So I mentioned a site going up near Springdale General and didn't see the changes mentioned here. The plan has been updated to two 6 level buildings one 383K and the other 463K along with an 8 level parking garage. So 850K sqft of office space. It's spread over 30 acres though much is unusable due to drainage easements and flood planes. There also looks to be an easement for the future Green line station in the land use plan, or that's what it seems like to me.

Active permit is here and looks to be designed by friend of the forum George Blume. Used to be called "Springdale Commercial" and the detailed plans can be found here. Overall seems to be pretty impressive for the area.

Project looks to be run by the Geyser Group who are also updating the apartments across the street at 3706 Goodwin https://thegeysergroup.com/springdale-green

Wonder who the tenant would be because this seems very campus like.

That I believe refers to the La Loma community solar farm that opened a couple years back. You can see the Kingsbury substation and solar farm in the upper left of the picture. I went to the opening it was pretty neat.

La Vista de Lopez - 809 East 9th Street. This project is "officially" listed as 112 feet as measured from the finished first floor, but the average grade elevation is about two feet lower than that point on the south elevation. The elevations in the HLC backup file lists that height as 115 feet 3 and 3/8 inches tall. That makes it a very short high rise.

Planning Commission Approves Vertical Mixed Use Project

A vertical mixed use project is coming to East Austin, now that the revised land use received approval from the Austin Planning Commission.

On Tuesday, the commission approved amending a lot located at 1101 Shady Lane from commercial to mixed use and then rezoned it–along with the adjacent tract at 1109 Shady Lane–to commercial services with a vertical mixed use zoning.

The project, named Trailhead Phase II, is a development of Stonelake Capital Partners. Managed by their Austin office, Trailhead Phase II is proposed to be a 230-unit multifamily complex on 2.6 acres.

It will have about 134,900 square feet of ground floor retail, a pool and a six-level parking garage with 299 parking spaces that will be enclosed behind the residential units.

The property west of the proposed development is also owned by Stonelake Capital Partners and is a residential family development known as Trailhead Phase I. It is nearly completed, according to Michele Haussmann who represented the proposed development to the commission.

Haussmann said that the owners initially intended to use the property for office space, but decided on a mixed used development after receiving neighborhood feedback.

The tract at 1109 Shady Lane (0.997 acres) has a warehouse and home, while the tract at 1101 Shady Lane is undeveloped with trees on site.

The proposed mixed use development will be located at the intersection of Shady lane and Bolm Road.

Two questions:

1. What is the average height of new developments in East Austin? It seems to me like it's 5-6 stories.

2. What are the height restrictions?

I'm not complaining about lack of height, just curious. I love the added density and hope that it continues to produce a better urban framework on top of what's already been done that way.

For a long time there has been greater fear of height than lack of housing supply/tax base/transit supportive density... 60' was arbitrarily places on most of our corridors and our TODs. The new land use code was to revise this upward to 85' along most corridors (leaving our TODs and other regulating plans untouched for now....). The entire land use code is stuck in courts due to the NIMBY led lawsuit by CNC and an extreme ruling in the Travis Co. Courts. This has led to a lot of issues such as us not being able to amend code—so bad and soooo dumb. There is a reason the City of Austin is only capturing ~25% of our regional growth (with horrible/sprawly consequences).

Tech 3443 which was pitched as one of the spots for Amazon's HQ2 back when it was known as Eightfold, has a new owner and some new proposed highrises.

Nice renderings. But this still smells fishy - especially since one of the original developers is still involved. But at least they got zoning for 400' towers.
