319 Huntmar Dr. [Tanger Mall Phase 2] | 6x23m | 6x6f | Proposed
The proposed development is the second phase of the Tanger Outlet Centres development on the south side of the Feedmill Creek corridor. The development will consist of six (6) free-standing pads intended for restaurants, and one (1) six-storey hotel. The buildings are designed around a primary access driveway that connects Huntmar Drive in the east with the Creek crossing in the west. The hotel building is located at the south edge of the site, adjacent to the highway. Restaurants have generally been oriented along the north edge of the drive aisle, adjacent to the creek
corridor to preserve opportunities for interaction with the natural feature of the site. The hotel is six (6) storeys and will contain approximately 134 rooms. The hotel has been centred on the Feedmill Creek Crossing, a private roadway linking the Tanger project, to create a vista for vehicles and pedestrians travelling south across the creek crossing. A similar design approach was taken with the retail centre buildings in Phase 1 to create a vista from the crossing. The six (6) restaurant buildings have areas ranging from 365 square metres to 517 square metres. Each restaurant building has the opportunity to provide an outdoor patio space, subject to tenant specifications and requirements. I'll post the same thing that I submitted to the devapps site:

Five new restaurants? Restaurants in Kanata are struggling as it is...

Skirt Steak closed, 'Rare' is on life support, Philthy McNasty's didn't last, O'Connor's closed up shop, The Keg is still on hold. It's a tough market! |
I'd forgotten about Philthy McNasty's. Never went to Skirt Steak but had bad reports from friends who went. O'Connor's was a brutal place and I'm not crazy about its replacement (very expensive for what you get...acoustics are awful).
I prefer the Cheshire Cat and in Centrum I like Ox Head and Tomasso's Pizza. What happened to that dessert place in Centrum? and that place called the Bulldog or something like that? It was near Ox Head and seemed to be only open at night. Quote:

That's the thing with the Tanger Outlets as-is today.. they are nice but it's a drive in, shop a bit, then drive out type of place. If there were restaurants a hotel, a hopefully some apartments/condos then it could become more of a destination where people stay longer or are in the area for more than a stop at GAP.
Also agree, they would need to build a pedestrian overpass from the Outlets to CTC (I actually really like the glass one at Coventry/VIA Rail. But then again, I'm guessing the City might want the SENS to chip in on such crossing which they might not want to do; especially if they are proposing to move to Lebreton... hmmm... |
The relative lack of residential in the area does not help either...

Not sure if this has been posted elsewhere, but plans for a Chick Fil A at 333 Huntmar (Tanger) were filed with the city in Spring 2023.

Yeah, questionable social views aside, Chick Fil A is top notch. The arrival of popular US chains like Popeyes or Chipotle were different because the buzz stemmed mostly from the fact that they were previously unavailable to us, so that was part of the allure. But Chick Fil A is different in the sense that when I talk to my American friends who've lived within a short distance of a CFA franchise for many years, they STILL rave about how great it is (whereas Popeye's, Chipotle, etc. are nothing special to them). Hell, even my friends in Toronto wouldn't shut up about how they were only city in Canada to have Chick Fil A. So I'm definitely excited for this, but I just wish they were opening in a more central location. I plan to eat there a lot more often than I plan to go out to Tanger Outlets.

I don't know what their food tastes like and I don't intend to find out. They are owned by a militant homophobe and their name is synonymous with hatred. Disappointed in the ppl here who "don't care about that stuff". Shame.

My two cents is that I am tolerant with groups that are not open with that stuff as I am tolerant with groups that support those stuff. I don’t think they preach hate. They just have different set of morals from you. That world has be come way too polarized.

This is amazing news! I've heard great things about the food and the company culture (e.g. they seem to treat the employees better than competitors) and I'm excited to try the Chicken!
Given the limited food options at Tanger and the fact that this is the first Canadian Chick-fil-A outside of southern Ontario I expect they will be quite busy. Does anyone know if Panera Bread will be adding new locations? Tanger would be a perfect location for Panera Bread. |

The Chick Fil a is opening tomorrow July 18th.

I’m eager to try it but not eager enough to wait hours in line. Crumbl has been open at College Square for a while now and still regularly has 1-2 hr+ lineups at all times of the day. I wonder if placing a mobile order would help avoid the wait. If anyone gives it a shot, please do share your experience. I normally only venture out that far into the boonies for Sens games or golf, so I want to make it worth the trip lol.

Maybe once the Chick-Fil-A opens in Rideau Centre in a couple of months, it will help spread the crowd.

Updated proposal. This was an opportunity to integrate residential into the pedestrian village esthetic and built form of the Tanger, but of course this ends up being a separate thing surrounded by galores of parking. I do like the design of the buildings though, colour and roof lines.
DevApps: https://devapps.ottawa.ca/en/applications/D07-12-26-0037/details Description: The Applicant is proposing to construct six (6) multi-unit residential buildings of six (6) storeys in height onthe Subject Property, as shown in Figure 6 below. The proposed development will create 472 new residentialunits to achieve a density of 146 units per gross hectare and a floor space index of 1.27. The proposeddevelopment will provide 551 parking spaces, 195 of which are provided within underground parkadesassociated with each building, and 62 bicycle parking spaces. Additional details:
The unit mix includes 40 studio units, 63 one-bedroom units, 169 two-bedroom units, and 200 three-bedroom units to provide a diverse range of housing options. Each unit type includes various floor plan options in order to best accommodate a range of design preferences for future residents. Vehicular access is provided via Huntmar Drive to the east and the unnamed road to the north which connects to the ring road associated with the neighbouring Tanger Outlet shopping centre. This unnamed road is currently constructed to the property line of the Subject Property but closed to the public. Given the proximity to Highway 417, there are no buildings proposed to be located within the 14-metre Ministry of Transportation Ontario setback area. The only development occurring within this setback area includes landscaping, drive aisles, and parking spaces. Not until Huntmar / LRT is dealt with imo. Does being in the TOD impact the proposed parking for this?
Its a gawd awful location but if folks want to live there have fun. |
That parking lot is a crime in 2026!
|
This has to be the worst location for housing I've ever seen. Right next to a highway? Two-road access with one of the streets going through a shopping complex?
This could have been okay if they made two high-rises with green space and no surface parking. Who would live here? You know they're gonna be priced the same as a condo downtown! |
We are going full Calgary with this design. Their downtown might be amazing but the surrounding city is filled with crap like this. It looks like it was rendered in MS Paint. Hopefully, they can come up with something a little more inspired for the final product.
You don't even have to look far! Just down the road in Kanata Lakes we have the Uniform condos on Boundstone: https://photos.zolo.ca/205-180-boundstone-way-ottawa-X13046512-1-p.jpg?2026-04-27+06%3A57%3A07 or even the Foxwood which is a few years older: https://lifereg.ca/wp-content/uploads/2022/06/140-Guelph-Prive-_-Kanata-ON-1-scaled.jpg Nice landscaping, primarily underground parking, not directly abutting a 400 series highway :( |
