Well, no. If I take it as literal as that, it means the building will be more than half full most of the time - half being the full time residents, and then a portion of the part time residents making up the rest.

But really, it means very little, unless you plan to live in the building and access services there. I can't tell you that any office tower is more than half full after hours, or on the weekends. You can be sure that most aren't.

Only five units at One57 are on the market right now

Two are three-bedroom residences between 3,000 and 4,200 square feet, one is a four-bedroom residence with 3,466 square feet, one is a five-bedroom with 5,475 square feet and one is a full-floor residence with 6,240 square feet. The prices of the remaining units range from $18.75 million for the smallest three-bedroom to $55.5 million for the full-floor unit.

Whether the leftovers are in the center of the building – reportedly the more difficult part of One57 to sell — is unclear. The units officially hit the market in December 2011, and by the following February, about 30 percent of the units were under contract, according to Extell founder Gary Barnett.

How does Extell get away with
selling shiny, gift-wrapped ordinariness for top prices?
One57 crashes unceremoniously into the street,
a not-yet-installed rippling canopy may bring a note of whimsy.

this is the most beautiful piece of supertall architecture deco inspired setbacks.it flows downward like a water fall from the sky ,and a crown fit for an iconic building, lets not forget the side facades that look like digital pixelations ! all positions of this building is grace. :

This tower actually fits pretty well into what I would think of as a classic New York tower; thin at the highest floors, pointed, and a pretty classy crown. I'm not overly crazy about the glass pattern on the sides, but it does add interest. Though the clean side facing central park does just fine with the crown on top.
