40 story | 600 Brickell finishes construction; adds glass facade




40-story Brickell tower gets first tenant as opening day nears

After getting a $130 million construction loan, a new name and its first tenant, the 600,000-square-foot office tower under construction on Brickell Avenue is positioning itself to enter a competitive office market.
Being the last of three office buildings to open in Miami's urban core could work in its favor, as 1450 Brickell has already reached 65% occupancy rate and Wells Fargo Center 40%.
On the construction side, the main parts left to complete at 600 Brickell at Brickell World Plaza are installing the glass on the penthouse level, finishing building out the lobby and planting the foliage on the 30,000-square-foot plaza, said John Breistol, president of Miami-based Foram Group, the tower's developer.
"The things we decided to do when we had to slow down and implement are being very well received by those in the community," he said.
Construction should wrap up by August.

Well this building was built during the boom and topped off in February of 2009. Then they lost their major tenant during the financial crisis & the developers decided to halt further construction until the market improved.

That is one classy-ass building. I have this thing for glass that is not blue, which there really isn't enough of in modern architecture. It's amazing that such a large building slipped under the radar so much. What is the foot count on that sucker?

^ If you mean sq. footage it's 600,000 sq. ft. Miami added three new office towers (all over 500 ft.+) totaling 2 million sq. feet including this one during the height of the boom.

Is it currently a fenced-off vacant lot, or is it used as a park? Because it looks like some nice open green space, provided it's accessible to the public.

That citicenetr park looks fantastic. Who'sthe idiot that decided to fence it off, and whos the political idiot that didnt push to have it be open to the public?


As for the photos right above this, those parking garages are obscene.

^ It's not a park, those are private lots that are scheduled to be developed into the Brickell CitiCentre project to be built by Swire Properties of Hong Kong pictured below:



that is why the lots are fenced off.

Condo developer betting on Greater Downtown Miami

A family-run, South American residential development company is prepared to bet its fortune that the Greater Downtown Miami condo market is on the verge of entering a new growth phase in the real estate cycle.

The development company, the Melo Group, founded by father Jose Luis Melo with sons Carlos and Martin, is moving forward with plans to build and self-fund an 18-story condo tower in Greater Downtown Miami, despite more than 3,200 new units built in the district during the boom still remaining unsold as of March 31.

Preconstruction sales for the proposed 96-unit tower — dubbed 23 Biscayne Bay condominium — in the Biscayne Boulevard Corridor neighborhood of Greater Downtown Miami are already underway with an initial focus on South American buyers. With a purported 48 percent of the proposed condo project already presold overseas, the developer plans to broaden the preconstruction sales and marketing effort to include U.S. buyers.

Prospective buyers are betting on the development company’s previous success in Greater Downtown Miami, a 60-block stretch from the Julia Tuttle Causeway south to the Rickenbacker Causeway, Interstate 95 east to Biscayne Bay. Building residential projects is nothing new to the Melo Group, which has developed at least four towers with more than 700 units in the area, including the One Plaza at 1800 SW 1st Ave. in the Brickell Avenue area and the 1800 Biscayne Plaza condominium at 275 NE 18th St. in the Biscayne Boulevard corridor.

Initial pricing for the proposed 23 Biscayne Bay condominium tower starts at $230 per square foot, much less than the $348 per square average sales price achieved for new condo sales in Greater Downtown Miami in the first quarter of 2011.

Construction of the 23 Biscayne Bay development — which will feature nearly 3,100 square feet of office space — could begin as soon as May with completion scheduled for early in the third quarter of 2012.

The proposed 23 Biscayne Bay condominium tower is one of three new projects proposed for Greater Downtown Miami.
