Absolutely - and cgy has one of the highest proportion of young professionals on the continent. There's a optimistic and pessimistic view to everything. My main point is you can't look at historical trends to forecast demand especially in a city like cgy which has seen dramatically different urban growth patters over the past 5 to 10 yrs. I also think we'll see another very big urban development growth cycle in a few years with the planning in place when things stabilize here and people realize this place is noticeably more affordable than places like TO/Van.

I've experienced 0.5% vacancy with absolutely no new construction for over a decade here in Toronto. Demand means very little to our national rental developers. This renewed interest in rental investment across Canada is about the flip.

Just being relatively affordable isn't a panacea. There has to be suitable opportunities for those who are being displaced from wherever.

We're in some ambiguous uncharted waters now. Alberta in the past would have been well positioned to capitalize on Wynne's rampage in Ontario, just like back in the Rae Days. But now a decision maker isn't going to perceive Alberta to be less risky than the status quo in Ontario.

Well, pretty clear which way you slant. Yes, Governments are on the top of the list for decision makers. And, no one could of rescued Rae's term.

There are place in and around Toronto that are cheaper than Calgary. There are places that are exorbitantly expensive. I don't see this as much of a draw.

When do you think this will happen?

There is a motion at council to repeal the heritage status of the smoke stack. Perhaps a first step in the project?

I think it's great, but is there a market for the developer to move ahead? Office space is a no-go, and there is a glut of condos on the market right now. If I were the city I would want to focus on building out the East Village before trying to add another 1000 units elsewhere in the area.

How many rezoning exercises has this one been through!!? Hopefully, this is the last. This is probably a 10+ year built out, so they will probably do the office tower last. The resi market is showing significant signs of improvement, so I imagine they'll test the pre-sale condo market out once they have a DP next year. I just hope they don't water down the design too much.

Looking at the new images from twitter that were reposted in the construction thread it looks like they have already watered it down. I don't mind the new balconies but the street level looks like they completely did away with the awesome curving glass canopy.

So what does everyone think about redevelopment removing (I assume) the wading pools in Eau Claire. It's always an interesting sight to see tons of kids and moms splashing around in the pools downtown, and I do feel it is a loss of nothing is built that will similarly draw that crowd.

I doubt anything will happen to that area and the rest of the plaza for many many years.
