WOW WOW WOW!!! Amazing architecture as well as variety. I also like the contrast between new and old. The next time I have to connect out of Frankfurt, I will be sure it is a long layover.

For me, Frankfurt has the best skyline in whole Europe. Dubai can't fake it, neither a other city!

I actually don't realy think that Marieninsel looks like Eureka Tower. I mean it would be great for Frankfurt to have another 250m bld. but Eureka Tower is because of it's colours and it's design much more unique as Marieninsel will be!

Run down of recent projects...

First of all apologies for not showing any pictures- I just saw there hasn´t been any Frankfurt update for more than 2 years(!). Given there is a truck load of new projects piling up I quickly wanted to share the newest status. Sorry if I should miss any projects, could well be, there is simply too much going these days- construction boom in Frankfurt!!

Recently finished:
ECB Skytower (185/201m)
Taunusturm (170m)
TT Wohnturm (68m), residential
Alpha Rotex (66m)

Under construction:
Neuer Henniger Turm (140m), residential
WinX Tower (110m)
Turmcenter (74m)
St.Martin Tower (70m)
Porta (70m)
Credit Suisse T8 (68m)
Westside Tower (66m), residential
Panorama (64m)
Axis (60m), residential

Announced:
Tower 1 (+200m)
Tower 2 (165m), residential
Marieninsel (155m)
HH am Polizeipräsidium (145m)
Kulturcampus I (140m)
Kaulturcampus II (100m)
Messe Süd (100m)
Telenorma Areal (2/3 x 90m), residential
Porsche Design Tower (86m), residential
Wohnturm Stiftstrasse (80m), residential
Kulturcampus III (70m), residential
Praedium (66m), residential
Wohntürme Sommerhoffpark (2 x 60m), residential
Hotel am Molenkopf (60m)
Office Tower Hanauer (60m)

On top there are several major city development projects ongoing or in the planning:
Europaviertel with 8 towers (60-100m) in total, 5 of which are u/c or annonced to start soon (Axis, Westside, Messe Süd, Praedium, Porsche Design) and 3 more to come (partly residential)
Kulturcampus with 3 towers (70-140m, partly residential)
Deutsche Bank triangle Junghofstr/Gallusstr, here the 226m MAX was originally planned, discussions to redevelop quarter with mix of office and residential towers
Gateway Gardens, office park near the airport with 5 towers planned of which one (Alpha Rotex) is already built
...and more to come

Two observations from Frankfurt:
a) A considerable number of low-rise towers in the 60-100m range are popping up. What may sound sobering is actually great for the city -Frankfurt has never had an issue with missing heights and the +150m towers keep coming- what hopefully will further improve is the density of the skyline.
b) For the first time residential towers seem to become popular. A number of luxury projects are in the pipeline (Neuer Henninger, Tower 2, Porsche Design etc.) and even former 60s/70s office towers get refurbished into residential buildings. Frankfurt´s population is growing rapidly and space is extremely limited so there will most likely be even more residential towers in the future!

#######################

Neuer Henninger Turm (140m), residential

Tower with penthouses, restaurant and observation platform in upper floors, it replaces the original Henninger Turm (120m) from the early 60s. The design is a remanesance to the original. The round top back then was linked to a beer keg (I know, German stereotype) since it was part of the Henninger brewery (“Henninger”, “Binding”, today Radeberger Group).

Europaviertel

The Europaviertel is a new Frankfurt district, centrally located on a former industrial railway depot. It will provide housing for up to 10.000 residents, together with parks, commercial zones, schools etc. and jobs for up to 30.000 people. It will be connected with downtown Frankfurt via a new subway line. In total 8 towers in the range of 60-100m are planned, with 5 already under way.

A rendering of what is going to be only the very Eastern part of the district (about one quarter of total size I would guess):

#######################

Marienturm (155m)

Great to get another +150m tower, on the down side (and now it is confirmed)- we will definitely not see this 250m rocket around:

Schneider+Schumacher

#######################

Tower 2 (165m), residential
-construction starts 2015-

Magnus Kaminiarz & Cie.

Some alternative concepts looked like this:

Architekten nkbak

Schneider+Schumacher

Raumwerk Architekten

#######################

Messeeingang Süd (100m)
-construction starts 2016-

Cyrus Moser Architekten

#######################

Tower Stiftstrasse (80m), residential

A bit of 1920s Art Deco style, one of my personal favorites on the to-do list

Max Dudler

#######################

Porsche Design Tower (86-100m), residential
-construction starts 2016-

Architecture contest is running, waiting for renderings

I think we can expect some really fancy piece of art here. Height might even get increased. For reference, this is the Porsche Design Tower in Miami (to be finished in 2016):

Porsche Design Real Estate, Gamarra Properties

#######################

Aberdeen Towers, Sommerhoffpark (2 x 60-70m), residential

Final winner of architecture contest to get announced shortly, this is not the final render yet! Site is already getting cleared.

Neumann Architekten

#######################

Telenorma Areal (3 x up to 90m), residential

Architecture contest is running, waiting for renderings

Will become reality soon- experienced investor, perfect location, site is cleared already.

#######################

Office Tower Hanauer (+60m)

Part of major city development project, investor has taken over, in the planning. Site is cleared.

#######################

Hotel am Molenkopf (60m)

One investor shows interest, but no final decision yet

#######################

Tower 1 (210-215m)

Architecture contest is running, waiting for renderings

More than a decade ago this 212m beauty was planned but then canceled due to the economic situation back then. A new investor has taken over and initiated a contest already. They have successfully realized several skyscraper projects in Frankfurt before (i.e. Taunusturm and Opernturm), so these guys are not bullshiting. Approved height is 195m+technical extension (which is usually 15-20m for a tower of this height). Clearing of site has started.

BeyeScheid

#######################

Kulturcampus Westend, incl. 3 towers of 140m / 100m / 70m, residential

City in negotiations with investor

Simulation ABG/dpa

T-Rex belongs to the neighboring Senckenberg Museum

#######################

Deutsche Bahn Twin Towers (2x130m)

Unlikely this will become reality in displayed design

JSK Architekten

#######################

The Propeller (60m)

Fraport AG

#######################

Old Police Headquarters Tower (145m)

Not exactly a new project. On the negative: it gets affected by the new subway line to Europaviertel, so it is highly unlikely this will get built soon, since the tunnel will have to be finalized first. On the positive: there are rumors the city of Frankfurt may want to make a bit more cash when selling the site and therefore could increase the approved height to +180m

Jo. Franzke Architekten

#######################

Gateway Gardens business park

4 additional towers planned, these are 6 renderings from the architecture contest

Beggi, DAF / Gateway Gardens GmbH

#######################

-> 40(!) new towers in the pipeline for Frankfurt
-> Already 25 can be considered safe (because construction gets prepared, they are under construction or even topped out)

Some statistics:

Recently completed/topped out: 4
Under construction: 9
Construction start announced, site is getting prepared: 5
Approved, design is getting finalized, waiting for construction start to get announced: 7
Proposed, approved for the most part: 15

Wow, some of the renderings for the Gateway Gardens business park look amazing, i like the first 4 ones, nice futuristic look, the last one is awful, there are already too many cubes in the city

Aktivhaus to Become Hallmark of Green Design

Quote:
Site preparations are beginning for the tallest residential building in Germany. A key part of the Skyline Plaza building complex in Frankfurt, the 47-storey Aktivhaus will become a beacon of green design. Based on the 'Active House' concept, the tower will not only fully generate its own heat and power, but produce surplus energy as well.

Construction Update

sweet_meat of DAF has created an excellent construction update:

green = under construction
yellow = under preparation (c/s start announced, site is getting cleared+prepared)
orange = under development

I love Germany. Of all the European nations (or Global nations for that matter), Germany understands, embraces and propagates Modernism better than any other. Fitting for the birthplace of Deutscher Werkbund and Bauhaus. I hope to retire young there.
