YIMBY can now reveal the latest plans for the site, which have changed significantly, and the entirety of the building above the retail base will be condominiums.

Pelli Clarke Pelli's 138 East 50th Street Rises, Take a First Look at its Terra Cotta-Infused Facade
December 19, 2016
Quote:
In Midtown’s skyscraper jungle, a new bamboo shoot is starting its 64-floor climb. On a parcel tightly hemmed in midblock at 138 East 50th Street between Lexington and Third avenues, cavernous foundations have been poured and the project’s first story is now above street level. Co-developed by the ambitious duo of SMI USA and Louis Ceruzzi’s Ceruzzi Properties, the 270,000 gross-square-foot project will be a soaring glass shaft housing a mix of retail and condominium residences.

It's not a serious proposal as far as I know.

138 East 50th Street Mockup Tests Colors and Finishes

Quote:
Boston Valley Terra Cotta is providing the terra cotta panels for a unitized curtain wall on the new mixed-use tower underway at 138 East 50th Street in New York City. The 63-story tower designed by Pelli Clarke Pelli Architects will house 4,588 square feet of retail space and 124 condominium units. The tower’s façade is composed of approximately 37,000 square feet of terra cotta units interspersed among large panes of glass. Permasteelisa Group has designed the curtain wall system wherein the terra cotta panels are staggered at angles to the flat plane of the glass to add visual interest.

Despite a rainy day, this mockup assisted the design team in making selections about color and finish.

The mockup was designed to be lifted by a crane so project team members could view it from a more realistic distance.

Not sure about some of the choices in the mock-up, but the renders on this one look nice. Midtown East is sure changing. I lived in NY and worked in the Citigroup Building from 2008 through 2011. Back then, I would never have lived in this area. But between this, 100 E. 53rd Street, and many other luxury projects, the office-only district of Midtown East is on its last gasps. Still haven't really walked around that neighborhood too much in the last year or so, and I don't know if I would want to live there. But some people do. We're seeing the same thing in most bigger cities, I think. Market Street West in Philly is adding more and more residential.

Some of those renders are just "mockups" or placeholders for potential developments.

That one would be for the proposed 666 5th Ave which may or may not happen.
