East Harlem's Rental Tower Tops Off Across From Artist Enclave Artspace PS109
January 6, 2017
Quote:
As officials debate a sweeping rezoning for a 60-block area of East Harlem, Moshik Zemach’s Next City Real Estate is getting a jump on the development of new residential units. From a two-parcel site at 1790-1792 Third Avenue, between East 99th and 100th streets, a 13-story rental building has just topped off its structural frame and when finished later this year, will hold 95 rental apartments and retail space.

Smile NEW YORK | 9 West 57th Street | 237 FT | 19 FLOORS

Project: 9 West 57th Street

Quote:
Graphic artist Ivan Chermayeff’s “Red 9” sculpture outside Sheldon Solow’s exclusive 9 West 57th Street office tower may be getting a neighbor.
Solow is planning to develop a 19-story, 16-unit residential next door to the iconic commercial tower at 7 West 57th Street, according to application filed with the city Department of Buildings Thursday.

Details are scant, but the developer plans to include 32,099 square feet of residential space and 4,131 square feet of retail space on the 32-foot-wide lot on the eastern side of 9 West, according to filings.

A representative for notoriously press-shy Solow was not immediately available for comment.

Solow bought the property, which is now home to a five-story brick building, for $25.5 million back in 2005.

While technically on Billionaires’ Row, the proposed building will top out at 237 feet tall, a fraction of the size of the supertall towers that have come to define the luxury residential enclave.

The architect of record is Hill West,
which recently changed its name from Goldstein Hill & West after the named partner retired.

See First Rendering of Innovative Mixed-Use Residential Tower Underway in Flatbush
January 10, 2017
Quote:
Construction has begun on a 20-story mixed-use residential tower at 123 Linden Boulevard —one the tallest and largest new developments Flatbush has ever seen. Approved building permits detail a 230-foot tall tower comprised of 384 apartments and community facilities on lower floors. The 375,000-square-foot development will rise on a parking lot between Bedford and Rogers avenues where a former senior care provider, New York Congregational Community Services, once sat. The organization will continue to operate their 200-bed nursing and rehab facility, only directly behind the lot, with its proceeds funding their core mission to provide high quality health care to the elderly and the infirm.

Related Set to Launch Leasing on Robert A.M. Stern-Designed Rentals in West Soho
January 10, 2017
Quote:
Related will kick-off leasing at their 201-unit downtown Manhattan rental development, 261 Hudson Street in the coming weeks. A new registration site has launched pegging the building's debut in early 2017 and marketing the Robert A.M. Stern-designed building as industrial elegance in West Soho. The 12-story building marches down Hudson Street with a rhythmic facade of gray- and orange-colored bricks with cast stone accents and piers. Stern has worked with Related on several high-end residential developments in the city that include Abington House, Superior Ink and the Harrison.

Work Begins on FXFowle's Chamberlain; Sales Gallery Opens for Upper West Side Homes Priced from $2.5 Million
January 12, 2017
Quote:
Conservative zoning rules and expansive historic districts have made ground-up development on the Upper West Side hard to come by. With side-streets lined with charming rowhouses and bustling avenues maintaining their mom-and-pop mix, it’s understandable that locals have fought fight tooth and nail to keep the neighborhood’s appeal intact. When a development opportunity presents itself, developers have seized the chance to build superior projects whose designs complement the masonry facades and grand apartment-layouts common throughout the area. One such project is The Chamberlain, located midway between West End Avenue and Broadway at 269 West 87th Street.

I really like 261 Hudson. Great way to break up an otherwise bulky massing. The glassy building to the left of it in the pictures is a different building, right?

Smile NEW YORK | 301 First Avenue | FT | FLOORS (? Pending ?)

Project: 301 First Avenue ( Either Renovation or Razing + new tower) *

Note: Either Renovation or Razing + new tower

Quote:
CIM Group is in contract to buy a 24-story Gramercy rental building known as Gilman Hall from Mount Sinai Beth Israel for nearly $90 million, or about $450 per square foot, sources told The Real Deal.

* The developer is considering either razing the vacant property at 301 First Avenue and building condominiums, or renovating the existing structure as rentals, sources said.

The 156-unit, 200,000-square-foot property, built in 1969, was long a home for medical residents or doctors who were training under an attending physician.

The hospital, which has been struggling financially, hired Eastdil Secured in May 2016 to market the building at the corner of East 17th Street for sale. All tenants moved out over the summer.

Agreed, and in a sort of perverse way I dig its' sort of Stalinist look. It looks like a nice contextual addition to Karl-Marx-Allee

From Rope Factory to Hotel: See First Rendering of Guttman's Greenpoint Hotel by FXFOWLE
January 17, 2017
Quote:
The DUMBOtization of the Greenpoint waterfront continues, and the ravaged buildings that comprised the Greenpoint Terminal Market are coming back to life. A decade after a 10-alarm blaze gutted several of the complex’s vacant warehouses, a sprawling red-brick building has been rehabbed into an event and gallery space; nearby, a hunkering 5-story warehouse at 42 West Street is being converted into offices. Now, construction is slowly progressing on the conversion of 60-62 West Street into a 155-room hotel designed by FXFowle Architects.

First Look at Greystone's Mixed-Use Tribeca Condo, Designed by Woods Bagot
January 17, 2017
Quote:
Greystone Property Development has quietly begun construction on a 10-story retail and condominium building at the southwest corner of Chambers and Church streets in Tribeca. Crain’s New York reported that the investment firm acquired the property in 2015 for $17 million from Ashkenazy Acquisition Corporation. Shortly thereafter, Greystone razed the small, nondescript retail building that was home to City Hall Wine & Spirits, Imperial Coffee House and Basics Plus hardware store.

Part of my comparison posts, I present this find:

1960 vs Q3 2016. These are bloody difficult to find. With this one, the streets match. Look how much NJ changed. Actually, if the one in 1960 was taken with a little less zoom, there was literally nothing on the West Side heading North. 42nd to 59th between 9th and 11th Avenue.

The title of this thread says "2016 version," but it's now 2017.

Just sayin'.

I'm ok with it being 2016 still, preferably before Nov 8.

Your a mod lol... you can change it.

But yes I agree. 2016 is past us, and glorious 2017 is amongst us.

Can we rename this to:

NEW YORK CITY | Highrise Compilation and Directory 2017 Version

Can only certain mods change btw change titles or move projects? I'm curious I think urbanizzer does a bulk of the work?

Or at least when threads need to be moved/renamed, urbanizer is the one we have to wait for. Is it just me or are there certain privileges?

Project Update: New Rendering for 137-61 Northern Boulevard

Original Post: http://forum.skyscraperpage.com/show...&postcount=152 (For reference purposes)

Credit: TRD

Extra Info:

Quote:
The developer signed a franchise agreement in December with Starwood Hotels & Resorts TRData LogoTINY, which will operate the hotel. The proposed building at 137-61 Northern Boulevard will include 50 apartments above the hotel, and rise either 12 or 13 stories, Xu said.

The plans expand on a 2014 proposal for a 190-key hotel at the property, designed by Raymond Chan Architect. Those drawings called for a 215,000-square-foot building with 40,000 square feet of residential, 104,000 square feet reserved for the hotel, and 19,000 square feet of retail and community space. No plans have been filed yet with the Department of Buildings.

In 2015, the city approved a zoning change that would allow Xu to replace the one-story, 15,841-square-foot commercial building currently on the lot, with a hotel.

“The Westin is very popular in China,” said Xu, who expects the hotel to cater to visitors from China and other Asian travelers.

Flushing has seen an explosion of development, including many upscale hotels, and many of the mega mixed-use projects coming to Flushing include hotels. F&T Group’s four-building Tangram complex includes plans for a 185-key hotel, and the firm opened a 168-key Hyatt Place hotel at One Flushing Place. Other hotels under construction include CMA Landmark Associates’ 148-key property at 36-18 Main Street.
