Site plan for Austin South Lamar Apartments - 5 floors - 1515 South Lamar. It's the Security Self Storage lot across from Planet K.

Interesting, kinda sucks that it has so little street frontage but that of course is due to the shape of the lot. I wonder if the strip center next door could potentially become a "phase 2" of this project? That'd allow it to share the driveway, kinda like the driveway between the two Post buildings across the street.

I could be wrong, but it also seems like the corner of that lot meets up with Evergreen Ave as well. Can't tell where the property line is, but that could be another access point. Doesn't do much for retail on Lamar, but for pedestrian access, it could be nice.

Interesting tidbit:
Quote:
In addition to changes on-site, the new PUD proposal would scrap the $439,000 fee-in-lieu payment for affordable housing and instead pay $1.2 million to the city’s Neighborhood Housing and Community Development Department and donate $2.5 million to Foundation Communities to pay for 80-90 units of affordable housing on South Lamar. The developer has already selected a property at 1508 South Lamar Blvd. and put it under contract for this use.
Looks like Foundation Communities has their eye on 1508 S. Lamar, which is right next door to the Post buildings. Seems like sort of a small lot to do mulitfamily, so I wonder if they are planning on buying up the lots next door as well.

They have a pretty cool affordable housing project down the street called Bluebonnet Studios, hopefully they will do something similar in terms of design!

Anyone have a rendering or update on Endeavor's project at 2319 S Lamar. I know that they passed their up-zoning, but I haven't seen anything further. I've been in Zilker for almost a decade and that lot has just sat empty, love to see it developed.

I wonder if Juul will back out of their lease on South Lamar given the issues the company has....

i've thought about that a lot. I really believe that, yes they are in trouble, but Austin is the "cost alternative" to their current headquarters in SF.

Juul is not going out of business, they certainly have to adjust their model.....which I would imagine include lowering costs. Compared to the Pacific NW, Austin = lowered costs for corporations. I've owned several companies and labor costs were 1/3 or more (with product cost at 1/3, and the rest 1/3) . These are rough numbers of course, but you can see quickly that if you can reduce payroll by relocating jobs to Austin, that flows immediately to the bottom line, something a company in a tough spot would relish.

I would find it hard to believe that Altria will be cool with blowing $12+ billion Juul as it sits. It needs to GROW to give back investment.

1300 employees in Austin appears to double their total staff. That says to me that this is a huge deal and if they wanted to save $, cut SF, not Austin.

in re: Juul -- ABJ coincidentally has an article:

Juul Labs Inc. will cut about 650 jobs as the e-cigarette maker works to trim $1 billion in expenses in the wake of regulatory and business issues.

The job cuts make up about 16% of the San Francisco-based company's worldwide workforce of more than 4,000, the Wall Street Journal reports. That marks an abrupt reversal of Juul’s massive hiring spree over the past several years. This year alone, it had hired an average of 300 people per month, the company has said.

Juul has had its sights set on Austin for awhile for a new office. Austin Business Journal reported in April that the company planned to hire at least 48 people in the Texas capital. ABJ reported in June that the company had leased nearly 63,749 square feet in Central Austin.

It is unclear how Juul is moving forward in Austin. When asked about any impact on Austin operations from the new cuts, Juul responded with an outline for the company's overall strategy, including its halt to all broadcast, print and digital advertising in the United States.

Juul currently lists one job opening in Austin on its career website: senior manager for data and insights in the sales division.

In addition to cutting jobs, Juul will trim its spending by nearly $1 billion, targeting its marketing and government affairs efforts. Axios earlier reported the size of the budget cuts.

The cuts in jobs and spending are part of the company's broad recovery plan after government regulators targeted Juul following a rise in teenage vaping. Juul halted U.S. sales earlier this month of its mint-flavored e-cigarettes in retail stores and its website. It was the company's latest step in pulling its products from the market as regulators prepare to issue new guidelines for the industry.

Juul's recent moves are likely to hit to its already shrinking revenue and raise questions about its viability. Tobacco giant Altria Group recently wrote down the value of its $12.8 billion investment in Juul Labs by a third.

If my experience in the corporate world is anything to go buy the first "job cuts" will be budgeted positions that are not filled. Which may mean Austin expansion.. but its also somewhat likely that those were 2021 budgeted positions.

Schlotzsky's 218 S Lamar

A friend works in management there and shared this with me recently. The land has apparently recently been sold to a developer for over $7M. Plan is for residential. Schlotzsky's have a year or so left on their lease. I guess the development of this site was inevitable. Lots of surface parking on the lot.

I thought I saw somewhere (either here or on Towers) that the Schlotzky's site was going to be office? I remember seeing some basic elevations for what was proposed for that site.

Edit: here we go:

That Schlotzky's has been acting like they are on borrowed time for at least 12 months. Most of their outdoor seating is now missing chairs and no one really seems to care much about keeping the interior nice.

While I have no issue with the Schlotzky's being developed, it's a shame they have let it go downhill simply because they will be closing down. That was their flagship restaurant after all. At least hold it up until the very end.

Here is the backup file for the zoning change review for 218 South Lamar (the Schlotzy's site). This says the office building could be up to 115 feet.

1515 S Lamar is gone....demo pretty much complete.

Any news on the former Goodwill site at 2800 S Lamar?

I remember an apartment complex geared to lower income was planned... but now, I can't find anything.

S Lamar should have 7 new projects
2800 S Lamar ...... affordable housing? former Goodwill
1515 S Lamar......mixed use (current storage units)
1303 S Lamar .....mixed use (current Genie Car Wash, etc)
218 S Lamar .....Schlotzky's site.....office?
211 S Lamar ....hotel? (Taco C Pud)
1508 S Lamar......90 affordable housing from Huston Street?
2323 S Lamar..... endeavor planning mixed use

Anything I'm missing on Lamar?

I know Maria is always threatening to sell.....I imagine that would go mixed use.
Matt's, Austin New Church, and RLS mini storage all have HUGE lots. I imagine one of those would go next.

I think the Goodwill site was to be an office building, remember seeing some basic renderings awhile back.
