The new seven-story, 100,000-square-foot rental building at 198 Johnson Avenue will occupy the block between Humboldt Street and Bushwick Avenue, rising adjacent to an existing three-story, 82-unit Section 8 residential building on the property.

In addition to more than 92,000 square feet of residential space, the development will include just over 8,000 square feet of ground-floor retail and a 2,300-square-foot rooftop outdoor recreation space for tenants, according to the filing.

The building is set to hold six ground-floor apartments, 20 units on the second floor, 21 apartments on each of the third through fifth floors, another 20 units on the sixth floor and eight units on the top, seventh floor.

Thanks to an online version of the presentation the team will show to the LPC, we have our first look at Adjmi’s design. The Wooster Street facade is articulated by a repeating successions of Roman-arched windows, referencing the area’s signature cast-iron fronts. Since the site is squarely situated within the Soho-Cast Iron Historic District, the development team will need to muster the approvals of the Landmarks Preservation Commission to build their vision.

A commercial retail space would occupy the cellar and first levels, followed by five stories of offices with an average floor plate of 2,700 square feet. The seventh floor office penthouse will be setback 20 feet from the streetwall, and its front will be mostly glazed according to drawings. To the top of the rooftop mechanical bulkhead, the building will be 114 feet tall.

This doesnt really relate to development, but its pretty freaking cool. The Landmarks Commission just came out with an interactive map of every historic district and landmarked building in the city. Ive spent the past few hours looking through it.

Thats pretty neat. Was checking it out.

I added it to the first post/directory of this compilation. Credit goes to you of course.

I made a GIS section for the Texas Compilation and I figured why not for this (so if anyone spots useful resources, feel free to share). Although for more resources like maps and thread links, the first post of high rise directory is where its at. GIS sets can be found in the Texas one. High rise lists and thread links in NYC highrises one.

I'd like to note that there are 1000+ real estate projects that are mid/low in this compilation as of now. Earlier posts had multiple ones, and thats adding up projects with multiple components. City is on fire.

The commercial triangle on 125th and Broadway that used to house the old Floridita diner was demolished a couple of years back to make way for the Columbia Manhattanville campus but nothing has happened since then until recently. We noticed diggers and foundation work starting up in the past week or so and new signage up on the plywood now reveals some dramatic architecture. A first look of the new building can be found after the jump.

Previous renderings of the $7 billion campus have all been uninspiring glass cubes which reflect the architecture of the building that first arrived but this new 3-story corner piece has some strong sculptural merit. There is a lot more that has to happen on 17-acre site but if the future plans reinvent the neighborhood in a more modern fashion such as this new addition, then maybe uptowners will finally have some innovative architecture to be proud of. A completion date of 2018 has been posted on the announcement and thus the final outcome will take some time to finish up for review.

The Floral Park temple will closely resemble traditional Hindu shrines in India. While we don’t have renderings, we do have detailed drawings pulled from environmental review documents. The stepped structure will be topped with five large domes, and little ziggurats will perch on top of several entranceways lined with columns.

The two-story building will have a large prayer hall, a small store, a vestibule, and an office on the first floor. The second floor will hold studies for three priests, storage, mechanicals, and a caretaker’s apartment.

The house of worship will rise on a 10,000-square-foot plot between 264th and 265th streets, only a few blocks west of the city border with Nassau County. Plans for the 8,000-square-foot structure were filed more than a year ago, but the Department of Buildings hasn’t approved them yet.

The site is also fairly contaminated because it was a gas station until 1991. In order to gain DOB approval, the developers have to truck out the contaminated soil and clean up the lot according to city regulations.

Shiv Shakti Peeth temple is developing the project, and architect Manish Savani is responsible for the design.

The Congregation Shearith Israel is about to start evacuation work on its long-delayed nine-story community and condominium project next door to its synagogue at 8 West 70th Street.

The project, first proposed in 1983, has gone through many iterations, the Wall Street Journal reported. The synagogue’s original plan was for a 42-story apartment tower. The tower was chopped down to 14 stories in 2002 and then to its current nine stories in 2006.

Now, the planned building will have five condos, including a penthouse, and some units will have views toward Central Park, according to the Journal. It will also house three levels of classrooms, a catering hall and a wheelchair-accessible entrance for the synagogue.


There is a rub, however: ongoing community opposition. Neighbors say the 106-foot tall building will block light and views and Landmark West!, a preservation group, is concerned about precedent the zoning exemption the synagogue was granted in 2008 by the Board of Standards and Appeals, the Journal reported. The ruling allows the synagogue to build taller than the 75-foot height limit at the site.

Also pending is a Department of Buildings’ “notice to revoke” issued last fall, which threatens to withdraw permits for the project, the Journal reported.
