One of the planned buildings, at 177-16 Wexford Terrace, will contain 20 apartments, including two, two-bedroom penthouses.

Smile NEW YORK | Central Park West Church (Renovation/Redesign) | FT | 12 FLOORS

Project: Central Park West Church (Renovation/Condo Redesign)

Quote:
A plan to add 70 windows to a historic Central Park West church outraged Upper West Side residents when they got a first glimpse of it this week.

Community Board 7 members said they were shocked by the proposal, which would punch dozens of holes in the facade of Crenshaw Christian Center East, a 100-year-old landmarked church at 361 Central Park West and 96th Street, so that it can be converted to condos.

"All of these windows, especially on the north — it’s almost like it’s been shot out [with] a machine gun," said board member Peter Samton, who characterized the new look as "pockmarked."

New owners listed as 361 CPW LLC bought the bought the historic building for $26 million over the summer and must either enlarge existing windows or add smaller ones so that the towering space can be carved up into 32 condos ranging from one-bedrooms to four-bedrooms, said Judith Saltzman, the project's architect.

A church to condominiums? WOW!! That's pretty odd!

Some churches has been changed to other uses before, but generally they are uses that better suit the ample, open spaces of a church.

But compartiment it to make condos? ummh I don't know.

I know I was surprised too. Well, in this city, anything can be turned into condos or apartments. Wouldn't be surprised if the porta-potties were next.

Smile NEW YORK | Brooklyn Navy Yard Renovation | FT | 15 FLOORS

Project: Brooklyn Navy Yard Renovation

Quote:
New York City is investing $140 million to expand manufacturing and create 3,000 jobs at the Brooklyn Navy Yard.

Mayor Bill de Blasio announced the project Monday. It builds on earlier city plans for what's known as Building 77, a World War II-era warehouse currently used for "passive storage," officials said. Windows will be added to the lower floors, creating attractive workspace for prospective tenants, with plans to open doors by mid- to late 2016.

The space is much needed, as the Navy Yard has no vacancies and a long wait list. Existing tenants will get first dibs on the new space in Building 77. After that, the Navy Yard's corporation will open it up to those on the wait list. More than 100 prospective tenants have been seeking to get or expand space in the Navy Yard, according to the city.

there are many old churches around nyc that have been converted into multiple apts, this is nothing new. its not even exclusive to nyc to do that by any means either. i almost bought a small church in ohio that is a home today. not sure if that is what you meant exactly, but making old former churches into homes or multiple apts or even building on the structures has all been going on for a long time. they are deconsecrated first of course. that is to say, they are formally closed by the church first. remember the limelight clubs?

The 60-unit building is being developed by the Settlement Housing Fund, alongside the Briarwood Organization, who is also acting as the general contractor. The units will be affordable to households making 40 percent to 90 percent of the area median income, with average median income defined here as around $60,000 for an individual or $86,000 for a family of four.

Construction, we’re told, is set to begin in July 2015.

The units will be fairly large, at around 900 square feet on average, spread over 54,000 square feet of residential space. The project’s total cost was listed as $20 million, and it will sit on a former parking lot.

Project: 112 Atlantic Avenue

Quote:
Landmarks praised BKSK Architects for its “contextual” design for a mixed-use building to replace a gas station at 112 Atlantic Avenue in Cobble Hill, but asked the architects to scale down the windows, particularly on the side of the building on Henry Street, and reduce the bulkhead on the roof. Only one attendee at the meeting Tuesday spoke in favor of the building as it was, and the Cobble Heights Association and others spoke against it, New York YIMBY and The Brooklyn Eagle reported.

Within its eight-story brick and metal facade, Adam America’s latest project will have 81 rental units, with 20% set aside as affordable housing. There will also be a 10,000 square foot retail component, which is ideal given the site’s location right above the Graham Avenue L stop.

No new building permits have been filed, but a late 2016 completion date is anticipated.

Smile NEW YORK | 34-32 35th Street (The Marx) | FT | 7 FLOORS

Project: 34-32 35th Street (The Marx)

Quote:
An aptly located residential building called the Marx is getting underway in Astoria. The seven-story building at 34-32 35th Street is a “stone’s throw away” from the Museum of the Moving Image and directly across from Kaufman Astoria Studios (think Sesame Street and Saturday Night Live). The building will replace two small houses and a parking lot and sits adjacent to a stalled construction site slated to give way to its own seven-story residential building.

The Marx is designed by Fogarty Finger Architects, who also designed One Murray Park, and will contain 33 units, likely rentals. It will feature a dark grey brick façade of large, evenly gridded square windows (the latest rage in NYC architecture) whose angled metal panels and glazing variations will create an interesting play of light and shadow.

Smile NEW YORK | 443 Greenwich Street | FT | 8 FLOORS

Project: 443 Greenwich Street (Conversion)

Quote:
A former book bindery that served myriad other industrial uses beginning in 1883, the handsome red-brick landmark that is 443 Greenwich Street is sheathed in scaffolding and entering its next stage of life: conversion into 53 very large, very handsome condominiums. The piece de resistance is the 4,000-square-foot central courtyard, which will be landscaped with "indigenous materials" given that this part of Manhattan was once underwater in a swampy, marshy pond.

Officials broke ground Wednesday on a $30 million six-story charter school building, featuring a robotics lab, gym and community cafe.

East Harlem Scholars Academy Charter School will move into its new home at 2050 Second Ave. and East 105th Street in 2016.

“This groundbreaking marks an exciting milestone in our campaign for East Harlem," said Jeff Ginsburg, executive director of the charter school and the after-school program. “East Harlem students deserve a great education and high quality facilities.”

The new building is part of the charter school's goal to serve 20 percent of all East Harlem public school students through its full-time and after-school programs by 2020.

Developer Adam America has just filed an application for its fourth tower on Park Slope’s 4th Avenue and plans a 12-story development at 269 4th Avenue. NY YIMBY first spotted the paperwork, which calls for 26 units and 42,100 square feet of space.

The structure is now finished and scaffolding is coming down. It actually turned out quite nice IMO. A solid addition to the cities midrise stock. The project as a reminder being 490 Myrtle Avenue. (Refer to original post for info)

Smile NEW YORK | 30-07 40th Avenue | FT | 10 FLOORS

Project: 30-07 40th Avenue

Quote:
The owner of a Long Island City yellow-cab company has brought on The Lightstone Group a joint venture partner to develop a 10-story mixed-use building in the Queens Plaza North neighborhood, The Real Deal has learned.

Theodore Strauel, owner of the Team Systems Corp. taxi company, filed an application with the buildings department today to construct a 10-story, 428-unit building on the southern end of a block-sized parking lot at 30-07 40th Avenue. The lot houses Team Systems’ fleet of cabs.

To develop the property, Strauel has brought on The Lightstone Group as a JV partner, a source told TRD.

Lightstone could not be immediately reached for comment.

David Junik and Decio Baio of Pinnacle Realty represented both sides of the transaction in an off-market deal, a separate source said.

Strauel could not be immediately reached and Pinnacle declined to comment.

The application calls for a total of 290,774 zoned square footage, some 3,200 square feet of which would be used for two ground-floor retail spaces.

The application indicates the building would rise on the southernmost portion of the roughly 80,000-square-foot lot between 40th and 39th Avenues.
