Red Deer Construction
 
I feel like, since the city will be surpassing a population of 100 000 this year, that Red Deer deserves a thread of its own. Hopefully in the "sticky" section.

I couldn't find any current developments ongoing in Red Deer right now, but I found the Greater Downtown Action Plan which, having been to Red Deer this summer, seems to be moving along very well.

CBC has announced on their twitter feed that the AB Government is expanding the Red Deer Hospital with two new surgery rooms. One is obstetrics and the other is emergency obstetrics.

No, it's a bit too hideous and wonky for my limited skills. I wouldn't be able to get the proportions right. However, I am going to request that the height of Executive Place be corrected from 44 meters to 48 meters, and I'll edit my diagram accordingly.

Lol no problem. I'll see what I can do about Lethbridge too. If I can manage to get all the buildings, Lethbridge will have the third largest diagram in the province with 7 buildings, all completed.

I'm not sure I follow... Edmonton has nearly 40 drawings while Red Deer could at most have 5 or 6? Maybe in the next 10-20 years there will be some new high rise development, but I don't think there will be enough to exceed Edmonton.

Hello,

I have been living in Red Deer for a few years now, I'll try to take pictures of any new projects or post any updates when they are available.

Since Executive Place (Now called Stantec Executive Place) has been built the tower is slowly taking in tenents, there is now another business setting up shop in the bottom. I wish there was another coffee shop at the corner retail section in the bottom, though there is already lots of those in the core. I honestly think that it's going to be a while before we get another building like Executive Place being built in Red Deer. For now, there is other low rise office buildings being built in Gasoline Alley and elsewhere.

The Advocate reports that the Saputo facility in Downtown Red Deer is planning on a adding a new addition. I can't find any renderings of the building, just that it will be 35 meters tall, with a 23 meter tower. Not sure if that means it will be an actual building and not just an antenna of some kind. CBC Radio One is reporting that the courthouse in Red Deer is having to moving the traffic court to the Red Deer Lodge due to the backlog there. They are calling for a larger courthouse there with at least 16 courtrooms. The Red Deer courthouse has apparently been undersized for at least 20 years after they closed the Lacombe and Innisfail courthouses in 1991.

Red Deer has several high rise buildings. Their new tallest, Stantec Executive Place, was completed in 2010. They have no proposed high rises currently.

That is awesome to hear. This could perhaps be a new high rise if they decide to build it downtown and include other government offices in it.

I've also found that the Southpoint Junction project (initially stalled by the 2008-09 recession) is showing signs of life yet again. According to the Advocate (in an April 2012 article) The site's developer; Qualico has found an anchor tenant for a large retail-mixed use project that will finally see some development on the west side of Taylor Drive from 28th St to 19th St. The Advocate article said that the project was looking at a 2013 opening, so it seems to have perhaps slowed down again. I haven't seen any activity in that field west of Taylor for a long while, but the land is at least partially hooked up for utilities.

So today the city had sort of an open house at Parkland Mall, so I got a chance to ask some questions about future development.
What I learned is that the downtown action plan, yeah the one that shows all those nifty highrise condos is really iffy. The hotel and convention centre is off the table unfortunately, according to the project director, the site will instead become residential, with a max of around 4 stories, most likely wood frame :(
The Railyards project (around Superstore) which is just north of the project mentioned above, apparently won't get off the ground much for another 15-25 years, by then high-rise construction is only plausible, it may end up being more 2-4 story wood frame construction, but it could generate some 10-15 story structures, which the director said would be around 15-20 years from now. The hurdles to overcome is that developers are more interested in the south east corner of the city, which is growing like a fertilized weed. The second issue is that people in Red Deer are preferring to live on the edge of the city in a more suburban area, and are uninterested in downtown properties, furthermore, they have little to no issue with driving the distance from the south east corner to the city core/north west where most people are employed.
Some good news however is that the downtown cheese factory that I mentioned a while back is indeed going to be a 10 story high-rise :D Only about 100 feet, but I'll take it. So far it seems it will be finished in mid to late 2015. I'll see about getting a few progress shots of it and posting them here if anyone's interested.

That's too bad. I suppose it's harder for smaller cities to embrace a true downtown since it was never as prominent as it would be for cities that were big earlier, where downtown would have been a very important place.

Yeah, there's been a complete 180 in the way cities develop since the post war era. (mid-20th century) Due to the way the modern economy functions, it's more attractive to live in single family homes with a front and back yard. :(

Ah yes, that's a proposal by Paul Harris (a city councillor) and his partner, it's on hold for now, it might yet turn belly up, Mr Harris says he's waiting for the city economy to change before starting construction. This project is similar to the Elements, next to the river, a 5 story steel-glass condo and office building that's not been doing well since the housing market is geared towards single detached dwellings (IE suburban sprawl). So it seems like it may be a few years before a 6-5 story steel condo building is feasible in downtown Red Deer.

A few shots I got today of the Taylor Dr/Ross St realignment project. They're also starting to bury the overhead power lines. This is basically the first step towards redeveloping the old city civic yards :D

Probably because the units are huge! 2200-5400 sq feet? For a non-condo market, going after the high-end of that bracket is a tough sell.

It doesn't help that they won't do showings unless they get perspective buyer's bank information, in other words, they only show to people who are already planning on buying.

Indeed, hopefully they'll experiment with mid-range condos downtown. However it may be a few years before downtown Red Deer is seen as viable to prospective buyers. The area has a stigma of being a bit... rough. Fortunately in the last few years the area has been almost completely cleaned up, but I think people still feel uneasy about it. :(

Aha! Some news after quite a few weeks of silence. The city's new website has a cool new news feature (that was a lot of "news" in one sentence). They're saying that demolition of the old abandoned buildings along the river on the south side of downtown is happening... Soon. The stats nerd in me is getting reallly antsy to see the results of Red Deer's municipal census! Could Alberta finally have its 3rd municipality over 100 000? :)


Also, in response to TriWolf's first comment on this page, yeah... most people have preconceptions about downtowns, and until recently, most downtowns on this continent had really bad raps, with very little residential population. Thankfully that is changing. Even the fact that Red Deer has built these mansion style condos downtown is a good sign... the city is thinking forward and trying to densify. Most cities under 100 000 wouldn't even be talking about something like that, let alone actively working towards it. I think with the improvements done to the core over the last few years, it will start to become a more attractive place for people to want to live. Now that the streets have been improved, the city should focus on enhancing the inner-city parks, and also attracting/hosting festivals in the downtown. Bring people down there, show them that it's safe, beautiful, fun, with amenities all around, and they will come.

And great news about the demolition of that industrial area. Perhaps Red Deer's future equivalent to Calgary's East Village? ;) :)

You are indeed spot on with the festivals, Ross Street hosts an all summer long patio event each year with live music one a month, and there's also the weekly huge farmer's market (also downtown). Additionally there are 2 or three art galleries, there will soon be another opening up in the old Metropolitan Hardware building which is being renovated into loft/studio apartments on the upper floor and art kiosks on the lower level.
As for street improvements, 55th st is currently being completely overhauled, as it's been totally ripped up. By the end of the year, 55th utilities will have been upgraded from the 6 decade old infrastructure so it can better serve (traffic and utilities) for the dozen+ 3-8 storey apartment buildings down the street, as well as the Riverlands and Railyards.
Then there's also Taylor/Ross St intersection, which should be finished by the fall, and the new 67th St/30th Ave intersection in the north-east corner that's part of the Northland Drive project (similar to Taylor Dr) to connect south east Red Deer with north west Red Deer, as well as help deal with the increase in traffic in the north east corner, which within will be area of most growth in Red Deer for the next 10-20 years.

Wow, sorry it's been so long since I've been on here XD
Unfortunately I don't have any pictures today, but I do know that the Taylor drive intersection is nominally re-opened, as is 55th street. Both are major infrastructure projects that are paving the way to re-developing the area west of downtown. In addition to the road construction, the old city civic buildings have finally been demolished.
As for building construction, about 1.5 x 1.5 Km of streets, basements and infrastructure is going up in the city's north-east corner just off 67th st and 30th ave.
