Very nice. I was looking at Good Day NY earlier, and they were fascinated with the "thinness" of 1 Madison Ave. This will no doubt spark more similar developments in the area. I think the penthouse at 1 Madison went above $50 million.

Penthouse at One Madison went for $48.5 I believe, but ~$57 total when combined with the floor below.

I visited that unit and the penthouse at Walker Tower -- which also went for a bit over $50M -- and while the views at One Madison were amazing, Walker Tower's top unit was better. They had one room that looks out over both the Midtown & Downtown skylines. Which is apparently what sold the unit.

Renderings have surfaced for 41 East 22nd, which will become the tallest residential building between the Financial District and Midtown. The 60-story tower resembles its neighbors to the north in that it is very thin, very glassy, very tall, and built for the very wealthy. It is designed by Kohn Pedersen Fox (KPF) with Goldstein Hill & West serving as the architect of record.

While the Supertalls of 57th stretch the already tall Midtown skyline further, 41 East 22nd towers above its mid-rise neighbors. The base of the glass tower is clad in a multi-story masonry facade, a contextual nod to the surrounding historic urban fabric. From there, the structure angles out 17 feet over the adjoining five-story building. The remainder of the 777-foot elevation, all the way up to its angled crown, is encased in a glass curtain wall.

While significantly taller than anything else in Gramercy, the building will not stand alone in the immediate skyline. One Madison Park, a high-end, high-rise condo tower designed by CetraRuddy, is located just down the block. The building, which has been plagued by financial and legal troubles, has loomed empty over Madison Square Park for years. Soon it will be eclipsed by KPF’s tower, which is 150-feet taller.

While neither this new tower nor One Madison Park are technically “supertall,” they are both priced for the super rich. The new building, which is being developed by Bruce Eichner of Continuum, will contain 81 high-end units.

The local community board is not in favor of this project and others like it. “As with developments along 57th Street, this building is the result of a large transfer of development rights,” said Layla Law-Gisiko, chair of Community Board 5. “It is urgent that our elected officials develop a responsible zoning policy to address the impact of new buildings on our parks and historic resources.”





Can the city just disband CB5 already? I'm sick of their whining.

As long as their whining doesn't actually have any real impact I don't care, let them get all hissy and angry at a skyscraper in one of the worlds major skyscraper capitals... sure makes a lot of sense.

Those transfer of development rights save other sites from being redeveloped, but their agenda is really just anti-skyscraper, anti-development.

Cantilevering Flatiron Tower Reveals New Render, More Details

Reps also say that the building's official address will be 45 East 22nd Street, not 41 East 22nd Street

There will be 83 units, not 81, and they will range from one- to four-bedrooms. No details about the interiors have been revealed, except to say that there will be "multiple amenity floors." Sales are expected to launch this fall, and the building should be ready for occupancy by 2016. Work is underway at the site, though nothing has started rising yet.

Ian Bruce Eichner wraps demolition at 45 East 22nd Street

What this project is foreshadowing is increasing height in an area south of the ESB. I hope to see taller towers in the future south of 33rd St. Lots of potential. This will stand out too architecturally. What's great is how it will intermingle with different schools of architecture spanning over a century.

In the past, the location would not have been prime enough for condos, but the increasing popularity of NoMad and the willingness of buyers to venture outside of the traditional luxury locales – to say nothing of the project’s 15-foot floor-to-floor height, about the same as 432 Park – means that high-end condos are now likely. J.D. Carlisle leader Evan Stein told the New York Times in 2011 that they prefer rentals, but also have some condo projects in the works.
The developer also has a 42-story rental project under construction just a few blocks north, which is topped out and nearly halfway glassed up.
