Not sure if this has been posted yet. Phoenix put out an RFP for the SE/SW lots at 1st St and McKinley:

The workforce housing translates to coliving, so that's always a plus.

The RFP indicates this is a lease as part of the deal, so it's not going to be some vacant lot that some random developer drags on about. They lose money if they don't build.

To be fair, adjusting to fighting fire in this heat was a bit easier transition for me than most. I grew up here, and before I was a firefighter I spent 9 years working construction after 4 years in the Marine Corps. Plus, I learned decades ago to do my cardio in the hottest part of the afternoon in summer to acclimate as best I could to extreme fire ground conditions.

Interesting story on the redevelopment momentum downtown. While the sports stadiums being downtown is great momentum for game day activities, the real impact has been focusing on what they call an 18-hour economy.

- There was a mass exodus out of downtown in the 1970s. In fact, we didn’t get back to the population that we had in 1970 until 2016.
- In 2014 the goal was to get 10,000 people to live in Downtown Phoenix by 2030.
- Now, there are 23,500 that live in Downtown Phoenix and we will be at 30,000 by 2030.

Phoenix Observation Tower
 
Just came across this proposed structure from 2012 by by Bjarke Ingels Group. I'm assuming this never gained any traction but looking at the proposed location I feel like this would be the perfect attraction for downtown to bring in more people and anchor their proposed entertainment district.

I'd prefer they build an outdoor observation deck on the roof of Astra or the former Chase Tower. I remember watching a video on YouTube where an employee in Chase snuck his friends to the roof and it looked the perfect place to have an observation deck, it was so cool to see the city from up there

That's a great point - would be a great way to activate Chase tower too. Either way downtown Phoenix needs something that is different and will draw people (locals and tourists alike) to downtown other than sports and conventions.

I hope so. Harkins seems to have an allergy to any site that is even remotely central or involving reuse. For a locally based company, they're disappointingly oriented towards sprawl.

This building would be gorgeous for this part of downtown. Between this, 2nd and Portland and Central and McDowell, that gap sure will start closing up. If only something could've been built in the lot next to Spaghetti Factory :(

So that's true, this is the second "redevelopment" project that Harkins backed out of....Harkins also backed out of repurposing an old Sears building at Chandler Fashion Center for a new Grille concept as well which will now be a Round1 location....not sure what's going on with them....

Also the space that the Harkin's suppose to build on at PV reimagined will be....and I kid you not this is based from the broker's updated site plan...is a self storage building....

That said the industrial policy and protectionism we are seeing are features of both Trump and Biden admins making it a wash to political equation since both parties are now on board for this stuff. The language people use for politics is still stuck in the 1990’s when it’s very different today. We are still catching up and in the midst of the political realignment.

Regarding the Golden Triangle NPR thing: That was a God-awful story/article or whatever it is (no surprise coming from NPR). Is it purposefully vague? I live in this north phoenix general area (family has for 40+ years) and I've never heard of the "Golden Triangle". Regardless, can they not provide any cross streets? I know of a bricks and minifigs as well as a kids haircut place, but that's in Norterra, which was planned, opened, and been chugging along way before TSMC came along, and is hardly "a freshly built strip mall", it's more of a gigantic regional shopping and entertainment center.

Also, "about 7 miles south" of TSMC is the Loop 101. I can deduce having some knowledge of the area, and looking at google earth aerials, that they're probably talking about the area immediately east of Norterra by the canal and those mountains. Which would be an insane stretch to describe this area "about 7 miles south" in an article.

Just pure trash. :yuck:

This is to be expected kind of like autos chips have a huge supply chain and lots of end users that would rather locate near tsmc and produce final products right there. This is why landing tsmc is such a huge deal.


Now as robotics and ai is going to start taking off too we are in a great position for the long term manufacturing of these items.

Now if only we can land the national semiconductor and quantum computing laboratory !!!

I worked at this church for a couple of years and left in May 2022. Before I left, the church was looking into developing a part of the property into affordable housing by way of a 30-story high-rise as well as developing a large parking structure that would be shared by the Phoenix Theater, Phoenix Art Museum, and the residents of the proposed high-rise. It's this area here bounded by Happy Valley and 19th Ave. They have been under construction for a while now and also, 19th Ave is getting widened to accommodate for the new apartments.

To be clear, Marketplace usually airs on NPR stations, but it's actually produced by its own separate organization, which you can hate as much as many of you appear to hate NPR if you want to.

I agree it was annoying hearing "golden triangle," which sounds like realtor terminology, without any specific location. I was also annoyed by Kai Ryssdal's repeatedly saying "Phoenix, Arizona." For large cities, you don't need to say the state unless necessary for disambiguation (e.g. Portland OR vs. Portland ME). There is no other Phoenix of significant size, so the nation's fifth largest city can be indentified just by its first name. We've come a long way since Steve Miller "went from Phoenix, Arizona, all the way to Tacoma" nearly half a century ago.

Was able to take a drive around downtown and I noticed a few new retail places opening or opened like dental offices, salons coffee shops etc. More general retail that will be in high demand as all of these apartments fill up.

It was good to see!

I do a double take every time I’m downtown there seems to be another crane up. Hopefully we can get something iconic built in the next cycle, doesn’t have to be massive just a unique “this is PHX” type of tower. Can’t be corny, doesn’t need to be a giant Saguaro or anything, maybe a PHX Rising somehow…

I'm sure we'll see a couple more changes along the way. Hopefully, they don't water it down any further.

Yea, that one is pretty crazy. They did change it up after that to the current design, but at just 7 floors. I still think the new design looks good and the added 5 floors is a bonus. Would be nice if they upped the floors even more before final build :)

That's a helpful link. I had no idea there was an official list somewhere. Columbus is probably an outlier to avoid confusion with Columbus, Georgia, which just happens to be right across the Chattahoochee River from Phenix City, Alabama.

Being the kind of dork that pays attention to that stuff, I remember it from the copy editing class I had to take in college as a journalism major. That was way back in 2004 and I still have my AP Style Guide lying around somewhere on a bookshelf.
