They were mostly right up at Portage, the first 20 feet of Smith are nice asphalt now, the rest is a disaster haha.
I am not sure if the developer or Brockstall (the contractor) is responsible for repaving. I remember when MTS Center was completed, Hargrave next to CIty Place was resurfaced fairly quickly as its pavement was chewed up from all the heavy trucks.

It will be nice to be back on day shift next week and I can see how bad that section of Hargrave really is. Getting off at 5am with the iffy street lighting on that block sort of obscures how good / bad the pavement is.

I would assume this is the responsibility of the developer. You break it, you bought it. Not the City.

Ya no doubt.

I think Smith in front of the Marlborough is up for repairs either this year or next. It's terrible.

311 actually works, came down the 300 block of Hargrave very slowly at 4:55am and saw that there are patches on the worst sections where the craters were from the Glasshouse laydown area

Still hope that this block gets a full resurfacing but the patching is a good step.

Honestly it doesn't even need to be 4 lanes either — or have some bump-outs, put in some trees. It's pretty much an oversized lane with some parking anyway since it's only two lanes south of Portage, and north of Cumberland.

Hopefully the condo fees there are going to cover replacing that furniture every couple of years. It doesn't look like it will wear especially well even if they had someone taking good care of it, as it stands no one will really take ownership over its care.

Lol property management perhaps? Condos aren't pure anarchy once the developer sells out

Regardless, one month of condo fees can cover that furniture 5-6 times over.

The hotel has a contract to do some of the cleaning and maintenance there, and residents can order hotel services and pay for maid service, etc. The guest/visitor rooms will also be run/maintained by the hotel. Residents also get discounts at the hotel should they need more rooms or the guest suites be taken.

anyone know when/if the glacier-like opening of Brown's Socialhouse will be? Last I asked them, in spring/summer, they said October.

Latest word is February. Actually seems realistic for the first time ever. They've even started stripping some of the exterior finishes off to make way for whatever their corporate entrance is going to look like. Construction crews in there every day now as well.

Not if your entire patio is under a cantilevered roof on the north side of the street. There will be no sun, ever.

Won't the patio be on the south side of the building?

The lunch hour gets a ton of sun in that spot.

^ Yes, that patio will get sun, guaranteed. The MTS Centre doesn't block the sun and the cantilevered part is not that long. Maybe if there were a 30 storey tower across the street it would be an issue, but in this case it won't be.

Moxie's across the street is permanently shaded, but that's because it's directly on the north side of the MTS Centre. That patio has never been exceptionally popular and I'm sure the lack of sunlight has something to do with that.
