The address is 2504 San Gabriel Street.

They released the plans today. The elevations are on page 28, but they don't show the heights.

This is how to do a lowrise. It doesn't look stumpy or cookie cutter. But the exterior does look a bit cheap, almost looks like aluminum siding. Hopefully its just the rendering, but overall I like this one.

I like it. It looks to be too tall for a "stick build" construction, and I think that is always a good thing. I worry about the danger of a major fire at one of these four, five, and six story wooden apartment structures popping up on top of concrete parking podiums.

What are those things that look like steel doors along the ground floor? That's not very attractive, and with all those shadowy potential muggers lurking in the foreground, I'd be concerned about safety if there are neither residents nor stores/cafes on the street level. Those characters loitering at the corner look particularly menacing, and the rendering seems to show that there's a blind spot where the building cuts in from the corner. A dozen nefarious ne'er-do-wells could easily set up shop there, hunting coeds like a pack of urban wolves.

Ha, it looks like a "nefarious ne'er-do-well" if I've ever seen one...

Tech House, you've got quite the imagination, friend.

Back on topic, however, the metal doors actually might be glass, though the rendering might not be the best to see that. I could be wrong, but if it is glass it may be ground-level retail.

To make matters worse, that odd character appears to have a doppelganger on the far right side of the picture, partly obscured by a tree. You can see their resemblance in that they both appear to have identical department store shopping bags, or it could be that they're wearing pants that are bell bottom on one leg and straight on the other. The mystery bump on the head of the one you posted is... a mystery. A grackle?

There are elevations on page 28 (out of 30) on the site plan, but I don't see any heights listed anywhere in the site plan.

Hopefully moved. Those are big, old trees. It'd be a shame to cut them down.

There's a tree in the rendering, but it doesn't look as big as the tree in the photo.

Yeah, I can't really tell if that's intended to be the same tree. I can't tell how far in on the lot the existing one is...the rendering's tree seems to be almost right on the corner of the lot.

I reviewed the plans in detail and the 2 Heritage Live Oak trees at the corner of 25 1/2 St and San Gabriel will be saved! Tree 1031 is 27" and 1032 is 28" and they plan NOT to disturb the critical root zones of both trees. The courtyard entry will be well shaded by these old beauties. I'm good with this.

In addition, 5 Live Oaks will be planted along San Gabriel and 4 Monterey Oaks along 25 1/2 St. as part of Great Streets.
