FWIW, this is the latest iteration of a development proposal for that vacant lot next to Arby's on Mountain Road.

I snapped a picture of the sign on the lot this evening:

The sign says "ready for winter 2018", but I'll believe it when I see it.

This is actually the third proposal for this piece of land that I'm aware of. This rendering could in fact merely be a placeholder. The signage on the building is curiously reversed, but says "International Community Health Services". A quick Google search shows this to be a network of health care clinics in Seattle Washington serving primarily the Asian community. They have the same logo as shown on this building. I somehow doubt that their first venture outside the Puget Sound region would be to Moncton NB.

---------------------------------------------------------------------------------------------------------------------------------------------------

EDIT - this building appears to be their clinic in Shoreline, WA.

They just got burned by an amateur sleuthing on the interweb for 5 minutes.

Something tells me this is not a serious proposal......

Meh, that location will never develop into anything. It's been vacant now for what, 2-3-4 years? It can join the other many empty lots/empty buildings on Mountain Rd. heading towards Gorge that will never go anywhere. There's the lot next to Wheaton's, the building next to King's Ice Cream, the former auction site, along with a huge lot next to it... there's now a house next to the Mountain Rd. Animal Hospital... do I forget any? And I'm not even considering the other 5-6 lots for sale after Gorge Rd.

The Magnetic Hill Wharf Village will be reopening on Mother's Day weekend.

The facility (all nine buildings) has been completely refurbished, including the boardwalk (except for a final coat of paint).

Components of the complex will include:
- restaurant
- gift shop (The White Whale)
- ice cream & fudge store (Murray's Moose)
- retail store
- children's store
- artisans shop
- old fashioned general store
- coffee shop
- souvenir shop

T&T photo - note the missing paint that will soon be addressed, once the weather allows.

The Wharf Village appears to be in good hands!

It looks like they changed the piles, or at least reinforced the piles before building the new boardwalk above it. I love the fact they refurbished, or rebuit the buildings in the same style.

Signage for SoulFlower Salon/Spa has been installed in the old "Ego" location at Hastings Ridge. I'm glad this spot didn't remain vacant long.

The ~11 acre plot of land next to the Impact Church on Gorge Rd. has finally sold after 3-4 years of being for sale. I have no idea what could go in there considering both Mapleton and Elmwood still have loads of land for sale with better potential.

The proposed expansion of the Mountain Way Estates subdivision was approved (with conditions) last night by Moncton city council.

I don't know all the details at present but:

1) - phase one (the extension of Maplehurst Drive through to Ryan Street) will be complete by September 2019, concurrent with the opening of the new Anglophone middle school to be built in the subdivision.
2) - there will be increased buffer areas between existing houses and the new portion of the subdivision
3) - there will be a limit of three stories on any apartment buildings constructed as part of the development.

They still intend to have about 440 new housing units as part of the development.

Contractor Chosen To Build Moncton's North End Community Centre
Posted on Tuesday, April 17, 2018 18:03 PM

Quote:
Acadian Construction has been chosen as the contractor to build the new YMCA community centre in north end Moncton which could open by late 2020.

The roughly 35,000 square foot facility will feature a gym, wellness centre, dance studio, meeting rooms, indoor walking track and indoor splash pad with a playground.

YMCA CEO Zane Korytko says the centre will be constructed on a soon-to-be-built extension of Twin Oaks Drive.
- the construction of the extension of Twin Oaks Drive through to the Ryan/Horsman roundabout will likely begin later this year.
- this will allow construction of the new community centre to begin early next year (2019), with a projected opening date in 2020.

T&T photo - Google Map image showing the wooded area where the community centre will be built, just to the north of Ecole de Sommet

a "relationship diagram" showing how different components of the community centre will be related to one another in the final product. The final construction diagrams may be considerably different.

personal note - the next few years are going to be years of great change in the Ryan Street area of NW Moncton

- new anglophone middle school
- new north end community centre
- extension of Twin Oaks Drive to the Ryan/Horsman roundabout
- Mountain Way Estates subdivision expansion
- extension of Maplehurst Drive through the Ryan Street West
- new seniors care home on the NE corner of the Ryan/Horsman roundabout
- new multi unit apartment/condo development behind Lady Russell Drive off of Ryan Street East.
- possible neighbourhood shopping plaza on Horsman Road.

I'm pretty sure there's an organic pet food store destined for the Lounsbury's Plaza on Mountain Road. The unit formerly occupied by Gauvin Jewellers has it's windows papered over and there is a notice up on the door.

Site prep is well underway for the new anglophone middle school off of Maplehurst Drive. I didn't snap a photo, but there is certainly lots of digging going on.

Current status of the new Holiday Inn & Suites, just north of the TCH on Mapleton Road.

photo courtesy of Retail Talk & Share

FWIW, I drove by this site the other day and saw no evidence of any construction (or even site preparation) for the proposed dual restaurant property.

This of course doesn't mean that this development isn't happening, but the silence has been deafening. The two presumed restaurants were Jack Astor's and Milestones. It's possible that other opportunities may have opened up for these brands elsewhere in the city since these plans were originally drawn up. In particular, there is supposed to be a "nationally branded restaurant" as part of the new Hyatt Hotel downtown by the events centre. I could see this as being Milestones. If Milestones withdrew from the Holiday Inn project, this could have put the kibosh to the entire possibility of the dual restaurant project. We should have greater clarity on all this in the next few months........

The loss of the Cabela's store from the Mapleton Road district, and the impending move of Costco to Granite Drive may have reduced the appeal of this proposed development

City of Moncton press release:

Reconfiguration of Mountain Road between Woodhaven Court and Front Mountain Road

May 25, 2018

MONCTON – The City of Moncton wishes to advise the motoring public that Mountain Road, between Woodhaven Court and Front Mountain Road, is scheduled to be resurfaced this summer, with work beginning on Monday, May 28, weather permitting.

As part of this project, that section of Mountain Road has been identified to be converted from a four lane road to a three lane road, as part of the Regional Sustainable Transportation Master Plan (Destination 2040).

Under Destination 2040, four lane roads with traffic counts under 20,000 vehicles per day are candidates for a “Road Diet”.

This section of Mountain Road will provide a buffer for pedestrians and cyclists as designated bike lanes in each direction will form part of the new layout, including two lanes in each direction plus a shared left turn lane.

Benefits of a Road Diet include reducing vehicular speeds, reduced collisions and injuries and improved mobility and access.

Lane reductions will be in place as construction is underway. Delays are to be expected in the area as traffic will be slowed. Resurfacing will take place until mid-June.
The City apologizes for any inconvenience this may cause and appreciates the patience and cooperation of residents and the motoring public.

The Regional Sustainable Transportation Master Plan Sounds a little like previous plans the city has had to add bike lane. Just this way here sounds less like "we are flipping the middle finger to drivers, and adding bike lanes", and more "You don't need 4 lanes since you don't use them, and biciclist are in need of there own lanes to make it safer for all".

To whomever does not get that when the city added bike lanes to Salisbury road they din't listen to anyone, and just added them.

I've used them once Since they have been added, and don't see many others using them except the odd Pedestrian who refuses to use the sidewalk.

I agree that the bike lanes on Salisbury Road are little used, but by the same token, Salisbury Road does not have the traffic volume to justify four lanes of traffic (and likely never will). The addition of the bike lanes therefore doesn't bother me.

I'm a little more iffy on the conversion of Shediac Road to three lanes (centre turning lane) and bicycle lanes. Traffic here is a little heavier, and at some point in the future, I could see Shediac Road reverting to four lanes.

The retrofit of the west end of Mountain Road around the TCH interchange up to Front Mountain Road to three lanes (centre turning lane) and bicycle lanes might work. Traffic is fairly heavy on this section of Mountain Road, but there is no question that the new configuration will have a "traffic calming" effect, and with the zoo and water park (amongst other attractions) in the area, pedestrians crossing the road are not uncommon. Slowing traffic down and having only one through lane in both directions should decrease the risk to wayward pedestrians. The addition of bike lanes here is also a good idea. This would serve to connect the Northwest trail directly to the Magnetic Hill Zoo and Magic Mountain. Bicycle traffic on this section of Mountain Road is very likely.

I'm not fond of Moncton bike lanes (I believe they should have their own walking/biking trails off the road, for safety and convenience) but in this case I don't have a problem. Other than from late June to Labour Day, I don't see a ton of traffic here, and they have that HUGE gaping middle lane that serves no purpose. So I'll be anxious to see the final product which might be quite workable, unlike running a white line down hectic city streets and calling it a bike lane.
I'm unclear how much area this covers. Am I missing something? Does it extend down to Jason LUtes' Irving station, as far as the Casino, only to the zoo entrance, or what?

This shows the extent of this summer's resurfacing project. I'm also unclear if this entire stretch is being converted to three lane (centre turning lane & bike lanes), but I'm pretty sure that it will extend all the way to Front Mountain Road. It's how far in the other direction the new configuration will run that I'm confused about. In other words, I am not entirely sure where the transition between four lanes and three lanes will occur......

At peak times, such as morning and evening commutes, there can be a fair amount of traffic on the former 4-lane stretch of Salisbury rd. All that it takes is one "Sunday driver" and traffic backs up. I have frequently witnessed people using the centre turning lane as a passing lane in these cases. In fact, I have seen that more often than I have seen bicycles using the bike lanes on that stretch of road.

I'm wondering if this has actually had the opposite effect, increasing the likelihood of an accident, due to frustrated drivers making bad decisions.
