‘Floating’ Parking Garage, 352 Residential Units, Proposed Above Historic Biscayne Boulevard Church

Architect Add Inc has prepared a creative plan to preserve the historic church at 1836 Biscayne Boulevard, while adding 352 residential units and a parking garage.

Under a proposal scheduled to be reviewed by Miami’s Historic and Environmental Preservation Board next week, the church would be restored and retrofitted to become hurricane-resistant. Instead of a place of worship, a grocer would occupy the space.

A 34-story residential tower would be built next to the church. ‘Floating’ above the former church would be a parking garage. In total, up to 480 parking spaces are planned.

Developer Fifteen Group paid $14.25m for the property last year. R.J. Heisenbottle Architects is working alongside ADD Inc for Fifteen Group as a historic preservation consultant.

The church is directly across the street from Atlas Capital Group’s newly proposed 429-unit residential tower at 1900 Biscayne.

The First Church of Christ, Scientist, had been sold in 2013 to an Eb-5 developer for $6.25 million. Plans for a glassy Arquitectonica-design restaurant that preserved the church were prepared by the previous owner but will likely be scrapped.

Fifteen Group has been an active land flipper in Miami. The company recently sold the Biscayne Beach site, as well as the former Electra site in Midtown. Fifteen recently bought the downtown FedEx property and is a partner in the Midtown 29 project.

I kind of wonder about a grocer going in the former Church space. Lugging groceries up and down all those steps? (I guess no carts).

Biscayne Boulevard’s grand Christian Science church came one big step closer to getting saved on Tuesday, when Miami’s historic preservation board endorsed a significantly tweaked proposal to suspend a parking garage for a new condo next door over the historic building.

A month after balking at a previous version of the blueprint, which preservationists complained seemed to “crush” the 1925 church, the board unanimously approved a new conceptual design that would slim down the garage and set it back significantly more from the front and side of the historic building than before.

The garage also grew one story to nine decks, but will be elevated more than previously proposed over the church roof. The increased spacing was intended to clearly separate the two structures.

In the new plan, board members said, the garage no longer appears to squat on top of the graceful, neo-Classical church building, designed by leading 1920s Miami architect August Geiger.

I like how they're integrating the church, but the "New Miami" looks a whole helluva lot like the current Miami.

I think you may have gotten confused with "the next Miami" which is the website reporting on this project.
I absolutely detest this project and hope it never comes to fruition. The Christian Science church is a beautiful building by itself and this project is awful.

Fifteen Group Revises Plan For 38-Story Tower Above Historic Church, Wants To Sell TDRs

Developer Fifteen Group has submitted revised plans for a project at 1836 Biscayne to make it more appealing to preservation officials, as well as make the project more economically viable.

Plans call for a 38-story tower with 352 residential units and 637 parking spaces above the historic First Church of Christ at 1836 Biscayne Boulevard. The auditorium would be open to the public and either become a grocer or retail store. An similar design was already approved earlier this year.

Changes were made to the parking garage, in response to comments from members of the Historic & Environmental Preservation Board who had expressed about the massing of the garage and light pollution from cars inside.

Other changes include the scope of demolition of the historic church. An earlier proposal had called for the 19th street facade of the church to be altered, but the alterations will instead be made to the west facade, which Miami’s Preservation Office supports since it is out of public view.

The developer is also requesting that the building be declared historic which would allow them to sell 2 million square feet of TDRs. Those rights could be worth nearly $20 million, and could be sold even if the residential tower isn’t built.

Miami’s Preservation Office is recommending approval of the plan, and the Historic & Environmental Preservation Board will review it this week.

As a followup to the post above, the submissions of the plans warranted the tower to get approved.

This will be 38 floors.

Condo Tower Above Church At 1836 Biscayne Granted Miami 21 Waiver

A waiver from the Miami 21 zoning code was needed in order to permit driveway aisle widths that are 8.7% smaller than required. The smaller driveway widths allow for a reduction in parking plates, in order to emphasize the spatial form of the Biscyane Boulevard corridor as an active public space, which was requested by the Historic Preservation Board.

Although the project was ultimately approved, it could be expensive to build.

Development Rights Sold From Historic Church At 1836 Biscayne To Elysee

700 Miami Partners purchased 180,000 square feet of development rights, according to a filing with the city.

After the transaction, Fifteen Group now has 1,868,526 square feet in development rights at 1836 Biscayne.

Properties in Miami that are designated historic are permitted to transfer development rights to unrelated properties.

A 34-story apartment tower has been approved to be built above the church.

Developers Announce They Will Soon Break Ground On 40-Story Edgewater Tower

Skylight Real Estate Partners, Panther Capital Management, and Arden Group just paid $20 million for the historic First Church of Christ, Scientist, built in 1926. The property is in an Opportunity Zone.

Fifteen Group was the seller.

The new owners said they will break ground in Q4 2022 on a 40-story, 418-foot tower using plans that have already been approved.

By going with the previously approved plans from 2019, the developers estimate they will save a year that would have been required to obtain approval.

The previously summitted 1836 Biscayne plans call for:

364 apartments
Rebuild of church space into ground floor retail
389 parking spaces (421 spaces if mechanical lifts are used)
The renovation of the church space, with its tall ceilings, “is going to be amazing,” a broker said.

Completion will take 24 to 27 months.

The sale has not yet been recorded, and a construction permit does not yet appear to be pending.

Cube 3’s Jonathan Cardello is the architect.

This is moving through the approval process with historical/zoning approval matter. One of the towers that now has representation.

Haha, this is so true. But those last 2% are some of the best in the country right now and maybe the world. People remember the winners and not the duds. I'll take it.
