I wonder how much of this is spoken for/sold.

The sooner this gets gobbled up, the sooner we'll get another tower with residential units for sale (SLS or 1900 Walnut or perhaps a new, yet unnamed entrant from Dranoff that isn't dependent upon a hotel (SLS)).

Not much to say except this will someday create a canyon along the Schuylkill river when both sides are surrounded by towers.

This building gets a 3 (out of 5) in my book. It's not offensive or spectacular, but just satisfactory. The glass looks like glass; the white paneling is ugly but it's limited enough to not mar the building too badly. The design is utilitarian with no accentuation or flair. On the street level, the omission of a cafe is a MAJOR blunder but I think Dranoff gets a pass because - it's my understanding that nearby residents were opposed to any sort of retail here. One Riverside is definitely the least appealing of the three Schuylkill River towers going up now (One Riverside, FMC, and CHOP).

For reference:

1) Atrocious - A smidge better than a parking lot. Examples include the Perelman Building, Penn Center House, Home2Suites

2) Poor - Ugly architecture but with a few redeeming qualities. Examples include the Symphony House, 1919 Market, Waterfront Square

3) Decent - Satisfactory, not terribly offensive but nothing special either. Examples include the Summit, 3737 Chestnut, 2116 Chestnut

4) Very nice - A solid, well designed building. Examples include FMC, Comcast Center, St. James, Buerger Center

5) Spectacular - Jaw dropping "wow!" and very rare in new construction. Examples include the Mormon Temple, the Bridge (likely), Mandeville Place (boo!)

Haha, nice! This cracked me up. I think we should put this ranking on the first page of the Philly highrise thread! Hehe.

IMO, I would probably put both St. James and Symphony house in 3) Decent.

If you do that, I personally would disagree with the list.
One Riverside would rank higher because it's not just decent, but the location makes it stand out.
Also, Liberty Place is outstanding and not including it is a crime. This is Philadelphia's Chrysler buildings and the combined twin towers are more massive than NY's Chrysler.
Philadelphia's City Hall Castle is a magnificent masterpiece featuring art, sculptures and an observation deck would rank at the very top of any list.

Thanks guys. It definitely wasn't meant to be THE definitive list (wanted to focus more on new construction) and of course these are only my very humble opinions. Also with only five categories, you're definitely going to get cases of when a building belongs between two rankings (perhaps 2.5 is more accurate for the Symphony House?).

^ I think you need to award buildings one through five "somethings" to give the list an air of authority.

This building really looks pretty decent except for the hideous expanse of white wall balcony facing the river. Still don't understand what possessed them to design it like that.
