all about adding a MetroRail station at that bend in the tracks? There is already a lot of residential development there and it's a little too far away from Plaza Saltillo to be a comfortable walk for a downtown trip.

The "orchard" will be a couple rows of trees between the backs of the houses and the sidewalk on the Pleasant Valley side.

Demo of a warehouse at 4th & Chicon is scheduled for 08/01 to make way for this condo project:

Must be this project Lone Star Mike posted about back in April.

Looks similar.

Nice to see some higher buildings being established in East Austin. If they go further east it will be harder because of all the sandy loam under the foundations.

Too much, too fast? In East Austin there's a call to halt new development http://www.bizjournals.com/austin/blog/r...ast-in-east-austin-theres-a-call-to.html |

There are already a number of neighborhood comp plans in effect already and I worry that a new combined plan would take years to complete, making the length of the moratorium completely unreasonable. |

Excellent update.

I just noticed that a lot of these areas are updated on Google Earth street view also. Haven't checked much else in Austin, just glanced at these areas in East Austin.
|
This was the first I've heard of great streets treatment for Chicon, but I'm am happy to see this happening. The name of the 4th/Chicon project is befuddling.......
http://www.bizjournals.com/austin/blog/r...t-austin-mixed-use-project-unveiled.html "The 130,000-square-foot residential condo and commercial project — dubbed Fourth & — will be built at Fourth and Chicon streets in a flourishing area of East Austin. "We wanted to make a statement with the name — an open-ended statement," Clouse said in an exclusive interview with Austin Business Journal. Fourth & could mean anything from Fourth & creativity to Fourth & sustainability — whatever anyone wants it to be, he said." |
The building being remodeled in the last two pics (1802 E 6th) is Bridget Dunlap's newest Italian restaurant which is tentatively named "Burn".

I was wondering what the hold up was with Endeavor and the Saltillo tract project:

The Arnold is making some progress.
http://i.imgur.com/95Ce7yq.jpg http://i.imgur.com/ReA336a.jpg http://i.imgur.com/mh5cqkT.jpg The office building is getting windows and looking a little less like a parking garage. http://i.imgur.com/Lw0hjUp.jpg http://i.imgur.com/3hBY52C.jpg I found some new renderings on their facebook page. http://i.imgur.com/FNphJXe.jpg http://i.imgur.com/FoA9xJG.jpg https://www.facebook.com/pages/The-Arnold/1417342531921013 On the other side of the tracks the old warehouse at 5th and Chicon is now gone making way for more condos. http://i.imgur.com/BaKEiWp.jpg East Side Station Apartment project looks to be about topped out. I'm curious about what kind of exterior finish it will have since I haven't been able to find and renderings for it. http://i.imgur.com/MlH3Add.jpg |
I don't know if this has been posted yet, but a site plan was filed yesterday for City Line at MLK - a TOD apparently. None of the constant flow of east side projects seem to stand out to me, so I don't keep track of them.
https://www.austintexas.gov/devreview/b_showpublicpermitfolderdetails.jsp?FolderRSN=11408230 Here's a rendering: http://www.citylineaustin.com/uploads/5/2/7/5/52758299/3804615_orig.jpg http://www.citylineaustin.com/about.html |
Is this really the best we can do in terms of TOD density? Surely there is demand for more multifamily units in transit-accessible places like MLK no?

Optimistically, in the 5-year time frame there is going to be quite an urban neighborhood from E. 6th up to Airport with some clusters around each red line stop. Originally I didn't see the benefit of building the red line on the east side, but it's becoming apparent as development follows transportation. Those who are tragically dead set on the urban rail "locally preferred alignment" should take note. Sorry for getting slightly off topic. If you haven't driven around south/central East Austin, I'd recommend a bike tour for viewing new density slowly creeping in around Manor and MLK. |
Last time I was in Austin I visited some friends who live on Manor. It is really impressive, little by little. I like the feel of the area.

I take the RedLine to work from MLK to Kramer every day and see how much demand there is for this service, despite its high fare. |

I agree, but I also think that a lot of these developments are at least steps in the right direction. There's just the danger of the most prime spots losing out to shorter, less dense developments, of course. However, it has to start somewhere and I think what's happening isn't the best, but it's certainly not terrible.
