But the private sector doesnt care. If they did, the Hudson yards development, all private, would acknowledge and welcome all the hungry tourists arriving on megabus and Boltbus. Instead, theyll probably get the city the evict those buses and have them unload somewhere even more god-forsaken than where they are now.

No, in this case, they don't. Because NY has a bus terminal (not far from here) and is in the process of redesigning a more adequate terminal that will better serve the passengers, meaning you won't see this spillover on the street. You can read more about that in the thread...

Anyway, a good presentation of the railyard development.

A few grabs from the presentation...I don't remember seeing the side core for this tower before...

Transfer floor where the connection to the main core will be

There was a slight audible gasp when the scale of 30 Hudson was revealed...

Time Warner's screening room...

This render seems a little off...

HBO gearing up for the move (their offices will be higher up than CNN studios).

Nickerson family offers long-term leasehold as HBO leaves for Hudson Yards
Clan has owned 1100 Sixth Avenue since the 1800s

The owner of 1100 Sixth Avenue is seeking an investor to take over the property as longtime tenant HBO gears up to move its headquarters to Hudson Yards.

HBO, which has been headquartered at 1100 Sixth Avenue since 1984, plans to move to Related Companies’ 30 Hudson Yards, where parent company Time Warner purchased a 1.6-million-square-foot commercial condo that takes up the 14th through the 51st floor. The company’s other subsidiaries, CNN and Warner, will also be taking space in the condo. HBO’s lease at Sixth Avenue expires in 2019.

Quote:
With HBO set to depart 1100 Sixth Ave. for Hudson Yards in three years, the building’s longtime landlord, the Nickerson family, is soliciting investors to take over the property.

The cable network is set to vacate the building's entire office space—315,000 square feet—in 2019 when its lease expires, a spokesman for the company said. HBO has been headquartered at 1100 Sixth Ave., at West 42nd Street, since 1984. Late last year, the network announced it will move into a portion of the 1.3 million-square-foot office its parent company, Time Warner, has signed up for at 30 Hudson Yards, a new office tower under construction.

1100 Sixth Ave. also has about 21,000 square feet of retail space that could be improved to add more value to the property. The building has up to 60,000 square feet of development rights that could be used to create new penthouse levels atop the property. About 40,000 square feet of those development rights are available to a builder who will make transit improvements, most likely by upgrading subway entrances for the Bryant Park station, some of which are located in the base of the property.

Tear that box down and build something taller and better looking.

Too bad there weren't more air rights available...that corner is such a spectacular piece of real estate.

Knock that dump down. With 60k air rights, you could easily build a very tall, slim tower on that site.

Are the tenants all leasing or is it possible for them to own space?

So far, for the two major office towers, Coach owns it's space (though it is now looking to sell and lease it back), and Time Warner owns it's space, as it did at Time Warner Center.

As far as 30 Hudson goes, I don't think it has any leased space, and is all spoken for...

Time Warner Inc., a global leader in media and entertainment with businesses in television networks, film and TV entertainment and publishing, has already acquired approximately 1.5 million square feet of office space at 30 Hudson Yards and plans to move approximately 5,000 employees from its corporate operations as well as its CNN, HBO, Turner Broadcasting and Warner Bros. entities - consolidating the divisions under one roof for the first time.

KKR, a renowned global investment firm that manages investments across multiple asset classes, has acquired approximately 343,000 square feet, the top ten office floors, at 30 Hudson Yards

...Wells Fargo Securities, one of the world’s largest financial services firms, has acquired over 500,000 square feet in the building. Both firms are relocating their corporate offices to the flagship office tower.

Related Companies and Oxford Properties Group also plan to take space at 30 Hudson Yards.

You can see how it stacks up, with Time Warner taking the largest share...

Looks to be at or close to the observation level, though the view of the ESB is slightly off...

Anybody else think Hudson Blvd is really a waste? It isn't particular interesting. Just a bunch of plantings and benches.

All that space could have held millions of square feet of development.

It's not a waste. The area isn't even up and running yet. There are years of construction up ahead, and only a portion of the blvd/park is built. It will tie in nicely to the plaza/sculpture and the High Line, which itself needs to be extended to handle the hordes of tourists who will swarm the area. Definitely not a waste. Is there a lot going on there now? Of course not.

I do hope something similar does not come to fruition in the Sunnyside Yards development. While on a tangent, it is the largest yard in the city, and a prime spot for 1000's of units. Would be a shame to lose millions of square feet in that area when it does eventually develop (years from now). But I kinda get what antinimby is saying. But at least with HY, they made up for it by just building taller. Which I'm fine with.

This isn't Trantor.

And the plots can only hold so many square feet according to zoning.

i don't think so, but ya gotta be patient. they just built what they did so far to give you a taste of it. i would say the site is massive and it does need a road going through it:
