Woof indeed. The front looks like it came from the 80's, not really digging that either.

Too much parking, and the "community" as usual is full of nitwits who should be completely ignored.

I'm not sure where you get the idea that this is Moes Cantina. It's called Federales..a joint venture between sodikoff's Hogsalt group and Four Corners

Thats not what I said, and I have a degree in economics my understanding is just fine. More supply of cheap substitute labor = lower wages for everyone in that industry

Actually, I find the design solution for the parking levels to be acceptable. Going off of the rendering, it looks to be simple screening that keeps the facade transparent and permeable, and the elevation is divided in accordance with the bays. The top portion, on the other hand, doesn't follow suit, and it has a rhythm that has all of the divisions narrowing toward center. It needs to do away with all of the precast and have the divisions relate to the first three levels.

Guys, this isn't a TOD location. They are building the parking that is required by zoning, and only what is required.

Even if there was somehow a loophole that allowed them to reduce parking, this is not a great transit location. Almost a mile to the Red Line plus two bus lines that don't go downtown. Maybe if there was a Clybourn bus... but there ain't. Somewhat walkable to Metra, but still not within the TOD radius.

Plus this area SUCKS for walkability. Shitty strip malls on Clybourn are pretty much the only retail, and then a handful of scattershot bars and restaurants with weird hours.

That'll never get built.
That's a $16 million dollar project to recreate some commercial he hasn't been able to rent for three years and shoehorn in a bunch of apts with views of the Salvation Army, the Section 8 apartments, and the garbage transfer station.

Very true. Part of me hopes that new mutli-family development in the area would help turns things around, but I doubt it. It's an ugly area at the convergence of three auto sewers.

Personally, I'd prefer it if the existing building turned into a roadhouse. I think it'd do more to liven up that stretch than a bunch of apts.

What's a "roadhouse"? Sounds kinda dirty.

It's a bar with live music and unruly patrons.

This will be fun to watch, it's not every day that Chicago gets a new construction religious building. Also, the Mormons are known for putting buku bucks into their churches, I wouldn't be surprised to see lavish detailing and real traditional materials like stone or Terra cotta here. Think what you want about religion or the Mormons in particular, but I don't think for a moment that seeing a community like this invest in a community anchor downtown will be anything but positive.

I agree but I am not thrilled about the 3 stories of parking (assuming the design hasn't changed)

Yeah that's interesting. I am excited about it if it turns out well. I'm not religious in the least bit, but love the buildings when they're done right. It can make a neighborhood look better. I grew up with a lot of Mormons and near a church - super unlavish though haha. My dad actually has a picture from 1917 of the Salt Lake Temple. I have no idea why they were even in SLC then being Jews from NYC on a cross country vacation. Awesome looking building though. This one won't be like that though

Did we miss this one? 6 story, 34 unit building for 2050 N Clark Street - approved by zoning this month - to replace a single story building The building next door is also 6 stories.
