27-Story Hotel Set To Rise on West 48th St. Parking Lot

Bright Management filed for permits Friday to build a 211-room hotel at 305 W. 48th St., between Eighth and Ninth avenues, city Department of Buildings records show.

The parking lot sits between the Italian eatery Patzeria Family & Friends and Sombrero Mexican Restaurant.

Gene Kaufman Architect is designing the 73,000-square-foot building, a spokeswoman for the firm confirmed Tuesday.

The developer plans to break ground on the hotel in August, though the operator has yet to be determined, the spokeswoman said.


The DOB has yet to approve the project, records show.

Bright Management did not immediately respond to a request for comment on Tuesday.

Kaufman-Designed 305 West 48th Street Revealed In Hell’s Kitchen

Maddd Equities, Joy Construction land construction loan for Hell’s Kitchen hotel

Maddd Equities and Joy Construction have received a $45 million construction loan for their hotel project at 305 West 48th Street in Hell’s Kitchen, according to sources familiar with the deal.

The two companies are developing the luxury boutique hotel project with Atlas Hospitality. It will stand 27 stories tall with 203 rooms across roughly 60,000 square feet, and it should be open in roughly 18 months.

“It’s tough to get hotel construction financing, so it’s a good testament to the project and the whole team,” said Joy Construction’s Eli Weiss.

Gene Kaufman Architect is designing the building. Maddd inked a 99-year ground lease for the site in 2016 for $23.5 million.

For a Gene Kaufman, its not bad. Its still bad, but instead of the poop on the floor by itself, the poop has chunks of Filet Mignon near it, so its still better than regular poop from Kaufman. The lesser of the shits.

Gene Kaufman’s 305 West 48th Street On Pace For 2021 Completion In Hell’s Kitchen, Manhattan

Construction is nearing completion on 305 West 48th Street, a 303-foot-tall hotel in Hell’s Kitchen, Manhattan. Designed by Gene Kaufman and developed by Bright Management with Rockwell Group as the interior designer, the 27-story building will yield 211 hotel rooms. The site is located at the corner of West 48th Street and Eighth Avenue, a short walk from Times Square and the Theater District.

Recent photos show the state of progress on the tower, which is substantially complete apart from the parapet, that awaits cladding for the water tower and mechanicals. The glass and dark gray walls appear to be done, and work is progressing on the cantilevering balcony near the pinnacle. This is planned to be part of the 27th-floor rooftop bar and lounge, which will provide views looking south over Hell’s Kitchen.

The building yields 73,000 square feet with 59,000 square feet allocated toward the hotel rooms. Amenities for guests and visitors include a bar and lounge in the cellar, a ground-level rear garden, and a second-floor terrace.

No formal completion date for 305 West 48th Street has been announced, but it looks like sometime in the first half of 2021 is possible.

This might be the best-looking work Kaufman has done in years or ever. I give it a 6/10. I have no idea why these hotels want that setback from the sidewalk.
