The design of the building on Regent looks good.

Could be 3 or 4 cranes downtown next year with this one, the proposed 10 storey building on Queen, the new courthouse and the building currently under construction on Carleton. Guessing there will be one at the courthouse site soon, possibly this year. Lots of good projects downtown. I wonder how likely this new proposal is likely to go ahead? I'm guessing this one with other two proposals (td tower2, commercial properties office on king) are not all going to happen, at least in the short term.

It has been a very busy year for development in the city and it looks like the coming years should be good as well.

The City of Fredericton and the St. Mary's First Nation will be doing some land transfers. It looks like some minor parcel changes to the old reserve immediately to the west (with future plans to widen Cliffe Street), the city is requesting permission to move a sewer main on the old reserve, the reserve and city would like to improve access to the river which includes improving trail connections and a small craft boat launch, and finally some land acquisitions near the bingo hall which I think is to accommodate development and a park/splash pad.

There's a gap in the walking trail through the reserve on the river, sounds like this deal would let that be finished off? Would be nice to see, that, and being able to widen Cliffe street is also nice.

Good to see these types of things getting done amicably.

Fredericton home sales post 11-year high for October

Residential sales recorded by the Real Estate Board of the Fredericton Area Inc. totaled 185 units in October 2018. This was up 6.9% (12 sales) from October 2017 and marked the second-best October sales figure ever in the region. It was tied with October 2006 and stood just nine sales below the 2007 record.

On a year-to-date basis, home sales totalled 1,936 units over the first 10 months of the year. This edged down 2.2% from the same period in 2017.

The average price of homes sold in October 2018 was $160,076, edging down 2.6% from October 2017.

That said, the more comprehensive year-to-date average price was $184,971, up 2.6% from the first 10 months of 2017.

There were 249 new residential listings in October 2018, a decrease of 14.1% on a year-over-year basis.

Overall supply has generally trended lower since mid-2015. Active residential listings numbered 1,173 units at the end of October. This was down 5.3% from the end of October 2017 and marked the lowest level for this time of the year in over a decade.

Months of inventory numbered 6.3 at the end of October 2018, down from the 7.2 months recorded at the end of October 2017 and below the long-run average of 8.9 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.

The dollar value of all home sales in October 2018 was $29.6 million, up 4.2% from the same month in 2017. This was a new record for the month.

Sales of all property types numbered 200 units in October 2018, edging up 1.5% (three sales) from October 2017. The total value of all properties sold was $30.8 million, down 1.9% from October 2017.

Hey guys!

Longtime lurker of the Fredericton Retail Thread, new poster.
I was at Subway on Prospect this morning and noticed that the old Pannizza location has its For Lease signs down, and the facade of the building has been painted yellow.

Potential Money Mart move? Something else?

It's all one building with a bit of a dogleg in the middle. I can't find the original proposal but it runs the entire length of the block and goes from two storeys on the ends to four in the middle.

Interesting never noticed but wouldn't surprise me there is a lot of suckers out there and a lot of money to be made off them. Which in my option should be illegal

On the playhouse- I heard an interview on CBC this morning with a City councilor, the city has committed to funding the project but no commitments from provincial or federal as of yet. This is despite a massive amount of research that has gone into project. The councilor vented her frustrations that much less researched projects such as Moncton's new Avenir got the go ahead in much less time with much less research. Politics has much to do with this... Apparently Matt Decourcey has remand silent on the project and refuses to be interviewed by the CBC to answer any questions. Perhaps this has something to do with buying votes in the next election? In other words don't hold your breath. There is still some possibility that the project may never happen. All that being said, I still think this building needs to be bigger than the proposed option with more room for growth.

On another political note, we are going on what? Week two of Brian G's wife debating if she will let him continue his career in politics? Geeze... Sure would hate to be married to her...

Speaking of projects, anyone know what is going on with the airport? Funding was all approved, construction was supposed to be long started by now but nothing as of yet?

You're joking right????

The Avenir Centre was a political saga for the ages in Moncton, and dominated the last six years of George LeBlanc's tenure as mayor in Moncton. I think he didn't reoffer for a third term just because of mental exhaustion.

The support that Moncton got from the province was lukewarm at best (Alward was Premier at the time), and virtually non existent at the federal level (Stephen Harper). Eventually federal and provincial contributions were cobbled together, but only after extreme governmental moaning and complaining. Funding tended to be from non traditional sources, and was quite creative and tremendously convoluted. The municipal contribution is higher than normal. A lot of fundraising is still taking place.

The Avenir Centre was most certainly not easy to get built........

Heard the airport had to modify the design and go back out to tender as all bids came in too high >$30M.

Don't shoot the messenger, just repeating what was said on CBC this morning. Personally not saying it wasn't deserved but for the record the playhouse needing to be renovated has been going on since I was a small child. Also keep in mind that the cost commitments for the playhouse are much smaller than that of the Avenir Centre.

This is nice! I like the rendering of the Graystone expansion. What's going to happen at King's Place?

Supposedly they're going to convert the indoor mall into street facing retail spots. They also want to move the buses to the back of the building.

They stated that late in the summer. They have made modifications and will still start construction in the spring
