Thumbs up NASHVILLE | The SoBro | 345 FT | 32 FLOORS

This is the 2nd of Tony Giarratana's three new proposals for downtown Nashville that was released last week. The location is at 3rd Ave South & Demonbreun St in the SoBro (South of Broadway) neighborhood and is adjacent to another of Tony's projects, Encore Condominiums and directly south of The Pinnacle @ Symphony Place, the neighborhood's current tallest. This will become the tallest residential building in the state once completed, beating another Tony G. project, the Viridian, by less than 20ft.

The project is already listed on Bid Clerk and is likely to break ground in either the 2nd or 3rd quarter of next year based on current talk. The name for this tower has not been released yet so I'm going with what is given off Giarrantana Development's webpage.

The way I took it from the sections in the pdf was that the name of this apartment tower would actually be "SoBro". Anyways, I had no idea that Viridian was only 375 ft. tall, but I guess since its elevation is higher than the majority of the other high rises it just looks taller.

That's what I'm thinking, but part of me hopes not because it a very unimaginative name to me. Viridian is 378ft tall, so just barely getting over it in height.

Yeah, sounds like some cheap ass apartments from the 70's. That second rendering shows that SoBro will have some badass density if this is built. Add the Omni, Hyatt, and Westin to it and it'll be very nice.

I think this tower will be the first to be built. Should make some nice density right there especially if the Hyatt and Tony G's hotel are build too.

Estimated start date, according to a construction bidding website, is May 2012 with completion in September 2014.

That'll be here before we know it. The Omni should be up and growing well by then.

Both their bids on the same website list April 2012 as start date.

Concerning the proposed hotel on the other side of Encore, another brand tossed out there is the "W", which has been trying to get into this market for a few years.

Demonbreun is going to be a great street in a few years once all is set and done. You can live in The SoBro or Encore and walk to Cummins Station for dinner and Cannery Row for live music shows.

This is probably my favorite of the 3 developments Giarratana has proposed because it'll have people actually living there and adding to the street activity that is finally going to truly gather momentum over the next few years in SoBro. There are plenty of lots and old buildings that likely have their days numbered in close proximity as things move forward.
