It's a campground along the river between City Hall and Congress. Since I work in that area, I have noticed a lot of the early morning joggers doing their jogging in the street instead of going through the campground.

i need to dial back my enthusiasm on this one.

I feel like I'm setting myself up for disappointment. Never had a tinder date, but I've heard some horror stories from buddies. I hope that the result will live up.

I really hated the Independent crown, and now I freaking love it....I see each night peaking over the pecan tree in my back yard and it makes me smile. The lighting team killed it.

I want the Sail to inspire me...I want it to draw us back downtown...I want it to force local architects to contend with it....I want it to cajole Cristopher Cross out of retirement to sing at the Grand Opening....I want to make sweet, sweet........reservations at the Michelin 3-Star bbq restaurant destined for the Sail.....I want to set up my easel on top of Doug Sahm Hill and paint a masterpiece of her gracious curve.

Anyone got an easel I can borrow?

I don't think any of us will be disappointed with this one. I'm already impressed with what's already done. I like the slant back. The arch of the "sail" will be unlike any other structure we have, and if its lit...boner!. Did I just say that??? Ewww, an Ahealy moment there! ;) I hate the Indy crown by day, love it by night. I can't get on board with how cheap it looks. I HATED the Molar, now I like it. I tend to be quick to judge, then regret it later, but not always. WeWork on Barton Springs....drove by it the other day, still hate it, always hated it from conception to completion, wish they had practiced safe group designing before that Igor was conceived, but at least its mostly hidden until you're on it. This will be the masterpiece down by the river and a good target for brush and canvas. Btw, didn't know you painted. I also didn't know there would be a BBQ in it. What are they going to do about all the smoke? And a pet peeve of mine just happened, I swear I just saw 3 My Pillow commercials while typing this post. I'll go on record that even though I have a My Pillow, I can't stand Mike Lindell and his stupid over played commercials. Maybe his products would be cheaper if he didn't spend so much money advertising for a decent product but not the best pillow you'll ever sleep on. I don't think I gained even an extra 30 seconds of sleep with it. Maybe he's not getting the word of mouth publicity, so he has to keep paying for air time to get his one and dones to stay in business, but I digress...thought I was on Facebook for a second.

It's been a while since I heard anyone mention Christopher Cross, so I Googled him to see what he was up to. He was recently very ill with Covid, but as of two weeks ago he has fully recovered.

Generally most valuable real estate in cities is waterfront. I see great potential for markets and a walkable waterfront IF we didn't have 5 lanes of traffic on it everyday.

Burying 35 seems like a nice idea but maybe tackling same problem at a smaller scale would be a good idea? and is there a better opportunity than cesar? lamar? congress? (obv i think cesar is better opp)

The way I understand it, burying 35 isn't simply for properties, but also for traffic flow. That said, I wouldn't be opposed to burying Cesar Chavez if we had unlimited funds to do so...could be fun. The Bund Tunnel in Shanghai has done this pretty well along the Huangpu River...but it's also a city of 24 million or something with a slightly lower cost of labor, so there's that.

hmmm. i would disagree with 'traffic flow' bit. state wants tax money off the property that could be developed on where 35 currently is. "traffic flow" is how they're gonna sell it. IMO.

i can promise you traffic will still be horrendous after/if 35 is buried.

which is why i'm more keen on developing land (via burying road) on a tract that touches waterfront AND cuts through our current DT area AND would be much cheaper

Short of making this another transportation thread, traffic flow wold be *slightly* improved due to fewer on- and off-ramps for the length of the tunnel, if they do it the right way. This will allow for through-traffic to continue without the slow-downs commonly experienced from people entering and exiting the expressway.

All that said, the financial gains from land made available is definitely the loudest argument, and certainly one to which property owners, city leaders, and others will play close attention. I'm not arguing against that direction at all.

It is interesting that you offer the property value and development potential view for Cesar Chavez. I think it would be awesome, personally, but I have to ask if that's just an opinion that you floated or if you've seen something of that idea posted elsewhere. Just curious.

Either way, buildings (such as Block 185) on Cesar Chavez would do well to encourage pedestrian interaction. The library even seems to focus more on the creek interaction.
